Claiming Work-Related Expenses When You Can Make a Claim In most situations, you can claim deductions for workrelated expenses as long as your claim meets the following conditions: • you incurred the expense in doing your job • the expense is not private (personal) • you can show the expense you incurred by producing receipts or other written evidence. If you are claiming a deduction for an expense incurred used partly for work & partly for personal purposes (such as mobile phone costs), you can only claim that portion of the expense that relates to your business use. Evidence to Support Your Claims If your total claims add up to more than $300 (excluding claims for car, meal allowance, award transport payment allowance and travel allowance expenses), you must keep written evidence, such as receipts. Your written evidence must show you have incurred the full amount of your claim, not just the amount over the first $300. If the total amount you are claiming is $300 or less, you do not need to keep receipts, but you must be able to show how you worked out your claims. You need to keep your written evidence of work-related expenses for five years from the due date for lodging your tax return. If you lodge

your return after the due date, the five years start from this later date. When you complete the declaration on your income tax return, you are declaring that: • everything you have told the ATO is true • you can support your claims with written evidence. You are responsible for providing proof of your expenses, even if you use a registered tax agent to prepare your return. The future of Kawana THE changing face of Kawana is expected to create a social & economic stimulus for the Sunshine Coast with a modern town centre, over 5000 new jobs & potentially 5000 new fresh residents. About 100 hectares of vacant land is slated for development, incorporating the Kawana Town Centre, the beach precinct land between Wurtulla & Bokarina & Birtinya Island. While construction of the Kawana Town Centre is still at least 12-18 months away, it was hoped it would coincide with construction of the Sunshine Coast University Hospital, due to start in 2013. The designated town centre would be situated on Kawana Way, south & east of Home Central Kawana & adjacent to the hospital, it would be a mixed-use development offering a combination of medium & high-density buildings with a range of housing opportunities, including affordable-housing options. This being a pre-cursor to living arrangements for people looking to work at the hospital.

There would be a requirement in the town centre for a state of the art library & performance space with about two hectares adjacent to the hospital being earmarked for landscaped parkland & green space. The new town centre would not impact on Kawana Shopping World, which would still be an essential shopping complex for the Kawana region. The hospital will bring an enormous boost as well as opportunity to the region with plans needed to be in place to ensure the area is equipped to service the people who would be associated with the hospital. The health services provided would be second to none, there's already been a great deal of interest in health practitioners wanting to shift here because of this brand new facility & the lifestyle the Coast would provide. The new town centre would potentially bring an extra 5000 people to live in and around the hospital, which will increase capital growth for properties around the Wurtulla & Bokarina area, as well as increasing rent returns for investors.

How long have you been in Property Management? I have been at Henzells Agency now over 5 years, I worked in the Holiday Dept before coming over to Property Management 18 Months ago. What do you enjoy about Property Management? For a while I looked after leasing and enjoyed all it entailed, I currently deal with advertising I look after the Henzells Newsletter, websites and promoting the properties for rent. What did you do before Property Management? I have worked for the last 20 years in Hospitality, in hotel reception, only coming in to Real Estate in 2006. What has been one of your favourite experiences? I went to Kenya with my husband in 1998 - what an amazing country & people nothing yet has surpassed that holiday - for both of us. What do enjoy doing in your leisure time? Caloundra has the best beaches, so yes, walking the dogs on the beach, also doing arty things like stencilling, mosaic & photography.
