‘ILI OF KUKULUAE‘O An ‘ili was a small area of land within an ahupua‘a, sometimes delineated for specialized resources. For example, the ‘ili of Kukuluae‘o, named after the wetland Ae‘o, or Hawaiian stilt bird, was a coastal wetland area known for its numerous salt pans and fish ponds.

Ae‘o is located on what was once known as the ‘ili of Kukuluae‘o, a small area within a larger ahupua‘a—a traditional subdivision of land. Known for its plentiful fishponds and salt pans, this resource-rich area sustained generations of native Hawaiians. The Hawaiian stilt bird, or Ae‘o, is among the area’s native species and inspired the name of 1001 Queen Street on this important site.

INTRODUCING BOHLIN CYWINSKI JACKSON

Since 1965, Bohlin Cywinski Jackson has received more than 625 regional, national and international design awards, including three AIA Committee on the Environment (COTE) Top Ten Green Projects. They are the recipients of the American Institute of Architects Architecture Firm Award, the most prestigious honor bestowed upon an architectural practice by the Institute. Founding principal, Peter Bohlin, was awarded the Gold Medal by the American Institute of Architects, the highest honor an individual American architect can receive.

In designing Ae‘o, BCJ considered the area’s rich history and its current

landscape. From the geologic features of the land to the nature of light and the trade winds, BCJ designs around a place’s distinct attitude and spirit.

Great design comes from harnessing the subtleties of place. Nowhere is this truer than at Ae‘o, where the area’s storied past informs its dynamic future.

INSPIRATION

THE WIND MAP Just as the winds have lifted the wings of the Ae‘o, they too have shaped the land for generations. Isolated in the central Pacific, Hawaii is blessed with a nearly constant flow of trade winds bringing cool fresh air to the islands.

THE FAÇADE The perforated architectural screen that wraps the parking structure links the street to the tower above with a dramatic sculptural form. The wind patterns will appear from the façade, constantly evolving with the vantage point to highlight the natural inspiration for the building design.

THE GREEN EDGE Edge conditions in the parking garage become opportunities for bringing a sense of place to the property. Strategic areas will have planted edges in and around the perforated screening. These living elements will inform scale and create interest along the façade, and signify entry and gathering places at street level. The vegetated façades reinforce the idea of flow as they propagate thus transforming the building with their growth cycle, all the while creating an undeniable rich identity. 21

Located at the corner of Queen and Kamake‘e Streets, Ae‘o is at the center of the new Honolulu. Its slender form is oriented towards both mauka (mountains) and makai (ocean), allowing for sweeping views from every residence. Ae‘o offers an unprecedented level of amenities, and is conveniently connected to Hawaii’s flagship Whole Foods Market. Here, residents experience the best of urban living in the heart of Ward Village.

The signature “wings” of the building are designed to afford a majority of Ae‘o residences spectacular ocean views. These unique windows orient each unit so the interior experience becomes linked to the ocean beyond.

BCJ PHILOSOPHY In all of our surroundings there is great richness and power. Belief in the sensuality of place, the emotive qualities of materials, and the ability to give pleasure and insight, to comfort, and to transport, can produce humane and spirited architecture. It is our belief that exceptional architecture comes from the search for solutions which respond to the particular circumstances inherent in each situation. Increasingly, we have come to see that, in a sense, circumstances are infinite and that working within any one set of habits is too limiting. We must be alive to the subtleties of place, whether manmade or natural; to the varied nature of humans and their particular activities; to the qualities of their institutions; and to the nature of the means with which we build. With both intellect and intuition, we seek solutions that respond to the web of circumstances at hand. Over the years the interplay of architects within our practice and our responses to more complex and demanding programs and varied environments have broadened our view of the circumstances that affect our work. We are peeling away the layers of our habits and preconceptions. We require open-mindedness, willingness, gentleness - a soft, yet no-holds-barred approach.

Ae‘o is the name of the Hawaiian stilt bird and connects to the history of the land it sits on, which was originally the ‘ili of Kukuluae‘o when the Ward family purchased it in the 1870’s. Ae‘o will include 466 residences and over 60,000 total square feet of retail.
