HOW DO I KNOW WHEN IT’S TIME TO SELL OR TO HOLD? By: A ntonia Mercorella CEO, Real Estate Institute of Queensland.

There comes a time for every property owner or investor when they start questioning whether it’s time to sell or to continue to hold. For owners, perhaps you need to upgrade to a bigger home for your growing family or downsize to a smaller property after the children have left home. For investors, it’s all about weighing up the pros and cons of holding an investment property versus selling it so you can recycle the capital growth into another asset. Regardless of the reasons, knowing when it’s the right time to sell or hold is a personal decision for every one of us. That’s because there are a multitude of motivations for either selling or holding a property. Fundamentally, though, when it comes to selling a property it should always be the best time for you personally. What that means is that the most important factor must be how the benefits of doing so will enable you to achieve your desired objectives and needs.

One thing that some homeowners get caught up in is trying to time the market for optimal sale conditions. However, there is really no such thing, as most people will be selling and buying in the same market conditions over a short period of time. This means that if the market is soft, you may well not achieve the price you desired, but you will benefit from not having to spend as much for your next home. Likewise, in rising market conditions, the sale price might be above your expectations, but you will likely have to spend more for your next property. In essence, buying and selling in the same market rules out any “timing the market” strategy for most homeowners because of the give and take on each side of the transaction. The same concept applies for investors on the whole – unless you’re selling a property to use the equity for something other than investing in real estate in the same market. If you’re buying in a different location, perhaps interstate where

the conditions are softer, then your sale price may well enable you to purchase a superior dwelling than what you could’ve achieved locally. That said, the decision on whether to sell or hold is vital for investors because of the costs involved in owning investment properties. If an investor is struggling to cover their expenses, it can be a wise idea to offload a property to improve your financial situation. The same strategy can also be employed for investors who may have bought a property that has been problematic, such as long periods of vacancy and low capital growth due to oversupply or structural issues that you’ll struggle to remedy.
