St James’

A statement location for your business

2

Make your mark

The office you choose says a lot about your business, and St James’ says more than most.

Originally the headquarters of the Calico Printers Association, it is widely considered to be one of the finest period properties in the city, with a grand Portland stone frontage that is over 300ft long.

This iconic Grade IIlisted building sits in a commanding location overlooking Manchester’s busy Oxford Street and dates back to 1912.

A period property it may be, but the facilities at St James’ are contemporary in every way. Bruntwood purchased the property in 2003 and since then has invested substantially in the fabric of the building, sensitively restoring its best period features, including the opulent marble reception hall and sweeping entrance staircase. In tandem, the office facilities have been comprehensively refurbished, providing high quality spaces with personality, as well as amenity.

The location of St James’ means that the building will benefit from the planned implementation of high-speed, fibre optic broadband, as part of the ‘Manchester Digital Strategy Project’ for the Oxford Road Corridor. The aim of the project is to provide accessible and affordable broadband for businesses in and around Oxford Road so whether you’re an architect, an ad agency or an accountant, at St James’ you’ll soon be able to enjoy broadband speeds of 100mb plus. The inventive regeneration of this landmark building is a unique example of how Manchester’s historical industrial past has been transformed into a vibrant, modern and forward thinking home for the next generation of the city’s businesses. So if you are looking for a combination of comfort, class and character to create the right impression for your business, look no further than St James’.

Creating the right space for your business Whether you require a full office floor or a bespoke office suite, St James’ has the space and flexibility to create the right working environment for your business.

The office accommodation at St James’ is arranged over nine floors. Suites range in size from 340 sq ft up to 28,000 sq ft, providing the large open-plan fIoor plates that are so difficult to find in Manchester city centre, particularly in period properties. The size of the floors create a wide range of possibilities for space planning your office, allowing you to choose the optimum way of maximising the efficiency of the space. At Bruntwood we can help you with everything from space planning through to the entire project management of

your office fit-out. Our designers will work with you to make the space distinctively your own, getting under the skin of your business needs and tailormaking an office that meets those needs perfectly. When it comes to fitting out your space, we can use our buying power to help secure the best deals for you. And if it helps, our project managers can even manage the entire process for you, leaving you free to run ‘business as usual’.

Close to the heart of things With a theatre, cinema, gallery and a range of shopping and leisure facilities close by, St James’ has a wealth of amenities to take advantage of.

The 2,000-seat Palace Theatre is immediately adjacent to St James’ and plays host to many major West End shows as well as a variety of comedy and musical artists. Across Oxford Street, the much-loved Manchester arts institution, the Cornerhouse, delivers a unique combination of contemporary gallery space, art-house cinema and a renowned café bar-brasserie. Nearby there is an array of supermarkets, shops and lunchtime and evening eateries, including the upmarket sandwich retailer Philpotts, a Tesco Express, Pizza Express and a Caffé Nero. Transportwise, St James’ sits at one end of the well-served Oxford Road bus route.

16

The main commuter railway station of Oxford Road, offering services across the Northwest, is just minutes away with Piccadilly and Deansgate railway stations a further 10 minute walk. St Peter’s Square and Deansgate-Castlefield Metrolink stops provide direct access to the frequent Altrincham, Chorlton and Eccles services as well as the wider Metrolink network. Both are within a 5-10 minute walk. When it comes to both access and amenities, you’ll have plenty of options at St James’.

Flexibility as standard At Bruntwood, we understand the importance of creating the perfect office environment for your business.

Making your life easier

Giving you piece of mind

One of the benefits of choosing a Bruntwood building for your new office location is that we see ourselves as your property partner, not your landlord. We believe in working with you to ensure that the whole process of choosing, leasing, setting-up and moving into your new office accommodation is as stressfree and seamless as possible.

As with all our properties, the aim of our customer service and building maintenance teams is to make your experience of being a Bruntwood customer as hassle-free as possible, allowing you to get on with running your business. Anything you need, they are there to help.

With the concentration and variety of our office portfolio across the Manchester region, signing up for a lease with us also gives your business a greater degree of flexibility. Should your business or office needs change over time and you need a little more space, we’re more than happy to move you to larger or more suitable premises in our portfolio, all within the terms of your existing lease.

Finding the right property partner At Bruntwood, we don’t see ourselves as a landlord but rather as your property partner, making sure that your choice of premises adds the greatest possible benefit to the way your business works.

So why do business with us? Here’s a quick summary of what we offer. Peace of mind With over 35 years experience of managing our buildings to the highest operational standards, we understand how to keep your workplace performing at its best, keeping disruptions to a minimum. With our dedicated customer service teams and in-house facilities management, you’ll find that we react quickly and efficiently to any problems that arise. Value for money Whether your requirement is for 300 sq ft or for 300,000, we have a property at the right quality and the right price to suit your business. And because we operate and manage all our buildings ourselves, we can deliver better standards at more cost-effective rates than our competitors.

20

Flexibility We understand how your needs can change as your business develops, so we take a very flexible approach to the deal we make with you. Whether you need extra space in the long-term or short-term or if you need advice on driving better value out of your premises, you’ll always find us able to help. Good people to do business with As a values-driven organisation, we recruit our people based on their attitude, enthusiasm and commitment, because we know that good relationships are the foundation of a good business. We apply our values to every aspect of how we behave as a company, both in our day-to-day operations and in making an active contribution to the cities where we operate.

Nigel Kay MBE Managing Director St James’ Safe Deposit Co Ltd The St James’ Safe Deposit Company is a rather special customer of St James’ as the company celebrates 100 years of residence in the building in 2012. Throughout their history in the building they have remained open every week through two World Wars and even at the height of the Manchester blitz in World War II.

“A good customer deserves a good landlord.”

According to Managing Director Nigel Kay, having a good working relationship with your landlord is key to the smooth running of his business. “A good customer deserves a good landlord and we certainly have that with Bruntwood. I have been associated with St James’ Safe Deposit for 22 years and this year we celebrate our 100th

birthday in residence. Since I arrived in 1991, we have experienced three owners of St James’ and after very indifferent service from the previous ones, it is a pleasure to have Bruntwood as our property partner. They are always professional and whenever there are property issues to be dealt with they could not be more helpful.”

Chris Bellamy Director FirstFound Search Engine Consultants When FirstFound was established, they were one of the first search engine optimisation companies in the country. The company grew rapidly as the online market began to accelerate, and when they wanted to move to larger premises to expand their business, St James’ was the clear choice.

“As it’s in the centre of the city, it helped us to position our business at the heart of Manchester’s growing digital sector”

Chris Bellamy recalls “As it’s in the centre of the city, St James’ helped us to position our business at the heart of Manchester’s growing digital sector. It seems like a small detail, but location was crucial in differentiating ourselves from the competition. But it’s not the just location that’s kept us here, or that convinced us to renew our lease for another nine years. That’s all down to Bruntwood themselves.

The team here at St James’s are always helpful and courteous, and they respond to our needs as an expanding business. They’ve made it easier for us to branch out, hire more suites and take on more staff as the company has grown over the past decade. We now employ over 120 staff and help tens of thousands of businesses throughout the country. Bruntwood have been a real contributing factor in our continuing success. 21
