The DeLuxe (formerly Rank) Film Processing Laboratory is a Grade II listed building designed in 1936 by Walter Gropius and Max Fry that will become redundant when Deluxe move their facilities to purpose-built digital facilities at Pinewood. The design proposed a new residential development on the site.

The masterplan generates 70 new houses and 106 new apartments whilst the existing building is converted to contain 49 apartments. This project, as with the Oaklands College building conversions, has allowed us to develop ways of making valuable listed modern buildings gain new life through subtle interventions that provide accessibility and energy efficiency – a ‘look no hands’ approach that retains architectural integrity of the original yet reveals a new layer within. The scheme gained listed building and planning consents in April 2008. In 2013 we were commissioned by Bloor Homes to reconfigure the design to their brief. The conversion of the listed building was enabled by the insertion of a new atrium cut into the deep plan of the laboratory building. The modular nature of the building provides an ideal framework for conversion to new apartments. External insulated render and new thermally broken W40 steel windows allow for upgrading the building’s thermal performance while maintaining its iconic architecture. Two existing preview cinemas are retained as a cinema club and the former plant room is converted into a residents’ gym.
To the south and east of the site backing onto SSSI, townhouses are arranged n terraces or grouped around courts. Parking is provided on plot for all houses. The design for the houses create a contemporary language in brick, with shallow pitched roofs set behind parapets – but adopt the standard house plans used by the developer.
The masterplan for the wider site begins with the listed building – exploiting the plan form of the building to create two green courts that are subtly related to each other diagonally. These spaces are generously scaled to create a suitable setting for the listed building that may now be seen against a green backcloth. Framing these spaces are three four-storey apartment blocks, arranged to create a plan that reflects Gropius’s and the Bauhaus School approach to planning larger schemes using ‘L’ shaped blocks around diagonally related rectangular spaces. Parking is provided beneath the new apartments in an undercroft.
