FROM BEN’S DESK WE CERTAINLY LIVE IN EXCITING TIMES HERE ON THE SUNSHINE COAST.

This time last year we were celebrating the move into our new office at Capital Place and since then the Sunshine Coast and in particular the Kawana Health Hub precinct has become a major focus for local, national and international investors.

Demand for property at our Ray White Kawana office is at its highest level in years, sales are ticking along at a solid rate with steady price increases and our rental vacancies have been hovering at 1% or lower for most of the year.

Much of this activity can be credited to leading national developer Stockland who are driving the $5 billion Oceanside Kawana precinct which will see health, retail, commercial, education and residential projects come together to create a world class destination. Our advice to those people uncertain if the time is right to buy is that demand and prices are likely to increase with the hospital nearing completion and set to open late next year so the best time to commit to a new home is now.

It’s a rare opportunity where billions of dollars are being investment in an area which encompasses around 140 hectares of land and the market is now seeing the benefits of this new infrastructure.

OUR TEAM TOURS MAJOR NEW HOSPITAL SITE It’s not everyday that a game changing multi billion dollar project is being developed in your back yard and when the opportunity came up to tour the new Sunshine Coast Public University Hospital (SCPUH) with key Lendlease personnel we took it up with both hands. Ben Wilson said his team has heard for a long time about the enormous impact that the new hospital will have on the local economy but it was hard to get a true perspective until they visited the site.

“We’ve seen the many cranes in the sky and the construction team grow over the past year but it was important for my team to see first hand how big the project will be and the good news for our clients is that we can pass this information onto them first hand,” Ben said. The Ray White Kawana team were fortunate enough to have a personal tour of the new Sunshine Coast Public University Hospital (SCPUH) with Lendlease communications manager Nicky

Graham to see first hand how the new facility will benefit the region and service our future medical needs. The big upside, not only from the improved health services to be available, is the number of new jobs to the area and that is what excited our team the most. The $1.8 Billion hospital precinct will require 3,500 jobs when it is completed in late 2016 and 6,000 staff will be required by 2021.

“It is a true game changer for the region and it was exciting to be onsite and see for ourselves the enormity of the project. We know the whole region will benefit from this project and the influx of new home buyers and investors will provide a significant boost for the sunshine coast, particularly those in close proximity to the health hub,” said Ben.

MEET Jase Van Dyk Jase Van Dyke has only been with Ray White Kawana for a short time but he’s already made a huge impression as an expert in the Kawana Island, Parrearra and Warana property market. My family and I recently relocated to Kawana Forest. It’s a quiet little pocket close to the new hospital with plenty of parks, playgrounds and bike paths for our kids. // WHAT TYPE OF PROPERTY IS HOT RIGHT NOW?

I’m currently seeing a huge increase in demand for low-set, brick and tile homes on the beach side of the Nicklin Way in Kawana. Anything under $500,000 is being snapped up within days of hitting on the market and prices have definitely trended upwards in the last 6 months.

KAWANA’S ‘JEWEL IN THE CROWN’ COMING CLOSER TO FRUITION The 30 hectare Bokarina Beach site continues to progress in a positive fashion with the site’s owner and developer Stockland recently reaffirming its commitment to the project. Stockland said Bokarina Beach remains part of the Oceanside Kawana masterplan and the timing of its construction is dependent on a number of factors, including gaining the necessary approvals from Sunshine Coast Council. The beachside development plan includes a new residential, tourism and retail precinct which will offer a range of features for residents and visitors, including extensive parklands, a new Surf Club, public beach access and community facilities.

I’ve been very blessed to meet some amazing people with some of the most amazing stories and backgrounds within my job and there is no better feeling than helping them with the next chapter in their life. // HOW DO YOU FEEL ABOUT THE FUTURE OF KAWANA?

It’s easy to say that Kawana has a strong future with the new hospital and health hub being the obvious indicators of what’s to come. A huge, multi-billion dollar precinct which will no doubt fill gaps in the regional economy, create thousands of new jobs and extravagant commercial opportunities. // WHAT DO YOU DO IN YOUR SPARE TIME?

Time with my family is most important when I am not at work. I also enjoy playing a bit of golf when I get the chance. // TELL US SOMETHING WE DON’T KNOW ABOUT YOU?

I spent 3 years at university in Brisbane studying Audio Engineering & Sound Design. Following Uni, I designed sound for short film, TV and radio, as well recording and mixing for some of Brisbane’s biggest bands, including Busby Marou.

A network of walking paths and cycle ways will connect Bokarina Beach to the future Oceanside Town Centre and the Kawana Health Precinct, which includes the Sunshine Coast Public University Hospital (currently under construction) and the Sunshine Coast University Private Hospital. Buyers wanting to purchase a residence within this precinct will be able to choose from a range of dwelling types, including detached housing, apartments and tourism-focussed short-term accommodation. The application originally identified six precincts for apartment buildings, with the updated design currently proposing seven mixed use and tourism precincts. The number of dwellings, including apartments, is part of the ongoing planning process with the Sunshine Coast Council and has not yet been finalised.

BROTHERS SUNSHINE COAST BECOME THE PRIDE OF KAWANA Brothers Sunshine Coast Junior Rugby Club has risen from the ashes of the former Kawana Eagles club and within the space of four years the club has over 200 registered players and fields teams in all of the local Sunshine Coast competition grades.

The clubs success has also been translated on field with three out of five teams appearing in the recent grand finals including the clubs first ever premiership in the under 14s.

There is a great spirit around the Club House which is demonstrated with how the players, coaches, parents and administrators gather every Friday night for “Bangers at The Barracks” raising money for the club’s chosen charity ‘Mates4Mates’ who direct help to returned Defence Service personnel. Over 45 per cent of the Brothers players live between Minyama to Currimundi so the Kawana area has been a
