As architect of record, TA works closely with Mindspace’s design team to document projects, source materials that uphold design intent, and ensure they meet local codes.

For this project, I dove heavily into construction documentation, and am currently working on CA responding to submittals and shadowing on site visits. Throughout the design process, I also created the renderings below, and assisted the client in other 3D studies.

I also worked closely with our engineers to coordinate the relationship between the building systems and lighting at the exposed ceiling. Throughout the design process, I also created the renderings below, and assisted the client in other 3D studies.

A&G Philadelphia Office

Location: Philadelphia, PA

A&G is a Boston-based advertising agency, looking to establish a unique and enticing Philadelphia presence. The client’s vision for this space was partially inspired by the current work from home trends. They prioritized touch down spaces with a residential feel, in order to create more comfortable areas for employees to work. They recognized the new challenges of bringing staff to work in person, and wanted to create an environment that encouraged people to come into the office.

I was brought into this project to help with 3D visualization, and interpreting vision boards created by the interiors department into a realistic model that could be walked through with the client.

This pantry space is intended to serve as the main kitchen area and lounge for the A&G staff. It also anchors and provides additional support for the lounge and board room spaces.

The client requested nontraditional meeting spaces in addition more formal meeting rooms. In response, we designed living-room type breakout areas that can function as both breakout and touchdown spaces.

The breakout space within the open work space will serve as a touch down space for hybrid and out of town employees. A playful divider separates the two spaces physically, while still providing a visual connection with the open desking area.

Seventh Street

Location: Philadelphia, PA

This project, located on an iconic historic street in Philadelphia, posed a lot of interesting challenges. First, we completed many different feasibility studies for our client, to assist them in determining which program and overbuild size best suited their proforma. After weighing the pros and cons of turning this historic building into apartments versus hotel, and adding two stories versus four, the hotel ultimately won out.

Throughout this process, I consistently balanced the needs and goals of the client with the requirements for both local and national tax credits. I also worked on the massing for the overbuild and facade and fenestration within the courtyard.

Reyburn Manufacturing Co.

Location: Philadelphia, PA

Role: Test-Fits, HTC & Zoning Submissions

This historic building was purchased by a client and we were asked to do several feasibility studies in order to assist in determining how the former warehouse and office space should be used. At first, the client was planning on leasing out the floors in the main building as office space, but later reconsidered and decided to pursue putting apartments in on the upper floors instead. As a result of this change, the building, currently zoned as ICMX-5, would have to be granted a conditional use permit.

For this project, I assisted the client in determining sizes of tenant spaces and creating exhibits for their leases, helped prepare historic tax credit submission documents, worked on feasibility studies for the residential and commercial programs, and created imagery and designed the roof deck for display during a community meeting to garner support for the project.

Confidential Client Test Fit

I worked on this fit-out for a prospective large healthcare client in Philadelphia. The client presented a program with specific requirements for each of its internal departments, and asked for all of the work stations to have access to natural light. The large, expansive floor plan was subdivided into a series of “neighborhoods,” each complete with nearby breakout, collaborative, and pantry spaces. Of course, all offices within a department were located adjacent to their respective workstations.

Furthermore, because of the nature of this client’s work, a large shipping and receiving center was provided at the existing loading area. Finally, a large central cafeteria was strategically located within an existing brick addition to the building.

This project began as a BOMA analysis for a large real estate investment firm in Philadelphia. I completed several BOMAs for them, including both single and multi-tenant, as well as a hybrid analysis with each floor divided to reflect projected leasing demands.

After several months, the client came back to us requesting several test first to be completed for a variety of scenarios. I worked on creating several single tenant versions, including an open concept layout, a traditional layout, with offices on the outside and a third hybrid layout in different part of the building. I also worked on a multi-tenant version with suites of various sizes.

400 Atlantic Office Building Refresh

This feasibility study was presented to the client in order to help them determine opportunities to improve an existing office building and their related costs. This client requested to see several options for various portions of the project, including strategic facade replacement to enliven the current appearance, ideas for renovating the lobby to catch up to 21st-century aesthetics, various iterations of landscape redevelopment, and massings for a potential new residential tower within the site.

While the project did not move forward, I was able to work within a team to create a cohesive package to present to the client. I efforted on the interior lobby design with input by the senior staff members as well as produced 3D models and renderings for the other areas of the project.

Ventnor Residence

Location: Ventnor, NJ

This project was brought to the firm by a client who purchased a beach house in Ventnor, NJ. The home was built in the ‘50s and featured a highly subdivided floor plan and very few bathrooms. Our client wanted to create a large open space for entertaining, as well as add several bedrooms and bathrooms to the home, via an addition off the back.

I worked with the city to understand the zoning requirements and implications a major addition had on this currently nonconforming lot, and responded accordingly while working on space planning the home. Later in the project, the client decided to raise the house to be lifted out of the flood zone, and I worked on redoing the pricing documents to reflect this change accordingly.

Lifting the home out of the flood zone permitted the creation of a garage on the ground floor. Our client also desired to have a porch overlooking her street to interact with neighbors, however due to the setback requirements, we could not build outward. As a compromise, we researched folding wall systems as a way to create a similar effect.

Throughout the process, our client stressed the importance of creating an open-concept entertaining space for friends and family to visit. She also wanted the space to feel as connected to the outdoors as possible, so we retained an existing sunroom and added a large deck off the back.

Our client responded very well to 3D imagery, as a way to get a feel for her new space. I created a comprehensive SketchUp model of the ground floor that could be walked through and edited in real time to better suit her needs or test ideas.

Hedges Lane

This incredibly unique building was purchased by one of our clients as a vacation home. As a perfectionist with no shortage of ideas, we were fortunate to undertake an extensive and in-depth design process in order to make every detail of this home perfect. While the home is still a work in progress, these images reflect many of our client’s recurring ideas.

I worked on incorporating his new ideas into the project and delivering an updated design package on a weekly basis. Eventually as the project moved into DD’s, I began documentation efforts as well. During this process I was able to learn how to merge many ideas from seemingly varied inspiration images in order to create a cohesive and one-of-a-kind home.

This view of the main living area of the home features the structure of the home, which was originally a barn. Large windows provide views to the 4 acre property and the pool beyond.

Our client requested a ground floor master suite, complete with a fireplace and views to the exterior. We chose to demolish an existing addition in order to create a brand new structure that complimented the existing barn and met FAR requirements.

Our client desired a large open-concept space with views through the entire house. While entertaining was not a main focus, he did want to create several different zones for his family and his grandchildren to spend quality time.

LBI Residence

Location: Long Beach Island, NJ

This beach house was a new build for our clients who purchased an ocean front property. While the original plans were inherited from another architect, our client felt we would be better able to meet their needs and bring their vision for their home to life. They wanted to create a seaside-inspired home without being too literal. The wife also creates her own mosaic artwork, and wanted to ensure there was ample space to showcase her work.

I worked mostly on 3D visualization for this project, as well as some kitchen, bar, and millwork design. Our clients responded very well to the 3D model and I was able to update it several times throughout the project to aide their decision making process.

The kitchen design was very important to our client, as many of their family members love to cook. We made sure to double the sinks, ovens, and dish washers as well as provide the largest island possible, in order to give everyone ample room to cook at the same time.

While the main living area of the home is on the third floor, our clients wanted a secondary living space for the younger members of the family to enjoy. Off of the den is a screened in porch that overlooks their pool.

Another must have on our client’s wish list was an outdoor shower. While one shower was provided at ground level for post-beach use, we designed a second off of the master bathroom with a window to the ocean beyond and to the sky.

Stair Details

Location: Philadelphia, PA

I worked on these stair details as a part of a larger CD set for a historic building in Philadelphia. Each serves as an egress stair, however one is historic and required special consideration. We worked to ensure the stair could be properly enclosed by a rated barrier without destruction to the existing guard and handrail.

In order to document the historic portion of the stair in Revit, I modeled the guardrail as several different families that could be edited as necessary to reflect existing conditions. I was also careful to note areas of the floors and stairs that needed to be protected or repaired.
