Staging your home on a budget

Staging your home is a crucial tool in maximising your sale price Staging your home helps buyers see the home’s potential and it is infinitely preferable to hosting open homes with either an empty house or a house with your own furniture and clutter in it. But if you’re looking to keep the costs down as you market your home, but don’t want to sacrifice the benefits of having the house professionally staged, consider these tips to get you closer to the same result:

1. Remove all personal knick knacks: Coffee tables are particularly popular spaces for personal clutter. Kitchen benches, bathroom surfaces and any other area where there’s room to put a few trinkets are also prone to clutter. Removing them will create a sense of space and will also remove some of your personality from the property. The buyer doesn’t want to see your life, they want to picture themselves in the property.

Consider cleaning the front door and entrance way. As much as possible the space needs to be pristine and as neutral as possible. Consider one, healthy looking pot plant, such as midsized fiddle leaf fig, or monsteria deliciosa (also known as the swiss cheese plant). These are on trend at the moment and affordable.

If you have the budget, consider adding brand new fluffy white bath towels and bath mats to the bathroom and a new setting for the dining table. It’s the little touches that add a sense of class and opulence to the home.

3. Focus on the visual: Look at your furniture, especially in the living/ dining areas. Can pieces be removed to make the room appear more spacious? Does the furniture offer an easy flow to the room? Is the room set up for human interaction, i.e. couches and chairs that face each other (rather than all pointing at the television). A quick steam clean of couches may be warranted.

If you have the budget, getting in a professional to stage your home is well worth the money. It adds an undeniable polish to the property that will help buyers see how much it is worth. If you don’t, there are some simple steps you can take to get a similar result. Good luck!

Tips for students seeking rentals UNIVERSITY classes HAVE RECENTLY COMMENCED and that means thousands of students are hunting for a rental property For many students, this will be the first move away from home and possibly the first time signing a contract and acting independently of mum and dad. Here are a few tips to help ensure their first rental experience is a positive one. Getting your first rental property can be a stressful experience. It helps if you are prepared before you even step foot in a rental property. Have written references from community members who can vouch for your reliability, your attitude towards responsibilities and accountability, and your good character. This will go a long way towards beating other student candidates who may not be as prepared. Also, have bank statements ready or work references that demonstrate you have an income and will be able to pay the rent.

2. Inspect the property: Don’t be tempted to apply for a property sight unseen. Sometimes it can seem like a safe bet, especially when you don’t have time to inspect four more properties, but don’t do it! It is very important you inspect every home before you sign a contract to agree to pay rent for it and live in it.

3. Read the lease agreement: Do not, under any circumstances, sign any contract (ever!) without reading it first. And don’t just skim it, trusting it will be a standard agreement and it’ll all be fine. Read it slowly and carefully. Trust me, the property manager or
