The Block Effect – our growing love affair with renos
Queenslanders love to renovate and in the 12 months to March 2018 we spent a whopping $1.43 billion on knocking out dividing walls and installing enormous tropical-rainfall shower heads, according to the ABS. Compare this with the 12 months to March 2003, when just $0.67 billion was spent on renovations and the growth in this market is steady, growing about 115 per cent over the past 15 years. A quick glance at the Bunnings revenue figures indicate where we bought our renovation supplies. In Wesfarmers’ 2003 annual report, the gross revenue for the Home Improvements division (Australia and New Zealand) was reported as $3.4 billion and in 2017 that figure ballooned to $13.5 billion (although this figure also included the new UK division). as you get your paint supplies then swap reno stories with colleagues on Monday morning. And fuelling that obsession is the countless shows that reveal how easy it is to do basic renovations yourself. Better Homes & Gardens debuted in 1995, but it probably wasn’t until 2003 when The Block hit our screens, dazzling us with the block of four Sydney apartments with Bondi views that we really caught the bug. Since then dozens of reno shows, such as Flip or Flop, Masters of Flip, The Fixer Upper, Curb Appeal, Love it or List it, and countless others have taught us to unleash our inner renovator and transform our homes into castles. And the final piece of the puzzle – hold periods. Hold periods are lengthening. In Brisbane we used to turn over a house every seven years. Ever since the renovation trend took off, it’s blown out to around 11 years for houses and around nine years for units. There are a couple of other factors that contribute to this slowing of turnover. Jobs are less secure than they have

been in the past and banks have tightened lending criteria, making it harder to borrow heavily. But generally speaking, the renovation trend has had a heavy impact on the market.
And, (again) speaking generally, the trend is good for the housing market. It means houses are being updated and modernised. And people are generating wealth through their endeavours – as long as they don’t over-capitalise! But that’s another topic for another day.

“We really get to make the most of the outdoors on Birtinya Island ... ” The first I had heard about Birtinya was when I visited my brother who had recently move there. He said: “Birtinya Island, great lifestyle, new houses on smaller blocks with all these amazing parks and pathways! We really get to make the most of the outdoors.” When the announcement that the Sunshine Coast University Hospital was to be built in Birtinya in 2012 this was a game changer for the small suburb and turned the spotlight on the relatively new Sunshine Coast suburb tucked neatly in between Wurtulla, Warana and Bokarina Beach.

The name Birtinya is reportedly an Aboriginal word meaning neighbouring proposed by the development company, Alfred Grant Pty Ltd, on 31 March 1960. Population was reported by to be 314 in 2011 and is expected to reach 10,000 when the suburb is fully developed. Sunshine Coast University Hospital (SCUH) is a tertiary, teaching hospital servicing all parts of the Sunshine Coast and Gympie regions. SCUH saw its first patients on 21 March 2017 and was officially opened on 19 April 2017 by the Queensland Premier and Minister for Health and Minister for Ambulance Services.
SCUH opened with about 450 beds, with plans to grow to 738 beds by 2021.
Services and capacity at SCUH will continue to develop over the coming years. The Stockland Birtinya $830m retail town centre is now under construction next to Home Central on Kawana Way. Upon completion, the retail district will feature Coles, Aldi, fresh food and over 40 new retailers. The centre is located within close proximity to education and sporting facilities and adjoins the Sunshine Coast Health and Hospital precinct.
