THE COSTS TO CONSIDER & BUDGET FOR WHEN BUYING PROPERTY By: A ntonia Mercorella CEO, Real Estate Institute of Queensland.

With demand continuing to outstrip supply, property market conditions across Queensland remain one of the most talked about topics, particularly in regards to price. In fact, buyer activity is causing some extraordinary results in the official lending data being released each month. According to the Australian Bureau of Statistics (ABS) Lending Indicators for January 2021, first home buyers, owner occupiers and investors are all extremely active at present. In Queensland, new loan commitments for owner-occupiers hit $4.3 billion in January – a staggering 74 per cent increase compared to the same period in 2020. Investors are also returning in strong numbers – up more 37 per cent in Queensland over the year. Of course, first home buyers have been very active during the past year as they took advantage of record low interest rates as well various government grants. The volume of new loan commitments to first home buyers in Queensland has soared an extraordinary 95 per cent over the year ending January to be the highest level on record, according to available ABS data.

Now that I’ve set the scene, which is likely to keep strengthening for some time yet, it’s vital that anyone considering buying at present considers the costs involved in doing so. The biggest expense, apart from the property purchase price, is usually stamp duty. While there are concessions for first home buyers in Queensland, there are price caps on this, which may see some first timers having to pay stamp duty because of rising property prices. In Queensland, there is also a stamp duty concession for people buying a home to live in rather than an investment property. Using a purchase price of $600,000 as an example for non-first home buyers, the stamp duty required to be paid is about $12,800 for a home. However, for an investment property it is about $20,025. For more information, or calculate stamp duty, visit the Queensland Office of State Revenue online via treasury.qld.gov.au. Another cost that can arise for buyers is Lenders Mortgage Insurance (LMI), which is a bank fee that may need to be paid if a borrower doesn’t have a 20 per cent deposit. The Federal Government First Home Loan Deposit Scheme helps to eliminate this for some however, demand for the initiative has mostly outstripped

supply. Buyers should speak with their mortgage broker or bank about whether they need to pay this fee or not, and which can often be capitalised or added on to the mortgage. While no one likes paying LMI, it often allows people to buy real estate sooner as saving a large deposit can be difficult for first-time buyers. Another expense that buyers should budget for is for the legal work involved in the purchase of real estate, which is called conveyancing. Conveyancing is the process of transferring ownership of property from one person to another in accordance with the terms of the contract of sale. The cost of conveyancing can differ depending on the legal searches you choose to undertake in the process. And finally, one more important step in buying real estate will be a building and pest inspection. A building and pest inspection will assist to determine the presence of pest infestation and potential significant issues and defects associated with the property. Again, the cost of a building and pest inspection varies depending on what’s required, but buyers should make sure it’s included in their budgets.
