Sales of acreage on the Sunshine Coast have dropped by more than half over the past five years, with a 49 per cent decrease in sales taking place in the March quarter compared with the previous quarter.

Having a large property means there’s plenty of room for outdoor activity. Whether you’re into dirt bikes, fishing, running or jumping, you’ll have no trouble finding it in your own backyard.

Man’s best friend

But purchasing wide open space will cost you a lot more than it did it 2014, with the median annual sale price increasing by $184,000 since then. So, what drives the buying and selling of acreage? Offering a lifestyle like no other, the desire for a tree-change can pull strong for some people, while for others, the isolation and hard-work can prove too much of a hassle. Making the move from city to land is a big leap, so how do you know if it’s the right one to take, no matter how much your heart tells you that country living is the way to go? Before you make any major decisions, take stock of what’s important to you now, and what might be in the future. Consider the pros and cons and decide which of those lists stands out most to you. Here’s a summary of some of the key points of consideration.

If you love animals, an acreage means you can not only have a dog, but maybe three. Throw in a few chickens, a piglet, maybe even a cow, depending on the size of your block.

Pros:

Even when you do get down and dirty and take care of the bulk of the maintenance of your acreage, you’ll still need to equip yourself with the necessary tools and supplies to enable you to do it properly – and it all costs money.

Land, lots of land One of the main reasons people are drawn to acreage is the sheer amount of land and space that becomes available to them. Fresh air is abundant and you’ll have plenty of privacy.

Serenity Living in the country affords residents the serenity achieved by being close to nature. The sounds of the hustle and bustle of the city are far away, instead replaced by singing birds, rustling trees and general peace and quiet.

More for less Because acreages are usually on the outskirts of town and beyond, the cost per square metre is far less than city properties. So you’ll get more bang for your buck.

Cons: Land, lots of land While large properties have many positive attributes, having lots of land to take care of can be a lot of work. You’ll need to find time to maintain it to prevent things from getting out of control. If you don’t enjoy maintaining a large property, and can’t afford to have it regularly taken care of, acreage might not be for you.

Money matters

Distance Distance from both amenities and destinations needs to be considered when choosing an acreage. Some properties don’t have access to town water or may have issues accessing phone or internet coverage. You might also be a decent distance from your workplace, shopping centres and public transport points.

Animal attraction No matter how much you love animals, there will be some you’d rather not have close to home. But with acreage, there’s a good chance you’ll spot a snake or other creepy crawlies you’d rather not come into contact with.

Weather threats When you live near the bush, the threat of fire is increased, especially in a harsh Australian climate. You’ll also be more susceptible to the impact of drought and other severe weather events, which can impact the way you manage your property. No doubt, a tree-change is an appealing option, offering a lifestyle opportunity that’s difficult to find anywhere else.
