SUNSHINE COAST MARKET SHIFTS UP ANOTHER GEAR

Firing on all cylinders, it appears not even a global health pandemic can stop the Sunshine Coast’s continued dominance in real estate. As a sneak peek to the latest property prices yet to be released by CoreLogic, the Sunshine Coast has emerged yet again as Queensland’s strongest residential property markets, outperforming both Brisbane and the Gold Coast as an influx of interstate migration to the region bolsters house prices. In the September 2020 quarter, the Sunshine Coast’s median house price increased by 1.8% to $611,000, while the median unit price rose by 1.1% to $426,500. Brisbane saw a quarterly jump of 0.7% in comparison for houses while the Gold Coast recorded 0.8%. However, it’s the annual data is what truly showcases the Sunshine Coast’s top property position, achieving an impressive 5.3% annual growth for houses (23.7% over 5 years) and 3.9% annual growth for units (15.3% over five years). Key hotspots across the Sunshine Coast have seen price hikes of up to 25% or more, fuelled by low interest rates and an insatiable appetite from buyers fleeing the nation’s capitals in search of the promise of a laidback lifestyle free of pandemic problems. Add extremely low stock availability into the mix and you start to understand the market’s

current climate of fierce competition that every buyer is facing. Although tourism is an important industry to the Sunshine Coast, the local economy is insulated by the ongoing massive spend on infrastructure, including the evolving medical precinct, development of the new Maroochydore City Central now under construction, the proposed rail and commuter parking improvements as part of the jointly funded $550 million Beerburrum to Nambour Rail (B2N) upgrade, billion-dollar highway improvements, upgrade of the local airport to international status, and the subsea internet cable link to Asia – among other projects. For anyone closely monitoring the property market over the last 12 months, it won’t come as a surprise to learn that Noosa retains the trophy at Queensland’s strongest performer for median house price growth over the quarter and the year – having consistently outpaced every market across almost every quarter even beyond yearly data comparisons. The latest quarterly results saw Noosa property prices add an impressive 3.6% quarterly increase to be priced at $895,000, while also being the clear leader over the year with growth of 11% (backed by a staggering 53.6% for 5-year growth). What else is no surprise is that lifestyle

properties are the most sought after properties from buyers’ post-pandemic. Having said that, all housing types are in fact attracting plenty of potential buyers across the region. However, rising market conditions have caused some vendors to become overly optimistic with their sale prices. While it’s a seller’s market, those houses that a priced correctly are not lasting long on the market with buyers prepared to pay a premium to secure their slice of coast real estate. Meanwhile, there are many potential sellers who have become reluctant to list their properties for sale – and who could blame them? We’ve just weathered what’s possibly the worst year on record. And, listing later will probably bring a higher price as markets continue to show future promise. In addition, if they sell now, they may have trouble buying back into the current market. And while you may believe this has been a recent upsurge in demand is temporary, it’s actually a trend that’s likely to get worse for buyers as time goes by. Why? CoreLogic numbers show Sunshine Coast homeowners are holding onto their houses for around 13.6 years on average (and over 17 years in Noosa) – the average across Australia is 11.3 years (2019) which more than twice as long as they were 10 years ago!
