SELLER TIPS CHOOSE A REPUTABLE AGENCY By law all estate agencies and agents must be registered with the Estate Agents Affairs Board and should preferably be a member of the Institute of Estate Agents of South Africa.

MAKE THEIR FIRST IMPRESSIONS LAST Give your home that special, tender loving care. Paint and spruce up gutters, window frames and keep the lawns neatly cut! Trim the shrubs, weed the flower beds and sweep the driveway. Do those small “cosmetic jobs”!

REMEMBER - LIGHTNESS IS BRIGHTNESS Open curtains to let the sun shine in. Open windows to freshen the air. Replace damaged window panes, light switches, doors etc. If the radio is playing, let it be soft music.

A STITCH IN TIME Wash or paint unsightly walls, dirty tiles or drains. See that the carpets are clean. Replace missing cupboard or window handles. Repair leaking taps in the kitchen, bathroom and the garden.

BE TACTFUL When your agent brings a buyer, give them space and don’t be intrusive. Buyers may want to chat to the agent and do not like being inhibited by a lurking owner or tenant. Your agent knows the good points about your house and the requirements of that buyer.

SOLD! NOW WHAT? After the offer has been accepted Your agent or conveyancer will arrange to receive the deposit from the purchaser, where applicable. All necessary copies of ID documents, marriage certificates, Ante Nuptial Contract or divorce documents etc. are procured from the buyer and seller and handed to the transferring attorney and financial institution. The bond application, if applicable, is completed by our Acutts home loan consultants and forwarded to the financial institution with a copy of the Sale Agreement. The application is monitored until final grant is received. Copies of the agreement are also sent to the seller, the purchaser and the transferring attorney.

The Acutts home loan consultant or bond originator arranges for a financial institution’s valuation of the property. Your agent advises the seller, purchaser and transferring attorney of the bond approval. We follow up on all other suspensive conditions, where applicable. We keep in contact with the attorneys until the documents are lodged at the deeds office. We monitor the transfer process from date of registration to the receipt of the sale proceeds by the seller.
