Renters - Protect Your Bond! Most renters expect to receive their bond back at the end of their tenancy, but data from financial comparison site Finder has revealed that one in three Aussies will lose part or all of their bond when they move out. If you are currently renting or looking to rent, it’s important to understand your rights as a tenant to ensure your bond is refunded or transferred to your next address when your lease is up.

TAKE RESPONSIBILITY FOR THE ENTRY CONDITION REPORT It may feel laborious going through each room with a fine-tooth comb, but filling out your entry condition report with as much detail as possible will prevent you and your housemates being held responsible for blemishes that were left by previous tenants. Even insignificant wear and tear like small tears in the carpet, chipped paint or stains on the walls are important to take note of.

SOLVE PROBLEMS AS THEY ARISE If you’ve stained the carpet or taken a chip out of the wall, it’s best to try to resolve the issue as soon as possible to avoid further damage. Don’t leave it to the end of your tenancy to try and fix the problem – and certainly don’t try and deny that you aren’t responsible for the damage to your landlord.

KNOW YOUR RIGHTS AND RESPONSIBILITIES AS A TENANT The best way to initially avoid conflict is to uphold your end of the agreement.
