Dazzling Display Village Opens at Aura ‘City Of Colour’ Another key milestone has been met at the $5 billion Aura, the City of Colour residential community with the recent opening of 40 stunning homes in the new display village. Featuring homes from 24 local and national builders, Aura’s Display Village is the first in Australia to include homes with a 7-star efficiency rating, featuring the latest in sustainable technologies including a Tesla power wall. Aura is the first new city in Australia to be designed and constructed to the world’s highest environmental and sustainability standards. The Green Building Council of Australia (GBCA) accredited Aura with the highly coveted 6 Star Green Star – Communities rating, the highest-rated greenfield masterplanned community in the country.

What’s happening in the Market This last quarter saw some fantastic results across the board in our area. The weather wasn’t the only thing that was hot with plenty of properties selling with multiple offers and buyers competing for the privilege of ownership. We are fast approaching our peak selling period. During this time you will see a lot more properties hit the market. This in turn will mean that there will be more choice for buyers and increased competition for sellers. With the right plan and strategy in place a record price is still very achievable. In the last quarter the property management sector has experienced high vacancy in Birtinya, Meridan Plains and Caloundra West. This looks as though it is due to the construction and a mass influx of new stock being released. Properties in the $300.00-$400.00 per week price bracket have continued to receive strong interest. Multiple people have been attending open homes as it caters to a larger audience. Our team are also seeing more than 50% of applicants are pet owners, so it is a great idea to consider accepting pets to increase numbers through your open homes! Surprisingly numbers have significantly decreased on a Saturday with tenants preferring to see rentals throughout the week.

Homes in the display village also meet Liveable Housing Australia (LHA) guidelines – another Australian first, assuring homes are easier to access, navigate and live in, as well as more cost effective to adapt when life’s circumstances change. The new display village caters for buyers at all stages of life including larger, five bedroom homes for families looking to upscale as well as our soon to be released High Line Terrace homes, designed with first home buyers in mind. Over the next 30 years, more than 20,000 new homes will be developed at Aura with the future city ultimately covering 24 square kilometres.

On the finance side, rates have been on hold now for the past 12 months. Fixed rates still continue to show great value below variable rates. Locally we have seen house prices increase over the past 3 years meaning many owners are now in a position to utilise equity to complete work to their homes or purchase an investment property with minimal repayments. Due to rate increases with interest only loans some investors have chosen to start to reduce investment debt as rates are much more enticing with principal repayments on investments. Finally a very big Congratulations to Katrine Burton, the Winner of ‘The Great Bellvista Pie Competition!’ A very big thank you to all of the brilliant entries that we received. Unfortunately there could only be one winner. Katrine’s chicken, sweet corn, bacon in white sauce - ‘The Corny Chicken’ was available for purchase for Pie Vista Bakery throughout the month of August. The pie was an absolute cracker! A sincere thank you to Brent, Tanya and all the staff from Pie Vista Bakery. They are a fantastic award winning local business and this wouldn’t have be possible without you.

Current land sizes at Aura’s first suburb, Baringa, range from 213 square metres to 716 square metres and are priced from $190,200 to $345,200.
