Successful renovation of the new event space and ballroom
Our John Rowan and Partners hospitality team has completed the renovation of the new Vista@23 event space at the Hilton London Metropole.
Benefitting from panoramic views across central London, the new space provides a stunning location for both private and business events. Working closely with the events team and supply chain, John Rowan and Partners oversaw the delivery of the beautifully designed space, which can be used for meetings, conferences and is perfect for networking groups.
In addition, the team has updated and reconfigured the 16,000-sqft Monarch Suite ballroom and conferencing facility. A major requirement of the renovation was to install new air walls, allowing this vast entertainment space to be divided into as many as six separate rooms.
To achieve this, John Rowan and Partners not only incorporated what was previously back-of-house space into the main arena to increase the overall front of house space, but also converted what had been service corridors into public areas allowing individual access to the six possible rooms.
The overall renovation makes the Monarch Suite a truly multifunctional conference space in the heart of central London, featuring state-of-the-art events technology. It can be configured to accommodate anything from a theatre experience with a large stage set, to a more intimate reception drinks event.

Minimising disruption while delivering a first class service
A unique art nouveau landmark, the Four Seasons Hotel Gresham Palace Budapest is located at the end of the renowned Chain Bridge, with panoramic vistas of the Danube and the hills of Buda.
John Rowan and Partners were appointed to reconfigure the hotel while maintaining its historical elegance with ultra-modern comforts. The works included the reconfiguration of ground floor areas to provide a new restaurant with a bar area, new restrooms and kitchen, together with renovation of the existing space to provide a new function area.
Pre-contract our role involved preparation of feasibility estimates, cost planning, and the management of the tender process through to appointment of the main contractor. Post contract we administered the contract and managed the programme and budget to deliver the award winning design for the grand opening date, while hitting ROI targets. We worked with a Budapest based architect to ensure the local heritage board were satisfied with changes to the external façade and the external terraces, and with a California based interior designer to embrace the Four Seasons brand standards.
Key to success of the project was minimising disruption and revenue displacement to the busy hotel, while delivering a first class product.

Successful refurbishment of a 5 star boutique hotel
We delivered a refurbished 5 star boutique hotel consisting of 122 guest rooms, including 22 suites, public areas, introduction of a new bar, disability rooms and the development and design of the outside courtyard terrace area.
The Westmont Hotels Group owned property. almost a century-old, set in the heart of Paris was fully closed during the refurbishment and construction stages to allow the detailed development programme to be delivered and any negotiations with local authorities, architects, designers and contractors to be managed within the closed period. The project was delivered with great quality all round.
Costs were managed using our Purchase Order Manager that was integrated into the FF&E supply chain.

The hotel was in need of a major overall as it had seen minimal investment during its 35 year life.
The original planned refurbishment costs of £35-40m were not financially viable for the client but as we were involved at a strategic level we made a case at board level and suggested a model at £30m. It received approval and consisted of:

Renovation of the first 5 star hotel in Manchester
The Lowry Hotel was the first five star hotel in Manchester and one of only 20 hotels in the UK to be part of Leading Hotels of The World. The hotel offers 165 bedrooms including six suites and the Charles Forte Presidential Suite. This is complemented by restaurant, conference, meeting, functions and spa facilities.
John Rowan and Partners were appointed to undertake a full Technical Due Diligence survey and report on both the building fabric and mechanical & electrical services prior to our client, Westmont Hospitality’s, successful purchase of the property.
Following this, we were appointed as project / cost managers and principal designers for the renovation of the landmark 5 star hotel. All guest rooms were renovated, providing fresh new designs and decorations. The Riverside Suites were also renovated, to create themed suites, working with Manchester born artist Alan Rankle. While the Spa was reconfigured and transformed to incorporate specialist QMS treatment rooms.
All works were completed working closely with the hotel operations team, to minimise revenue impact and ensure the guest’s 5 star experience was maintained.

HOLIDAY INN UK MANAGED PORTFOLIO
Nationwide bedroom refurbishment to the full UK portfolio
We provided full project management and cost management services, feasibility estimates, preparation of capital commitments papers, benchmark tendering, logistical and financial control on this nationwide bedroom refurbishment projects to Holiday Inn (UK) Managed Portfolio.
The projects were delivered by a main building contractor, together with multiple specialist direct suppliers for Furniture, Fittings & Equipment (FF&E) items.
Rooms were refurbished to a developed specification, providing a low cost high impact solution that included full decoration, new carpets, curtains, soft furnishings, chairs and lighting. Decoration works were procured via a measured term contract while FFE was ordered direct via centrally negotiated agreements.
In addition, the Executive Rooms were refurbished and repositioned by providing a variety of furniture, fixtures and fittings to enhance guest experience. This included desk chairs, tub chairs, safes, bed throws and lighting.
Careful programming with multiple hotel management teams, suppliers and installers was essential to minimise impact to the operations team and provide a coordinated uplift to room product.
Our Information System team developed a bespoke purchase ordering system to allow robust tracking of stock, deliveries and financial commitments throughout the list of a project. Clients can access on-line to obtain live status reports and approve capital commitments.
Our value management yielded savings for the client of up to 40% on some cost elements.

Combining heritage features with modern building technology
Rocco Forte’s famous 5 star Brown’s Hotel in Mayfair is one of London’s most established hotels and home to the Kipling suite.
Appointed the roles of Project Manager, Quantity Surveyor and Principal Designer, the John Rowan and Partners team combined heritage features with modern building technology, all whilst maintaining daily hotel business and minimising disruption for guests. Famous for mixing its sophisticated Victorian origins with a contemporary feel, the renovation project builds on Brown’s 180 years of luxury, refined elegance and sophistication.
The luxurious refurbishment was meticulous in its detail as we sourced a bespoke glass bar for the project. Our commercial team successfully managed the complete renovation of the bar, restaurant, restaurant entrance and kitchen in a very short period of time.
The restaurant space is now home to Beck at Browns, where Michelin starred chef Heinz Beck created a healthy menu featuring the highest quality produce. This destination restaurant can now be accessed directly from the new Albemarle street entrance.
The complete refurbishment to the bar, named after the British photographer Terence Donovan, involved a new structural opening, to create an open plan space, a huge bespoke translucent glass bar and full bar fitout.

The world famous Savoy, a five star Grade II* listed hotel and one of the most celebrated of London landmarks.
The Savoy officially closed for the first time in its 118-year history, in order to begin a complete restoration of the entire building. The works involved major structural alterations and complete replacement of all mechanical and electrical services. In addition, the entire building envelope required extensive repair and restoration.
Seconded to the Fairmont Hotels & Resorts Design and Construction Office, John Rowan and Partners provided project management, cost management – including overall project cost reporting, co-ordination of FF&E design, and FF&E logistics/installation management. From selection and appointment of the consultant team, preparation of feasibility estimates and management of model room construction through to installation of the final accessories and artwork.
The Savoy reopened, marked by the arrival in The Savoy’s own RollsRoyce Phantom of the first guest to check in to the hotel, the actor, writer, and broadcaster Stephen Fry.

The 520 acre five star Fairmont St Andrews resort encapsulates luxury, elegance and truly breathtaking surroundings at the ‘Home of Golf’.
John Rowan and Partners delivered model rooms and subsequent refurbishment of 192 guest rooms, 16 suites, circulation areas, reception, lounge bar, fine dining restaurant, conference and banqueting areas and the development of a new leisure bar and spa to the 5-star hotel in Scotland.
The hotel remained trading throughout the construction period requiring careful site management and detailed programming. Costs were controlled using our Purchase Order Manager that is fully integrated into the FF&E supply chain to provide live accurate management reports.

This exciting modular/volumetric construction project is located within the National Exhibition Centre in Birmingham and adjacent to the Hilton Birmingham Metropole. Our hospitality team are managing the planning application process, obtaining quotes and managing the design team.
The Hampton by Hilton will offer high quality accommodation, a Fitness room and lounge and dining facilities laid out around a central Hub area.

Appointed as multi-disciplinary consultants to deliver 65 retail outlets
St Pancras International station in London, home to Eurostar and an exciting collection of shops, restaurants and bars, including Europe’s longest Champagne bar. The Station is a Grade I listed building and is one of the wonders of Victorian engineering and one of the most elegant stations in the World.
We were appointed as multi-disciplinary consultants to deliver 65 retail outlets and ensured compliance with requirements including obtaining necessary consents in relation to the strict English Heritage guidelines, Building Listing, Building Control approvals, fire risk assessments and the Disability Discrimination Act (DDA).
Given the time constraints and challenges involved with multiple stakeholders with varying objectives and working in a live operational site environment, much of the fit-out work was undertaken on shared access sites adding another layer of complexity that required flexible, competent management.
Since the station has become operational, the delivered retail element has been an overwhelming success in terms of its enhancement of the station experience and its vibrancy as a whole, with the tenants’ retail return on investment significantly over the original budgetary estimates.

Under the new CDM Regulations 2015, construction clients hold a considerable amount of responsibility for health and safety. We make sure you are aware of your duties at every stage of construction and can discharge them as easily and efficiently as possible.

Asbestos Management
We are seeing a rise in HSE prosecutions of landlords, and also claims from residents, from failure to identify asbestos in construction works. We want to ensure our clients are protected and their risks reduced.
Our role is to support our clients in discharging their duties under the various UK and EU legislation, in particular the Control of Asbestos Regulations 2012 and the Construction (Design and Management) Regulations 2015.
Specific elements of our role includes:
Formally monitor the performance of the appointed asbestos team
Collation and distribution of a monthly report based on agreed KPI’s and other important factors
Assisting with ongoing formal competency assessments of prospective asbestos consultants and contractors
Review and implement existing asbestos policies and asbestos management plans
Reviewing management actions following periodic inspections, changes in regulations and / or current good practice and industry knowledge

There is no substitute for experience when it comes to assessing the quality of construction works. Each of our site inspectors have a broad range of practical experience in the industry and can spot substandard works.
Site inspectors do more than check that quality is up to scratch. They’re your eyes and ears on site and will help you, and any consultant partners, identify and manage risks. If a contractor is having cash flow problems the monitor will notice a lack of material deliveries, inadequate resourcing or disgruntled supply chain partners. If works are overrunning, the monitor will flag it immediately. You’ll be able to put mitigating actions in place to ensure you only pay what’s fair and agreed, and the resulting works are of the right quality for you and/or your customers.
