The movement of interest rates has not stopped buyer demand or competition at auction with an average of 2.77 bidders across our 164 Auctions in the quarter
•
The lift rate of over 4% remains consistent with previous results as buyers compete on auction day, paying more than pre-auction offers
•
Clearance rates have softened slightly through the quarter however the overall auction success rate remains strong at 82%
•
When making the comparison of sales success between the Auction Strategy and Exclusive Agency, auctions are almost 2x more successful with an 82% success rate vs 49% exclusive agency

Buyers migrating to the region are still accounting for a combined 35% of all transactions, slightly down from previous quarters in 2021. We see this latest quarter as more of a balanced result after strong migration demand from the southern states was seen on the back of the Covid lockdowns.

Another strong quarter of buyers inspections however these numbers were slightly down on the 6,000+ from the previous. In taking a closer look at which properties are drawing the most number of buyer inspections, auction campaigns attracted on average 22.7 inspections as opposed to 9.4 for priced property.

The two major changes in the property market are identified here with both an increase in available property and a decrease in the 90 day sales success rate. During the quarter we have noticed an almost 10% increase in available property and a 12% reduction in sales success rate. With interest rates on the rise, sellers see this as a signal that the market has reached its high point and will soon look to exit, bringing more supply to the market.
