West Sussex, from £2,600 per month Few later-living solutions can rival the grandeur of Danny House, a Grade I-listed Elizabethan country house near Hurstpierpoint. In 1918, Lloyd George spent three months there and it was in the Great Hall that, on October 13, 1918, the terms of the Armistice that ended the First World War were agreed. Country Life wrote on October 19, 1918: ‘We may hazard the conjecture that the deliberations which have taken place within the walls of Danny will hold an important place in the history of the Great War.’ A retirement home since 1956, it is now an owner-managed senior-living community, offering dance and exercise classes, a book club, shopping and cultural trips, and a Monday evening soirée, as well as one- or two-bedroom apartments. Fees include not only electricity, heating, council tax, cleaning, entertainment and maintenance, but also three meals a day throughout the year. Danny House (01273 833000; www.dannyhouse.org.uk)

Kent, from £560,000 Set in what once was the walled farmyard of 15th-century, Grade II-listed Wingham Court, Orchard Yard in Wingham offers nine houses and six apartments for residents aged 55 or more. A contemporary take on vernacular style, the properties afford fine views of the delightful grounds. As well as a wildlife pond and an orchard, the communal gardens feature individual vegetable gardens and a large table for alfresco dining. There’s also a clubhouse, including gym and stretch studio, plus a bookable guest suite. The scheme is managed by a not-for-profit organisation. Cognatum (01491 821150; www.orchardyard.co.uk) Gloucestershire, £299,950 Scheduled to open in summer/autumn 2022, Siddington Park, on the outskirts of Cirencester, is the latest scheme by later-life specialists Rangeford Villages. Set in landscaped grounds, it reinterprets traditional Cotswolds architecture in a modern key, with a choice of apartments in the Grange (for those who like to be closer to Nature) and the Pavilion (for those who’d rather be in the community’s social hub). Among the many facilities are a spa with swimming pool, hydro pool, sauna and steam room, gym, dance studio and craft room, and cinema. Services include group activities, plus housekeeping, a bookable suite for guests, village transport and 24-hour emergency support. Rangeford Villages (0800 135 7420; www.rangefordvillages.co.uk)

I

F you live in London, or have a fondness for the city lifestyle, and want to maintain the freedom of owning your property, a Riverstone residence might be the perfect place to call home. The company provides exceptional living in sought-after areas of prime central London for people aged over 65. Riverstone Kensington is located in one of the capital’s most sophisticated boroughs, not far from Kensington High Street and Holland Park. Riverstone Fulham sits on the north bank of the Thames and makes the most of its setting with a riverside restaurant, as well as being the springboard for scenic walks.

The private gardens form a series of green promenades Riverstone’s Chief Executive Officer, Jason Leek, is aware of how essential it is that people over 65 are offered alternatives to suit varying lifestyles. ‘The countryside is an option in later years, but we have seen significant interest from those wanting to continue to be connected to the city, their neighbourhoods and family, and live the life they have established in London,’ he says. The Riverstone experience Riverstone Kensington is located within close proximity to many cultural attractions, such as the Saatchi Gallery and the Royal Albert Hall, as well as a fantastic array of restaurants and bars, but, as part of the Riverstone offering, residents don’t even need to leave their apartment complex

Riverstone provides luxury city living and a wide range of amenities for people aged over 65

to enjoy a wide range of amenities and services. From espresso bars and restaurants to private cinemas, meeting rooms and landscaped gardens, the Riverstone Club meets almost every interest. Green spaces in the City Riverstone appreciates that green spaces play a key role in our health and wellbeing. Thus, landscape and garden designer Andy Sturgeon, who has won eight Gold Medals and three Best in Show awards at the RHS Chelsea Flower Show, will design open spaces at both the Fulham and Kensington residences. These private gardens form a series of connected green promenades, filled with colourful, textural and scented plants. Conceived to be enjoyed all year round, these are spaces in which residents and their visitors can be active—or simply relax and take in the horticultural delights. Exceptional living Thoughtfully presented to create flexible and spacious lateral living, the apartments at Riverstone are delivered to an incredibly high specification, perfectly combining excellent design quality with practicality for later living and outdoor space—all properties benefit from a private terrace.

Your move, on your terms Let Knight Frank Finance provide the flexibility to make your property move a smooth one, leaving you free to relax as you step forward with your next milestone. Moving to a new home is often an exciting milestone in our lives, but there’s no doubt that it scores highly on the stress register. And when it’s time to move from a much loved, long-term family home, that stress is often magnified. Leaving behind cherished memories is hard enough but there are also the practical considerations. Will all your furniture suit the new space? Is there enough storage? A helpful approach is to ease yourself gradually into your new home before selling your existing one, to take your time and remove the stress that comes with a simultaneous moving day. At Knight Frank Finance, we can’t pack the boxes for you but we can offer practical solutions that give you this luxury of time. Our thoughtful and highly individual advice can turn an overwhelming event into an ordered one, giving you the flexibility to settle into your new home on your own terms. Let us help you make your next step in life the positive milestone it deserves to be. Your Trusted Property Adviser You’ll know Knight Frank as one of the world’s leading property firms who, for 125 years, has provided clients with personalised property advice.

The team at Knight Frank Finance offer the same outstanding expertise across every aspect of property finance. We provide trusted advice for a wide range of clients, from those with lending requirements for complex property portfolios to firsttime buyers seeking their first mortgage. For 125 years we have helped our clients make the right decisions at every stage of life. That’s why establishing our Later Life Finance service in the UK, exclusively for those over 55, was a natural extension to our role as your lifelong partners in property. How We Can Help For those planning to move house, perhaps downsizing in readiness for retirement or undertaking a long anticipated move to the coast, a country cottage or a bustling market town, what’s known as short-term finance is an increasingly viable and sensible option. It gives you the time and flexibility to take stock between establishing your new home and closing the door on your current one. David Forsdyke, head of Later Life Finance at Knight Frank Finance explains how it works in practice.

“Short-term finance provides the means to proceed with the purchase of a new home without having to rely on selling your current home. By separating the two transactions, it helps you stay in control of the entire moving process. It’s available for as little as one day up to twelve months depending on your circumstances. Available rates, secured on your existing property and chargeable by the calendar month, are currently less than 0.5%* per month.” “A recent client with a sizeable art collection downsized from her family home in southeast London to a retirement apartment in Kent. She was understandably concerned about how her collection would fit into her new home and wanted to take her time deciding which pieces to keep and where to hang them,” says David. “She opted for short-term finance so that she could manage her own timescales and hang the pictures thoughtfully at her leisure before sending the rest to auction. At the same time, she had her existing home redecorated before putting it on the market. In total her loan was in place for six months and removed much of the stress of moving.”

Our professional expertise across all areas of property and finance, combined with an extensive network of providers, enables us to advise you on whether short term finance, part-exchange, a retirement interest-only mortgage or equity release is the right path for you. These solutions all form part of a rapidly maturing market, and are important considerations when planning your next move. “Later Life Finance is quite simply a market transformed,” explains David. “The market has evolved into one dramatically more sophisticated and flexible than we’ve seen before, with over 700 products available. For clients this means significantly better choices when it comes to financing a move.” Using your property wealth wisely gives you the most important prize of all: choice. Whatever you hope to achieve, we can help. As we celebrate our milestone 125th anniversary this year, let us help you make the most of your next exciting milestone.
