Five things buyers miss before purchasing a home By Aislinn Dwyer, REIQ. House hunting is no easy feat. By the time you’ve found something within budget and in the suburb you want, it’s easy to say ‘yes’ to just about anything. However, before you sign on the dotted line, there are five things that all buyers must check to avoid major financial and emotional distress down the track.
Due diligence extends far beyond the property’s boundary lines
While the property may have passed a building and pest inspection, there are many external factors people forget to consider before buying a new home. It’s a good idea to make a list of things that are non-negotiable for you (for example, whether or not the property falls within a desired school catchment), and things that you can deal with if necessary, like traffic noise. Some questions to jot down and ask the selling agent may include: - Are there any known issues with the property, land or neighbouring properties and land? - Is the property at risk of being affected by climate change? - Is the neighbourhood quiet and family friendly?

- Does the area have sufficient public transport, or ease of access to necessary highways/ motorways? Asking these questions and doing your own independent investigation will ensure there are no nasty surprises come moving in day.
Check for water stains and sagging ceilings
Some flaws or repairs can be overlooked when purchasing a property, particularly a fixer-upper. Water damage however, is not one of them. Observe any stains, sagging ceilings or even visible wet patches. If you do discover any water damage, it’s best to get a detailed house inspection which goes beyond face value and identifies exactly what the issue is. Not only can water damage be expensive to repair, but can have implications on residents’ health if mould is present.

Is the property at risk of flooding?
If you’re wanting to purchase in the suburbs to escape the hustle and bustle of inner CBD suburbs, it’s best to confirm with your local Council that you live in a low density residential area. If it is within a medium density residential area, buildings of up to five storeys can be built there. Contacting a reputable conveyancer will also help you uncover things like future infrastructure projects that could impact the property and surrounding area.
Ipswich is no stranger to floods of a large magnitude. If you are new to the area or are simply unsure if the property sits within flood lines, contact the Ipswich City Council for more information or visit the Queensland Government’s flood mapping website - https:// floodcheck.information.qld.gov.au/. Homes that have a history of flooding where a previous owner has made claims in the past will carry a

It sounds silly, but many buyers inspect the property and purchase the home without taking note of where the laundry is.
