WHAT THESE FIGURES SHOW
• 2022 was on record one of the most remarkable years in Sunshine Coast property. Driven by the market forces of supply and demand, we saw prices continue to rise for the best part of the year. As interest rates rose and their impact on households were felt, we did see an easing of demand and softening in home prices from their previous market high positions.
• The auction reporting realistically shows an incredibly strong period of results with an average of 2.44 bidders per auction proving that competition remains critical in any successful sales outcome.

The rise and rise of local buyers! It seems that local Sunshine Coast Buyers are the strongest performers over the last quarter. This is most likely a result of less interstate buyer interest from New South Wales or Victoria.

Buyer Inspections Total
• A total of 4,898 inspections throughout the quarter still shows we have good demand from buyers, however when you compare it to the 5,952 from the previous quarter, it does show a general reduction in buyer demand of approximately 17%.
• With 153 auctions conducted in the period, we average 19.3 inspections per auction. Compared to an exclusive agency sale that recorded an average of 10.2, auctions are almost twice as effective in generating buyer inspections.

• The results in this section are relatively consistent quarter on quarter despite the rise of interest rates causing buyer demand to weaken. Sellers that are moving quickly to reposition on price are still obtaining a sale in good time (less than 30 days) while we expect other sellers to remain on the market for a longer period.
• There has been a slight reduction in available property, however this could be considered normal based on Spring being the most popular time to sell and naturally some sellers waiting for the new year before coming to the market.
