nice to meet you TREVOR PATRICK Trevor has lived on the Sunshine Coast for 15 years, local to Maroochydore where he has bought and established the family home for himself and his 3 kids. Trevor enjoys spending his time at the beach going for a surf or riding on the local bike tracks, playing football and taking a drive to the beautiful hinterland to check out some of the local eateries and markets. The Sunshine Coast is Trevor’s home. Working previously as a manager for 17 years Trevor has been afforded the opportunity to see a lot of properties from one side of the coast to another, learning about those properties and the family’s that lived there, why they loved their property and then being able to help present the property so they could move onto their next family home, this is how Trevor came to fall in love with real estate.

BEFORE LISTING YOUR HOME

listing strategy PRICING STRATEGY Accurately pricing your home to sell is one of the most powerful marketing tools you have available to you, as an accurate price range focuses on the very people you want to attract. There’s a difference between listing for top dollar and overpricing a home. Overpricing can be costly to Sellers!

ASKING PRICE

If your home is priced at a fair market value, it will attract the largest number of potential buyers in the first few weeks. This is when your property is most likely to receive its highest and best offers.

WEEKS ON MARKET

PERFECTING YOUR PROPERTY To make sure your home is shown in the best light to buyers, I will happily provide feedback and suggestions around repairs and maintenance, de-cluttering and even staging if needed. We get one chance to make a great first impression with buyers so let's not waste it! If you need a little, I can happily recommend the right professionals.

PROFESSIONAL PHOTOGRAPHY In today’s market, homebuyers are searching online first. It is imperative that the photos of your home are topnotch and of the best quality to catch the buyer's attention and stand out from the competition. Having more eyes on your home, is the fastest way to get it sold and to sell for top dollar.

NETWORK REACH Having a strong network is a marketing tool that some agents neglect. I work closely with multiple buyers agents on the Coast, as well as in Sydney, Brisbane, and Melbourne. I will reach out to them before your property is even online to see if your home might be of interest to one of their qualified buyers.

ADVERTISING AND MARKETING I know the importance of marketing a property well. I will ensure your property hits the market with an impact and receives maximum exposure among active buyers.

PREPARING TO LIST

preparing to list maximise your home's potential

A clean, neutral, and streamlined look helps buyers to imagine what life would be like in your home. The action points below will help them be able to do that.

01

EXTERIOR • • • • • • •

Wash or paint the home’s exterior Paint the front door, if needed Keep the yard nicely trimmed Keep the lawn free of clutter Weed and freshly mulch garden beds Clean interior and exterior windows High pressure wash driveway and paths

02

INTERIOR

• Remove personal items, excessive decorations & furniture • Replace or clean carpets • Get rid of clutter, organise and clean cupboards • Apply a fresh coat of paint to walls, trims and ceilings, if needed • Clean or replace ceiling fans and light fittings • Minimise and clean pet areas in the home • Be sure that all light bulbs are in working order

MAKE YOUR HOME WELCOMING

• Street appeal is important, stand across the road and be critical about what is in need of a spruce up. • Odour can be a mood killer. Ensure there are no pet smells or damp smells. Work on rectifying these if needed. • Bring life to the home with some indoor plants. • Cushions are underrated! Add a splash of colour and a homely feel with some inexpensive cushions in the living areas and bedrooms.

A LASTING IMAGE

professional photography

a picture says a thousand words Photography is a critical factor when marketing your home for sale. If you get it right, you can attract buyers from far and wide with your arresting images and promise of an enviable lifestyle. If you get it wrong, it can hurt the sale price and buyers interest. This is why we only use professional photographers. Remember that when potential buyers are scrolling through the many properties advertised online, you only have a few seconds to grab their attention. When you're selling, marketing is the key, and a first impression online counts in your bid to lure buyers across your threshold. The more people you get through your door, the more interest you generate and the better the price you are likely to get for your property.

P HOTO GRAP HY Using aerial photography in real estate marketing can show buyers a much more accurate depiction of the property's location and block layout.

benefits

of having aerial photos: Provides views of the entire property and land The condition of the roof and other property features The neighborhood and surrounding area, including the home’s proximity to schools, neighbours, beaches and amenities

FLOOR PLAN

design

Floor plans give context to photos and descriptions, at the same time conveying a property's potential. By engaging and prequalifying buyers, floor plans save you time and help you sell faster. Floor plans are an essential part of property marketing and a welcomed addition amongst buyers.

THE BENEFITS

Floor plans generate around 30% more interest than a property without one. It's about people imagining themselves living there.

A floor plan allows potential buyers who have never set foot in your house to gain an understanding of the layout and how the house works as a whole.

A real estate floor plan printout allows you to send a reminder of your listing back home with potential buyers for them to look over and discuss – keeping your listing in the front of their minds.

If your outdoor space is a selling point then you can upgrade to a site plan. Whether it is an outdoor entertaining area, a pool, a shed, or additional parking adding this to your marketing floor plan can give buyers a better scope of your property and puts into focus areas that you want to highlight.

LISTING YOUR HOME

NETWORKING

robust marketing NETWORKING A percentage of real estate transactions happen with buyers' agents and other agents (conjunctions) in the local area. I will ensure your property is introduced to my strong network.

SIGNAGE A signboard is your 24 hour a day salesperson! It's a vital part of any integrated marketing campaign. Not all buyers find a property through mass media, sometimes local residents are quietly keeping a look out for a change or for family and friends. All our signboards also have QR codes for easy access to your online listing.

SUPERIOR ONLINE EXPOSURE Digital marketing is leading the way in the real estate world, as it's usually the first place buyers start looking. In our time-poor society, it's not just important to make sure your property is online but it's equally as important to make sure your property is positioned for maximum exposure. You have less than 4 seconds to capture the attention of a potential buyer, my marketing campaign is designed to reach more buyers.

EMAIL MARKETING An email is sent to our current buyer database and agent network to advise of a new property listing. An early access alert will be sent to all active buyers registered with domain.com.au to advise a property is coming soon. eBrochures are sent from realestate.com.au and Domain to their registered buyers.

PROPERTY FLYERS Highly informative and creative property flyers will be displayed inside your home during all open homes and private inspections. These help potential buyers remember the key items and unique features. They also have the floor plan on the reverse side to help remind the buyers of the size and flow of your home.

PRIVATE INSPECTIONS Not all buyers can make allocated time slots for open homes, so remaining flexible to private inspections is really important. Getting as many buyers through your home as possible is the key to achieve the best sale price. One-on-one private inspections allow a little more time to qualify the buyers and receive feedback.

LETTERBOX DROPS It's old school but it's necessary! Professionally designed and printed letterbox drops distributed within the local area complement our online marketing and are a great way to advise the community there is a new listing in case they have family or friends looking to re-locate.

OPEN HOMES Open homes are crucial, it provides a relaxed unintimidating opportunity for buyers to view your home within a set timeframe. They can also create a sense of urgency among buyers, especially when there is good attendance.

SOCIAL MEDIA MARKETING We regularly use social media marketing on today’s top social sites which include and are not limited to: Facebook, Instagram and YouTube

maximum exposure

GET FEATURED I will feature your home on the top property websites, as well as multiple social media platforms. Maximum exposure results in maximum return!

AFTER LISTING YOUR HOME

open homes A few tips to help your open homes and private inspections go as smoothly as possible

CLEAN AND TIDY Dust, vacuum, scrub, wash, buff – make all those annoying tasks earn their keep. You’ll be surprised by how much better your home presents after a thorough clean.

LIGHT AND AIRY Air out your home thoroughly before the inspection, so it feels as fresh and clean as possible. If your home feels stuffy, potential buyers will head straight for the door. Draw back curtains and blinds to bring in as much light as possible.

PETS Sorry kitty but it's just for the open home! One of the most common complaints from potential buyers at inspections are those telltale signs you share your home with someone furry.

PERSONAL TOUCHES A personal touch here and there helps your home feel less staged, and will often help prospective buyers to forge an emotional connection with your property. Fresh flowers, a bowl of lollies or fresh fruit goes a long way!

ELIMINATE ODOURS People fuss over the visual but often forget that a bad smell can make or break an inspection. Flowers, candles, air fresheners, or even freshly brewed coffee, but make sure that you don’t go overboard and avoid incense.

TEMPERATURE Keep an eye on the weather and heat or cool your home so it is at an optimal temperature for buyers to walk through.

THINK ABOUT SECURITY You should take care to remove and protect anything precious or valuable before you open your home up to strangers – just in case! We will always take details of everyone attending and where possible have 2 agents at the property.

MAKE YOURSELF SCARCE Sorry to ask you to leave but while your home is being inspected, you should leave potential buyers to wander your halls unencumbered and relaxed.

offers

Price is just one of many considerations when deciding which offer is best for your home. Here are some of the other factors that matter...

CONDITIONS It's typical to expect a buyer to request building and pest inspections, but sometimes they may need to sell their property or want to carry out due diligence searches. All conditions will be discussed thoroughly and explained.

ALL CASH BUYER A cash offer can be more appealing than a finance offer as the seller doesn’t need to worry about the bank approving the loan.

PRE-APPROVAL If the buyer has asked for a finance clause to be added, then ensuring they have pre-approval from their lending institute assures home sellers that the buyer can get the loan they need.

DEPOSIT The deposit amount is negotiable but cannot exceed 10% of the purchase price. The size of the deposit varies with every contract.

INCLUDED CHATTELS Sometimes buyers would like additional items included as a part of the offer such as fridges, TVs, furniture, etc. These will be pointed out to you so you are aware of what you're agreeing to when signing.

SETTLEMENT TIMELINE You may need to settle quickly to move on to the next adventure, or you may need a longer settlement to allow time for your next home to be ready. Negotiating a timeframe that best suits you is all part of the process.

OFFER PRICE Of course price matters too! But it is important to make sure the conditions are just as favourable as the nu mbers.

NEGOTIATIONS All offers will be presented to you in writing on an REIQ contract of sale for your consideration. ONCE AN OFFER IS RECEIVED YOU CAN: •Accept the offer Some offers as just too good to refuse •Counter-offer A counter-offer is when you offer different terms to the buyer that is more favourable to you. This can be price, terms and conditions or settlement •Decline the offer If the offer isn’t close enough to your expectation and there is no need to further negotiate.

THE BUYER CAN THEN: •Accept the counter-offer •Decline the counter-offer •Counter the counter-offer You can negotiate back and forth as many times as needed until you can reach an agreement or someone chooses to not proceed.

OFFER IS ACCEPTED The contract will be fully signed by all parties and you are now officially under contract! Congratulations! Now building and pest inspections, valuation, or anything else built into your contract of sale will take place.

home VALUATION

If the buyer is seeking a loan to purchase your home they will possibly need to have a valuation performed by a qualified valuer. The valuer is appointed by the bank to verify the home is worth the loan amount. As a seller, we want the property to value for at least the sale amount or more.

"We sold a property in Mountain Creek through Pam Court Realty recently. At all times Pam Court Realty provided very professional, experienced knowledge regarding marketing and selling our property. Pam Court Realty always considered the buyer but also has relayed the buyers’ expectations. Pam Court Realty went over and beyond our expectations with their attentive and friendly manner and dedication to both ourselves and potential buyers. Communication has been excellent, and we have never been uninformed about every development during the sales period. I would highly recommend Pam Court Realty for any sale of property in this area. Thanking you Pam Court Realty from both of us and our family. Sue & Tony (Sellers)

Pam Court Realty has been understanding and friendly throughout the process of buying my first home. An absolutely delightful breath of fresh air after a lot of the agents I've dealt with. Highly competent and professional, can't speak highly enough! Lochlan (Buyer) "It was a pleasure to deal with Pam Court Realty who were professional, knowledgeable and also personally important for me, approachable and sincere. If I were to look for an agent in the future I would definitely engage Pam Court Realty or recommend her to friends and family. Thanks again, you made every step of my purchasing journey a pleasure. Amanda (Buyer)

"Pam Court Realty is not only knowledgeable and professional but very friendly and caring. Unfortunately, due to personal reasons I had to sell my house from the UK. I thought it would be a nightmare, but Pam Court Realty made sure the whole process was as easy as it could be. I would highly recommend Pam Court Realty to anyone selling or buying a house. Wendy (Seller)

Wow - what an amazing short journey, from the 'For Sale' sign going up to the first viewing (at the same time), an offer and sold within weeks. From years of experience Pam Court Realty knows the local property market well. Thank you to Pam Court Realty for their support and understanding throughout the sales process. We would not hesitate to recommend Pam Court Realty to family and friends who are thinking of selling their homes in the future. David & Stephanie (Sellers)
