From The Desk Of

TREP Family, I'm wanting to put together a document that shares some good information with you pertaining to the market, any updates from TREC, or just encouragement as your broker. I enjoyed getting to have everyone with us at our meeting and hope to gather again soon!

BROKER TIPS Hail Storm! Time To Reach Out Leverage something like a hail storms to stay in touch with your clients and show value by thinking about a need they may have. Call/Email/Text everyone in the affected area and check on them. Be ready to recommend companies like a roofer if they need it. Having an email template ready to go will help with getting the information to them ASAP.

Option Period Payments

With new online payments becoming more and more common these days, TREC does allow payments like Paypal and Zelle to be used. Just make sure all parties agree to using that form of payment for the option fee.Â

ESCALATION CLAUSE Agents, I had a great question from one of our agents about some verbiage put in Special Provisions in paragraph 11 on a contract sent to him for a listing they had. The buyer agent wrote the following below in special provisions:

This language used in the contract above is NOT allowed and is against TREC policy. You are not allowed to use this sort of language nor should you engage a buyer agent with this type of language when selling a home. This basically became an issue back when the multiple offer was common year after year. You don't see it much anymore, but be aware we are not allowed to add language like this on the contract. For more Information read the document highlighted in yellow from the TREC website. Big thanks to Johnny Walker for looking into this for us!

RECOMMENDATIONS

Farm Neighborhoods Better TREC shared a great video about pulling information for any specific area/subdivision, timeframe of ownership, and the ability to print off address labels quickly for any area you are trying to farm or reach out to. This video shows you how to be more efficient with your marketing efforts in areas where you have a sold property.
