OR sale for the first time since it was completed in 1835, secluded, Grade II*listed Meldon Park sits in 36 acres of historic wooded parkland overlooking an ancient deer park at the heart of the Cookson family’s 3,800-acre Meldon Park estate, six miles from the market town of Morpeth and 20 miles from Newcastle-upon-Tyne. Andrew Black of Savills (07967 555697) quotes a guide price of £3.5 million for the elegant Georgian house, built for Isaac Cookson, the younger son of a successful Newcastle banker, by the prolific northern architect John Dobson, with some internal alterations by Sir Edwin Lutyens in the 1930s. Best known for designing much of central Newcastle, Dobson was the pre-eminent architect of his day in the North-East of England, where he built or remodelled more than 60

churches and 30 country seats. According to his daughter, Dobson ‘never exceeded an estimate, and never had a dispute with a contractor’, a reputation that no doubt endeared him to the financiers, mill owners and industrialists of the region who commissioned him to build their grand new country houses. Writing in Country Life (February 24, 1966), architectural historian Marc Girouard traces the history of the Meldon Park estate, from its ownership in the 14th century by a branch of the Heron family of Ford Castle until the early 17th century, when it was sold to Sir William Fenwick of Wallington. It later passed by marriage to the Radclyffes, Earls of Derwentwater, whose vast estates were forfeited when the 3rd Earl was executed for his part in the Jacobite rebellion of 1715. A large part of his property, including Meldon Park,

an enclosed deer park of 466 acres to the north and south of the River Wansbeck, was settled by the Crown as an endowment on Greenwich Hospital. In 1832, the Greenwich Hospital Trust sold the 2,070-acre Meldon estate for £55,000 to Isaac Cookson, who successfully ran his father’s glassmaking and chemical enterprises. He was Mayor of Newcastle in 1809 and High Sheriff of Northumberland in 1838. Having already worked with Dobson on an urban development project in Newcastle, Cookson lost no time in commissioning him to build a new country house on a ledge of a valley in the northern half of the former deer park that sweeps down to the River Wansbeck—a site chosen by the architect after months of walking the land. For Dr Girouard, the end result was ‘a straightforward, sensible house, beautifully built and in a beautiful

setting. Its architectural detail is simple but elegant, its rooms are comparatively few, but very spacious. Indeed, a criticism that could be made of it is that they are too spacious; their high ceilings and generous proportions, both upstairs and down, are not altogether well adapted to a Northumbrian winter’. That, of course, was in 1966; since then, much has been improved and updated.

Central to the family’s enjoyment of the estate has been the running of the Morpeth Hunt Meldon Park is built on a convenient plan adopted by Dobson for at least four of his houses. The main block is roughly square, with the entrance on the west and a central bay window on the south. A large service wing (much reduced in 1962) stretches out to the north, with a conservatory wing at right angles to the west. The principal reception rooms run along two sides of the main block—a library and two drawing rooms to the south, a dining

The heart of Meldon Park has always been the main estate house, which has seen extensive improvements since 1930, when Lutyens replaced the original metal balustrades on the main staircase with the present mahogany ones and added the decorative plaster panels. was converted into two separate apartments. The billiard room and orangery were also re-roofed in the 1980s and a new oilfired heating system was installed. The astronomical cost of heating the house with oil eventually led to the recent fitting of a biomass boiler, fed with timber from the estate—a far more sustainable way to heat the hall and its surrounding properties, as James Cookson, the present custodian of Meldon Park, sagely observes. For Mr Cookson and his wife, Emily, who moved to Meldon Park at the height of the footand-mouth epidemic in 2001, the 14,000sq ft house, which has 10 bedrooms arranged over two floors, with further accommodation in the north wing, has been both a challenge and a wonderful family home. Central to the family’s enjoyment of the estate has been

Dobson’s listed stable block—one of few still used for its original purpose—and the running of the Morpeth Hunt, founded in 1818 by the Cooksons, who have since provided many of its masters. For Mr and Mrs Cookson, the decision to sell has been an agonising one—and one about which they have thought long and hard. ‘It’s been a battle between head and heart and, in the end, the head came out on top,’ Mr Cookson admits, as he continues to preside over the dynamic community that is the wider Meldon Park estate. In West Yorkshire, Toby Cockcroft of Yorkbased Croft Residential (01904 238222) and Edward Welton of Knight Frank’s country department (020–7861 1114) are joint agents in the sale of Grade I-listed Myddelton Lodge at Ilkley, on the southern edge of the Yorkshire

Dales National Park, nine miles from Skipton and 18 miles from Leeds. They quote a guide price of £4.95m for the imposing stone-built house, which dates from the 13th century and was long the home of the devoutly Catholic Middleton family before becoming a seminary, monastery and retreat house. It stands in just over 6¼ acres of landscaped gardens and woodland, with direct access to the surrounding Wharfedale countryside, yet less than a mile from historic Ilkley’s thriving town centre. Although neglected in the late 1990s, the 10,661sq ft main house, with its morning room, library, family room, six bedrooms, annexe and adjoining 1830s chapel, was later restored by private owners, and further refurbished by its present custodians during their 10-year tenure.

Gloriously 125 As COUNTRY LIFE celebrates its 125th anniversary, we have the pick of properties that were built at about the same time the magazine was launched

LMOST exactly 125 years ago, on May 15, 1897, Messrs Walton & Lee had the full run of COUNTRY LIFE’s first advertisement page, featuring seven properties for sale and to let that ranged from ‘the noted sporting and residential estate known as Hargham Hall’ in Norfolk to the splendours of Pyrgo Park in Havering (then Essex, now London).

These figures reinterpreted the country house as a home for modern domestic living It’s fascinating to see how many properties were advertised as being situated in ‘healthy’ suburbs or having ‘salubrious air’, in obvious contrast with the fumes that enveloped London then even more than they do now. But it’s a marker of how much times have changed that a ‘unique specimen of an early English country house’ half an hour from Charing Cross was described as ‘not on large lines’ because it only had 12 bedrooms and four reception rooms. Property size aside, COUNTRY L IFE itself was an agent of change, helping usher in a new approach to architecture by championing, during the building boom of the late-Victorian and early-Edwardian era, the work of notable architects, including Sir Edwin Lutyens, who created the magazine’s offices in Tavistock Street. These figures reinterpreted the country house as a home for modern domestic living and many of the properties that now grace the pages of the magazines were a product of those evolving times. Here are five homes that share COUNTRY L IFE’s launch date, give or take a few years.

Buckinghamshire, £4.5 million Built in the mid 1890s and completed in 1904, High Trees, in Chalfont St Peter, shares more with COUNTRY LIFE than age—the magnificent formal gardens are thought to have been designed by Lutyens and Gertrude Jekyll. The 20-acre grounds, which include an arboretum studded with cherry trees and Japanese acers, would be reason enough to make this Grade II-listed house—designed by architect Claude W. Ferrier for his father, neurologist Sir David Ferrier—highly sought after. However, the interior, with its wood panelling, stately fireplaces and light-flooded orangery, is not short of charm either. There are eight bedrooms, six reception rooms, an open-plan kitchen and family room, and a spectacular leisure wing, complete with cinema, gym and indoor swimming pool. Savills (01494 725636) Suffolk, £825,000 As the name implies, The Chapel, in Moulton, on the Suffolk to Cambridgeshire border, didn’t start life as a house. When it was built, in 1897, it was intended as a place where the village’s Methodist congregation could gather. The later conversion preserved many of the ecclesiastical features, such as the arched stained-glass windows and vaulted ceilings, as well as creating a home well suited to contemporary living, with mod-cons such as part underfloor heating and an in-built sound system. Properties of the week Bedfordshire, £2.75 million The youngest of the group, The Grange was built in 1906 as the home for a local landowner. However, the fortunes of this magnificent country house would soon change, seeing it become a school, a base for the Armed Forces and a block of flats. Eventually restored as a family home, it now has 12 bedrooms and eight reception rooms. The 12,595sq ft interior features intricately decorated plaster ceilings, a grand staircase and fine fireplaces, but also a contemporary open-plan kitchen and breakfast room with custom-built units and a cinema room that doubles up as a gym. The Grange comes with a range of outbuildings and just over three acres of gardens and grounds. Michael Graham (01234 220000) Northumberland, £1.995 million It’s hard to pinpoint exactly when West Grange Hall was built—it doesn’t feature in the 1863 Ordnance survey map of the area, but it appears in the 1891 census as the home of land agent Thomas Gow. As he seems to have lived elsewhere in the previous census, it’s likely the house was built at the dawn of the 1890s. Once part of the Wallington estate, it was used by the RAF during the Second World War. Thoughtfully restored, it now makes the most of the period details—from the sash and case windows with working shutters to the eye-catching staircase—as well as of the long, leafy views across the grounds. The reception rooms, with their imposing fireplaces, are ideal for entertaining and the 10 bedrooms provide plenty of room to accommodate guests. West Grange Hall also comes with a three-bedroom cottage, a two-bedroom annexe, equestrian facilities and more than 20 acres of gardens and grounds. Sanderson Young (0191–223 3500) East Sussex, £1.995 million The title register shows 1895 as the conveyancing year for the Garden House, so, taking construction times into account, this Victorian house in Eastbourne should be about the same age as COUNTRY LIFE. Much like the magazine itself, it sensitively combines old and new—original plasterwork and a striking kitchen with bespoke units, fine fireplaces and bold paint colours in the vast sitting room. The 5,408sq ft of accommodation include seven bedrooms—the master suite has its own bespoke dressing room—and two studies, as well as a drawing room and a family room.
