Sunshine Coast records moderating conditions Taking a closer look at the housing market, the Sunshine Coast region continued its year of up and down median house price changes. It finished the year strongly, from a statistical point of view, with the Sunshine Coast median house price increasing 6% over the quarter.

With the latest quarterly property data now available from Queensland Market Monitor’s Sept-Dec 2019 report, this week I want to share highlights from the Sunshine Coast. As a quick snapshot, late last year witnessed softer market conditions, with price growth moderating after a stellar multi-year run.
The median house price in the region was stable over the year; in fact, it was the best performer over the past five years for median house price growth (with an increase of 24.5%). The unit market is experiencing stronger results, following on from the robust housing market conditions over recent years. And, rentals are sitting well within undersupplied territory, with vacancy rates of just 1.5% across the Sunshine Coast.

That said, a more realistic assessment can be made via its yearly results, which were far more modest – the median house price finished the year up 0.3% at $586,500.
Notwithstanding the modest yearly results, there’s no doubt the Sunshine Coast region finished the decade as the strongest major market in the State over the past five years – the median house price grew by 24.5% to $600,000, which in dollar terms was an increase of nearly $120,000. This result beat the Gold Coast on 23.5% and blew Brisbane, on 13.6%, out of the metaphorical water over the same period. Over the past five years, while most other locations recorded dim unit market conditions – apart from the Gold Coast – the Sunshine Coast recorded robust results over the same period, up 17.4% since December 2014. However, results over the quarter weren’t quite as impressive, recording a 3.5% median unit price dip to $422,500.

The Sunshine Coast region also bucked the state-wide vacancy rate trend over the December quarter with rates tightening. Following increases the previous quarter, the region saw vacancies plummet, no doubt due to seasonal demand for rental properties from short- and long-term tenants, falling from 3.3% to 1.5% over the quarter. The results push the region’s rental market well into undersupply territory, with vacancies now the lowest in nearly two years. The region recorded higher rents over the past year too, but it’s the unit market where rents are rising most. The median weekly rent for a twobedroom unit is up 5.4% to $390. With some good results for the Sunshine Coast, there’s no question that many areas started to firm at the tail-end of last year, similar to other markets around Queensland. However, time will only tell whether these stronger market conditions continue in 2020 – especially with coronavirus (COVID-19) pandemic now impacting our economy with unprecented force.
