TO BUY OR TO RENT – THAT IS THE QUESTION By: A ntonia Mercorella CEO, Real Estate Institute of Queensland.

Depending on whether you’re a renter or property owner, the latest vacancy rates data makes for either pessimistic or optimistic viewing. That’s because residential vacancy rates are low around the State and, in some cases, are well into undersupply territory. Take the Sunshine Coast, for example, where the vacancy rate is currently 0.4 per cent, according to SQM Research, the lowest in over 15 years and a figure very different to what many people predicted at the start of the pandemic last year. In fact, in a plethora of regional areas the vacancy rates are much lower still, with tenants often struggling to secure a rental property for an affordable price. When it comes to vacancy rates, the commonly accepted equilibrium point is 2.5 per cent, so anything under that figure is classed as having more demand than supply, which ultimately results in rising rents. This is the situation at present, with rents increasing across the State over the past year, which means it’s becoming more expensive for people to rent a property.

Conversely, though, interest rates have never been as low as they are now, with the Reserve Bank also indicating that the cash rate is set to stay at these historic lows for the next few years. This means that at the same time as rents are increasing, the cost of borrowing money to purchase real estate has fallen dramatically. Consider that a $500,000 loan has weekly principal and interest mortgage repayments of about $425 when using a 1.99 per cent interest rate as an example. Then compare this to the median weekly rent of $470 for a three-bedroom house on the Sunshine Coast or a median weekly rent of around $405 for a two-bedroom unit in the September 2020 quarter, according to the Residential Tenancy Authority, and the question of whether to rent or buy becomes a little more complicated. It’s important to keep in mind that there are myriad reasons why people choose to rent rather than buy a property. Sometimes, it’s because they can afford to rent in places that might be out of their financial reach to purchase property in. Other times, they’re not ready for the financial commitment that owning property brings, so they’re happy to rent while

they are young and carefree. Prospective property buyers, on the other hand, may want to purchase as soon as possible because they want to take advantage of the capital growth concept that time in the market is always more important than trying to time the market. Their personal situation may also make them more open to purchasing property because they have a partner or a young family, so they may want the stability of a home which they can begin to pay off while interest rates are so low. Of course, there’s no right or wrong answer when it comes to the question of whether someone should rent or buy property. That’s because there are so many variables that are unique to each of us as individuals. However, when rental markets start to experience significant undersupply and rents begin to rise rapidly, history tells us that a strong sales market is usually not far behind. When the price differential between renting and owning property starts to favour the latter over the former, as it is in some instances, it always motivates a new cohort of potential homeowners to start their own property ownership journeys.
