What buyers and sellers must know about multiple offer scenarios > Nicole Madigan, REIQ.

Whether you’re in the market to buy or sell, it’s important to familiarise yourself with what a multiple offer scenario can entail. While it may sound obvious, a multiple offer scenario occurs when you have more than one prospective buyer making an offer on a property. However, there are many processes and procedures to understand when it comes to multiple offers, and staying abreast of them as a buyer or a seller ensures that you walk away with the best possible deal. Multiple offers occur for a variety of reasons. Typically speaking, agents report increased multiple offer scenarios when it’s a seller’s market, and competition for residential property is hot – meaning there are more buyers than there are houses for sale. However, it can occur in any market, especially if the sought-after property is affordable for its location, size or features. As a buyer, it’s important to note that some real estate agents may exaggerate about other offers, in order to drive up the sale price. There are heavy penalties for agents who mislead or deceive buyers by telling them there are competing offers when there are not. If you want to call an agent on their potential

bluff, insist on signing an acknowledgment of multiple offers. This not only gives you the opportunity to submit an offer if you haven’t already done so, but gives you the chance to revise an existing offer that was not accepted by the seller. Real estate agents have an obligation under the Property Occupations Act 2014 to submit all offers that comply with the seller’s instructions to the agent. Keep in mind that agents have a statutory obligation to attempt to get the highest possible price for the seller. So if you submit a lowball offer or one with several conditions, don’t be surprised if the agent asks you to reconsider your offer. If you want to get ahead of the competition, ensure your offer is reasonable, and consider increasing your deposit amount or shortening your finance approval. If you are a seller who
