Over the last few issues, I’ve detailed a range of key steps in the journey when it comes to selling your home. This has included prepping your home and whether or not to invest in renovations; selecting the right real estate agent and what questions you should ask; and, choosing a marketing package that best suits your budget as well as positions your property for maximum reach to help achieve a final sale. Now it’s time to open your property to the market and allow interested buyers in. And what a time to be listing your property on the market. I can’t recall a recent time in which we’ve had such limited stock available in the Greater Ipswich area with so many serious buyers out and about ready to make a purchase. With the market still in stable territory and open house inspection restrictions allowing up to 20 people per viewing, now is as good a time as any if you’re thinking of listing your property or have delayed selling due to prior pandemic lockdowns. Every part of the plan for hosting an open house inspection should be well thought out before you start advertising selected dates and times. In consultation with your real estate agent, you should firstly agree on when – that is, what peak days and times will guarantee the most traffic. Attracting and maximising buyer attention is of key importance. Unfortunately, it isn’t an exact science but weekends are popular for inspections because people are not working as a general rule and the whole family can go along. As for the best time – it’s always good to monitor what the surrounding competition is doing and select a time that either competes or complements (depending on your strategy, of course). Readying your house for open inspection goes with the territory of selling it. This is your opportunity to showcase its best features in the flesh, generate interest and entice the right buyers to make an offer. With all the prior work

you’ve invested in prepping your property for show, it’s equally important to maintain a clean and orderly home at all times. As they say, tidy as you go and there’s nothing more to do. Such preparedness always pays off, particularly for private appointments – which are most likely to be serious buyers coming for a second inspection or more. When it comes to the do’s and don’ts of open house inspections, chief among them is to make yourself scarce. While you’ll be curious about how many show up, the kind of questions they ask and the level of interest your efforts have achieved, let your real estate agent handle the open inspections – they know how best to showcase your property and pitch it to the right buyers. Besides, most buyers would feel uncomfortable knowing the owner is present and that’s the last thing you want them to feel. You’ll never be short of discovering an endless array of top tips for open house inspections thanks to a simple online search, but here are some highlights: You really can never go wrong with allowing as much natural light in as possible – so open every shade or curtain where practical. Use selected lighting or lamps as a further accent for feature rooms. Fresh flowers add life and colour to a main entrance or select living area. Spray rooms with a fresh-smelling scent or light a candle with a subtle fragrance that’s both safely positioned and out of reach. Adjust the temperature with air conditioning on hot days or a heater on colder days to main a comfortable atmosphere. And, ensure any animals are elsewhere – unfortunately not everyone will find the family pets as adorable as you do. What’s more, it should go without saying that any tangible marketing collateral should be place conveniently on display for potential buyers to access such as brochures and property fact sheets. It’s your final chance to make a lasting impression and to ensure your property a fighting chance amongst the other properties potential buyers may have seen.

Finally, an important note about open house inspections under COVID-19 restrictions: Although open house inspections are now permissible subject to certain requirements, inspections must still be conducted in a controlled manner to ensure the health and safety of real estate professionals and the broader community. In working with your real estate agent, these measures include: • Your agent will display appropriate signage at the entry of your home with the specific requirements clearly outlined for all prospective buyers to adhere to prior to entering the property (such notice will make it clear that maximum number of attendee rules apply and that attendees may be asked to leave the property if they appear to exhibit symptoms or the agent is concerned that they may pose a risk); • Provide alcohol-based hand sanitiser and request all on-site visitors use it upon entering the property; • Request all attendees to refrain from touching any objects and fixtures within the home and instead ask the agent/s to demonstrate the functionality of any devices should it be necessary; • Maintain social distancing of at least 1.5 metres where possible; • Politely request refraining from any physical contact with others whilst in the home; and, • Do not permit entry to anyone who is coughing, sneezing or showing any signs or symptoms of illness. Importantly, it’s essential that your real estate agent keep an accurate record of the contact information about all visitors and staff for contact tracing purposes, including name, address and mobile phone number for a period of at least 56 days, unless otherwise specified. If requested, this information must be provided to public health officers. Your real estate agent is required by law to keep this information securely stored, not used for any other purpose and deleted after 56 days.
