Why it pays to invest in Queensland property Queensland is back in the sights of property investors with buyers near and far recognising the myriad benefits of purchasing rental properties in the Sunshine State. In fact, according to the latest Australian Bureau of Statistics Lending Indicators, the value of new loan commitments to Queensland investors is the highest in four years. In March this year, $1.362 billion in property investment loans were recorded – an increase of 66 per cent compared to March last year, according to the ABS. Indeed, the volume of investor activity in Queensland has not been this high since investment lending restrictions came into effect in March 2017. While those finance challenges have since been unwound, until relatively recently it had remained more difficult than necessary for many investors to purchase a property in an affordable location such as Queensland. However, record low interest rates as well as the better-than-expected economic rebound has motivated more investors back into local markets over recent months. Sales agents from across the state report strengthening investor activity from local residents as well as from buyers from intra- and inter-state. Some of the many reasons why more investors are purchasing here are due to the more affordable buy-in prices compared to southern states, but also because of the healthy rental yields that can be achieved.

Consider that in Sydney the gross rental yield is just 2.4 per cent for houses but in Brisbane it is four per cent, and higher again still in regional Queensland at 4.9 per cent. Likewise, when it comes to units, which remain affordable compared to many other capital cities, including even Canberra and Hobart. In Melbourne, the gross rental yield for units is 3.5 per cent but in Brisbane it is 5.1 per cent and in regional Queensland it is 5.4 per cent. A rental yield is generally the difference between the price of a property and the rental income that it is likely to return. In Queensland, weekly rents have been increasing strongly over the past year. This is due to the ongoing undersupply of rental properties, coupled with an increase in the number of people moving here from interstate, and the reduction in the volume of people leaving for other states. According to the REIQ’s latest Queensland Market Monitor (QMM), the vast majority of major locations around the state experienced robust rental price growth over the past year due to these factors. Regional areas saw rents increase sharply with vacancy rates falling to record lows in some areas. The vacancy rates on the Gold Coast and Sunshine Coast are just 0.6 per cent and 0.5 per cent respectively as an example. These percentages represent critically undersupplied rental markets, which is unlikely to change significantly for some time.

The lack of available of rental properties has resulted in rents soaring in these locations, according to the QMM. The median weekly rent for a two-bedroom unit on the Sunshine Coast increased 7.9 per cent to $410 between December last year and the year before. The median weekly rent for a three-bedroom house grew by 6.5 per cent to $490 over the same period. On the Gold Coast, the median weekly rent for a three-bedroom house increased 3.8 per cent to $540 over year ending December. While the increase in the numbers of investors active in markets across the state will add some such-needed rental property supply, there is no question that the fundamentals of investing long-term in the Sunshine State remains sound.
