L ocated on Sandy Point in the southeastern corner ofHayling Island, H avan t, in H ampshire, the site sits on the shore with fabulous views eastwards to C hich es ter h arbour. It lies within a tidal flood plain and predicted one in lOO-year flood eve nts meant the ground floor level h ad to be raised l.lm metres above the existing gro und level.

The design employs an externally insulated, acrylic rendered maso nry base traversing the site, supporting a ligh t, transversely arranged timber cantilevered box, clad in western red cedar. A staircase slides up the outside of the building and is enclosed within frameless glazing to act as a lantern.

The wes tern end of the timber box contains a small study and WC, but faces onto the main entrance. The design retains the idea of a timber 'sleeve', which opens up to harbour views to the east, but infills this with a glazed assembly with powdercoated panels and thi s is in turn veiled by a series of full-height ti mber slats.
