Things to consider before becoming a property investor The number of investors active in the Queensland property markets have increased strongly over recent months. Investment activity hit a record low a year ago due to the economic uncertainty associated with the start of the pandemic. However, since that time, the announcement of myriad economic stimulus measures as well as the continuation of record low interest rates saw that nervousness turn into optimism by the end of last year. According to the Australian Bureau of Statistics, the value of new loan commitments to investors in Queensland was $1.471 billion in April this year. While this was the highest level in six years in the Sunshine State, it still remains historically moderate compared to previous property investment peaks. Of course, with many areas having a critical undersupply of rental properties, the return of investors into the market is very welcome indeed. However, it’s vital that anyone considering becoming a landlord understands a number of factors before they do so. Firstly, the rights and responsibilities of both tenants and landlords are regulated by the Residential Tenancies and Rooming Accommodation Act in Queensland. It is imperative that landlords understand the rules associated with owning rental properties in Queensland, including tenancy agreements which are legally binding written contracts. Most property investors engage professional property managers to oversee their investment properties to ensure best practice is being followed at all times.

Private landlords can often find themselves on the wrong side of the rules because of the complexity of the legislation that governs the sector as well as the propensity for amendments to be implemented, such as during the pandemic for example. One of the other important factors that investors need to consider long before they decide to purchase a rental property are the costs associated with owning such an asset. Of course, there is the purchase price, but also the fact that in Queensland investors pay a higher rate of stamp duty than owner occupiers. For example, stamp duty on a $600,000 property for a homeowner is about $12,850 but for investors it would be about $20,025 in Queensland. Some areas also charge higher council rates for investors as well. Many first-time investors may also find that there is a cash flow short fall between their mortgage repayments as well as other expenses, such as body corporates fees and water charges, and the rent that their property is earning for a number of years.

This is paramount during times of unexpected major expenses or perhaps when there is an extended period of vacancy, such as when repairs are being completed and the property is unable to be tenanted. Queensland is welcoming the lion’s share of interstate migrants, with a significant number of people also opting to stay in the Sunshine State rather than moving south to Sydney or Melbourne. This is adding to the strain on rental markets across the state, which is why more investors are urgently needed to restore the demand and supply equilibrium. This can even be the case when interest rates are low, as they are now, because of the rising market conditions pushing property prices higher. Indeed, according to industry research, the majority of investors believe it takes between six and 10 years before an investment property will no longer be in negative cash flow territory. With this in mind, it’s important that property investors have some type of cash flow buffer to sustain them over the medium-term. Having

access to additional funds, whether through savings or another avenue, will ensure that investors can continue to meet their financial obligations.
