TO OUR LATEST COMMUNITY NEWSLETTER, WE HOPE YOU ENJOY IT. IT IS HARD TO BELIEVE THAT WE ARE ALREADY WELL INTO THE SECOND QUARTER OF THE YEAR. ONE THING WE DO KNOW IS THAT SO MUCH HAS HAPPENED AND SO MUCH MORE WILL CONTINUE TO EMERGE WITH THE SIGNIFICANT AMOUNT OF INVESTMENT TAKING PLACE IN AND AROUND KAWANA.

The Sunshine Coast University hospital has been a hive of activity over the past few years and has gone to a whole new level with the first patients being admitted with the opening of the Emergency department, operating theatres and maternity services. It’s an exciting time for our region and the influx of skilled workers and the multiplier effect of increased employment opportunities has created a real boost to the Sunshine Coast.

IF THE RESULTS FROM THE RECENT RAY WHITE KAWANA IN-ROOM AUCTION AND ON SITE AUCTIONS ARE ANY INDICATION, THERE IS NO BETTER TIME TO LIST YOUR PROPERTY FOR SALE. Ben Wilson said over 100 people attended the in room auctions with 20 registered bidders keen to secure one of the five properties on sale. “All four properties sold on the day which is a wonderful result considering the diverse range of stock we had for sale. This shows a real confidence in the market and I’d strongly encourage those wanting to sell their home to act quickly to take advantage of the strong market sentiment. “There’s no doubt that the competition amongst buyers which can be generated from the auctions leads to higher prices for sellers. When there is confidence in the market and with cash buyers ready to act, it’s hard to put a cap on what price can be achieved,” Ben said. Recent on-site auction crowds and the number of registered bidders indicates that the market is still strong and buyers are prepared to fight for the right property.


BIRTINYA BOOMS WITH MAJOR INFRASTRUCTURE INVESTMENT Birtinya’s construction activity is significantly contributing to the region’s overall construction boom, according to council’s building data which has revealed the region recorded its highest dollar value of construction for a December quarter since 2009. During the October to December 2016 quarter, the Sunshine Coast recorded a total building construction value of $455 million while the top four Birtinya developments generated a combined construction value of $82 million for the same period. Planning Portfolio Councillor Christian Dickson said the volume of building approvals in Kawana and the surrounding areas, including Birtinya, was more positive news for the Sunshine Coast economy.

“Construction value figures in 2016 certainly demonstrated that development is going exceptionally well on the Sunshine Coast,” Cr Dickson said. “While work continues at the Kawana Health Precinct, the surrounding areas are experiencing rapid growth, with housing activity noticeably higher. “Medical professionals, investors and owner occupiers in particular will jump at the chance to purchase a property in walking distance to the new health hub. “Kawana has experienced the largest value of building approvals on the Sunshine Coast over the past 12 months, which included $161 million in the Birtinya precinct.”

Using ‘Facebook Live Video’ has worked wonders for our business, it’s ideal for people who live busy lives, so it’s easy for them to link into our Facebook page and receive a notification about a new rental property and they can view the property from wherever they are located. They can also communicate with me when I am onsite. Renting is becoming a very palatable option for many people, particularly with housing affordably on this rise. A key target for new rentals are Gen Y who are time poor but tech savvy so we are reaching a larger audience and leasing properties faster thanks to promoting properties on multiple digital platforms.

SUNSHINE COAST PROPERTY

Hotspotting’s Terry Ryder has backed the Sunshine Coast property market thanks to the significant amount of investment taking place throughout the region. “Nothing supports property price growth like major new infrastructure, which generates jobs, economic activity and improved amenity for residents,” the report states. Infrastructure and property developments under way or in planning for the Sunshine Coast total around $20 billion, this represents a major boost to economic activity, jobs and real estate demand. The Sunshine Coast economy is diversifying and strengthening – and this is reflected in improvements in the jobless rate. Historically, the local figure has been higher than the Queensland average. The 2011 Census showed the Coast rate

at 7.1% (Queensland 6.1%). At October 2015, the jobless rate was 5.6%, below the national average of 5.9% and by August 2016, the Sunshine Coast unemployment rate had fallen to 5.0% against the state average of 6.2%. The report says the best part of the Sunshine Coast for investors to consider is the southern precinct, from Maroochydore south to Caloundra. This is the area where most of the key new infrastructure is being built, including new commercial precincts, the University Hospital, the associated private hospital and major residential developments. It is also where the new jobs are being generated and the most affordable housing on the Sunshine Coast. Other parts of the Sunshine Coast will show growth, but the Kawana precinct offers the best combination of affordability and growth drivers of anywhere on the coast.

KAWANA COLLEGE STUDENTS EMBRACEE HARMONY DAY Students, teachers and Kawana Waters community members recently enjoyed a day filled with song, dance, food and new cultural experiences as part of the worldwide Harmony Day celebrations at Kawana Waters State College.

The day started with a special Harmony Day parade where teachers, students and families dressed up in a variety of Australian and international dress representing cultural diversity.

Kawna Waters State College has a growing international student program where more than 100 international students from Papua New Guinea, Bolivia, Mexico, Japan, Germany and Italy demonstrate the value of diversity in their every day school life.
