Maximise your sale with property styling In a softening market, it’s crucial sellers make a good first impression with the presentation of their home.

> Budget appropriately While engaging the services of a property stylist may seem costly, it is significantly lower than enduring a price reduction after weeks or months of being on the market. Depending on the size of your dwelling and the length of the styling project, you can expect to pay anywhere between $2000 for a studio/one-bedroom apartment to $8000 for a four-bedroom family home. While virtual styling is a cost-friendlier approach, Ms Stewart warns that sellers still need reasonable staging on inspection day to get buyers over the line. “Virtual styling, whilst significantly cheaper, is often very disappointing to buyers on inspection as they are not seeing what is in the photos,” she said. >R esearch what services suit your budget and project Research what property stylists in your area are offering and whether they’re flexible to work with your requirements and budget. Ms Stewart suggests that not all property stylists operate the same way, with some only offering full styling to vacant properties. “Some property stylists offer full service from consultancy (preparing the property for sale advice) to partial styling (working with what the owner has and adding accessories and decorative items and some furniture) to full styling,” she said.

Beach Life Alex achieves major sales and construction milestones McNab reaches new height for 57 high-end beachside apartments Cube Developments is celebrating a double milestone at Beach Life Alex this week with construction company McNab topping out the building and apartment sales hitting 90 per cent, with only six out of the 57 apartments remaining. The $70 million luxury development — located in the prime real estate hot spot of Alexandra Parade— commenced construction in late July 2019, creating nearly 200 jobs for tradies during peak times. McNab Construction Manager Carl Nancarrow said the construction of Beach Life Alex had come at a great time for the industry given the significant impacts of COVID-19. “This project has been incredibly important to the Sunshine Coast industry and the timing could not have been better in regards to providing certainty for our local trades and ensuring continuity of employment,” Mr Nancarrow said. “We’re pleased we have helped provide a significant economic injection to the local economy as the Sunshine Coast region emerges from the impacts of COVID-19. Despite the ongoing restrictions, the project is progressing well and our team has been working diligently with stringent social distancing measures, number limits and staggering shifts to deliver this project in a timely manner. “We are taking a whole-of-team approach and the levels of cooperation from our subcontractors and suppliers has been outstanding. The majority of the jobs have gone to local trades and we’re really pleased to be able to keep them employed during this time.” Cube Developments Director Scott Juniper said he’s receiving positive feedback from the buyers as well as potential investors as the apartments take shape and become a reality.
