Top tips for presenting a winning offer Buying a home is stressful. There’s a lot of hunting around for that perfect place that ticks all the boxes. This generally involves lots of scrolling, scrolling, scrolling, then clicking, clicking, clicking, then strolling, strolling, strolling, and hopefully lots of ticking, ticking, ticking. It’s very rare you’ll find that perfect home quickly, so by the time you get around to putting an offer on the table, if you’re like millions of other home buyers, you’ll be crossing your fingers and toes for a successful outcome. It’s tiring! So, with a view to getting you in your own home faster, here are some tips to help improve your chances for success when you decide to put forward an offer. 1. Gauge competition: Go early to the open home. How many others pull up out the front? More importantly, how many people get out and walk in to inspect the property? Figure out the level of interest because this will help you determine how much competition you’ll have. And once you know how many others are interested in your future home you’ll be able to make a better decision about what price to offer. 2. Do your research: Talk to the sales agent or their representative at the open home. This person is geared towards helping you get to a buying decision. They’ll be motivated to speak to you. Things you want to discover include how long the home has been on the market, have there been any other offers made, and why the vendor is selling. If you’re serious about putting in an offer and what some independent guidance on price, you could also hire a registered valuer, who will come in and do a valuation. This service is not free, but it is independent and very reliable. This will all contribute to the decision about price.

3. Create your own CMA: Today’s property buyer is the most informed and most educated, with more data at their fingertips than ever before. The major listing portals (such as realestate.com.au) offer a Sold section. You can use this to build your own report on similar properties and similar sales in the past six months. This is called a CMA – a comparative market analysis. You’re looking for properties with the same (or similar) block size, bedrooms, and floor plan configuration. They must also be similar condition. It’s difficult to put a brand new property next to an older home and argue that you’re comparing apples with apples. Build a report with at least half a dozen similar properties that have all sold in the past six months within a 3-5km radius of your dream home. This will give you a very strong indication of how the market is performing at the moment and will be a good price guide. 4. Contract terms: One way to leapfrog any other offers and get yourself to the front of the queue is to present an unconditional offer. If you’re competing with someone else who is offering similar money, but their offer is subject to finance or subject to building and pest, for example, yours becomes a much more attractive offer. Yours is a faster, more certain offer and will be very attractive to a vendor who is motivated to sell. Other things you may wish to consider include waiving the cooling off period (of course, we strongly advise you seek independent legal advice before negotiating away your rights and we remind you that this advice is general in nature only and does not pertain to your specific situation!). 5. Best foot forward: When dealing with the agent be genuine, be honest and don’t play games. Don’t be that guy. Nobody likes someone who thinks they can outsmart the expert in the room. If you want to convince

the agent and the vendor that you’re sincere, increase the size of the deposit. Aim for more than 10 per cent. This will be a very clear indicator that you’re not wasting anyone’s time and will force the vendor to sit up and take notice of your offer. And when you put forward your written offer, put in your best offer. Don’t start with a lowball offer thinking the agent and the vendor will enjoy the back-and-forth parry of 100 incremental price rises as they inch the price up from the too-low number you began with. Negotiations will only begin if you’re seen as a serious buyer. 6. Know your limit: A golden piece of advice that was given to me many years ago by one of Queensland’s best auctioneers, Phil Parker, was to write down your ‘walk away’ price. When negotiations begin and move up past that number you’ve written down, stand up and leave the table. There’s always another property that will be perfect for you. Buying a property can be a slow process. It requires patience and persistence. These tips will help you start negotiations with confidence and I hope you find success. Buying your own home is one of life’s greatest thrills and will help you secure your own source of personal wealth that will benefit you throughout your entire life. Good luck!
