WHILE IT IS ALWAYS EXCITING TO SECURE YOUR DREAM RENTAL, FOR FIRST TIME RENTERS, IT CAN ALSO INSTILL A LEVEL OF PANIC. 1. Read the terms and conditions of your lease thoroughly For some first time renters, a rental lease may be the first legally-binding agreement they have signed. A rental lease outlines some crucial terms and conditions that you must abide by during your tenancy, including rent, length of tenancy and your responsibilities. Once signed, you are bound by these terms and conditions – and breaching any terms of this contract may result in you being evicted from your rental property.
2. Ensure the internet, electricity and gas are connected prior to moving in
with your neighbours will mean they are willing to ignore the occasional loud party, are unlikely to invade your space, and are on hand in case of an emergency.
4. Take photos of the condition of your rental
After signing the lease, your next step should be to get your internet, electricity and gas (if required) connected. Shop around for the best deal, and ensure everything is connected prior to moving in. You don’t want to spend your first couple of nights in the dark, unable to charge your mobile phone!
It may feel tedious, but it is important to go through the property and check for any existing damage or wear and tear before you move any furniture in. Take photos of each room for your records, and highlight any existing issues to your property manager. Doing so can prevent you from being charged for any damage caused by previous tenants.

right to conduct routine inspections every three months, and are required to give you seven days’ notice before they inspect your premises. While your property manager doesn’t expect you to have a spotlessly clean home, you should at least vacuum and mop the floors, make the beds, clean the shower and bathtub and ensure any clothes or toys are picked up and put away.
6. Know how to leave the property when the time comes Do you know what to do when the lease is up? If you’re intending not to renew the lease for a further six or 12 months, be sure to give your property manager at least two-to-three weeks’ notice. If you are intending to vacate the premises, organise professional cleaners to ensure you obtain your full bond back.
