Welcome 2023 ....

As the South Florida sun rises and sets at the start of a New Year there are many great opportunities in the luxury real estate market. Fort Lauderdale, in particular, continues to evolve into a New Venice of America with emerging development projects, new builds and substantial residential renovations! The New Year is often a highly reflective time for many of us with fresh goals and aspirations. Here are a few simple predictions that may assist you with real estate planning:-

• There remains strong buyer demand for appropriately priced and high-quality offerings as the overall inventory remains relatively low. However, in general economic experts predict a more balanced market in 2023. Danielle Hale (Chief Economist for Realtor.com) anticipates the market “may be underwhelmed!” Favoring neither the buyers or sellers in 2023. Hale forecasts a slowdown in the number of transactions.

• There are many mixed messages relating to an anticipated slow down in the market and increasing inventory. New market conditions require a different approach and new tactics. Correct pricing and highly targeted marketing are even more crucial to a successful sale than the previous two years.

• Luxury buyers enjoy more readily available and accurate market data than ever before! They certainly remain drawn by our tropical climate, tax advantages, remote working opportunities and corporate start-up benefits. However, they no longer feel the urgency of the covid driven market! Interest rate pressures, stock market fluctuations and global volatility create a more cautious environment, leading to longer market times! Luxury buyers are anticipating more room to negotiate and seller concessions relating to overall terms and repairs. Multiple offers are becoming less frequent.

• Housing data shows that one in five listings had a price reduction in October (nearly double what was typical in 2020 and 2021). However, it is important to remember that the luxury market is unique and local markets differ to national trends so it important to drill down on the luxury market and work with an expert.

In January of 2022, it occurred to me that I was surrounded by an amazing group of businesswomen and entrepreneurs that I encountered in my daily real estate activities. I was also struggling to find time to get together with them individually to exchange ideas, remain in contact and generally provide support at today’s hectic and complex pace.

Lux Ladies of South Florida was formed that very same month and started with ten founding members. By February, the group exceeded twenty and continues to gain momentum! The concept is to bring together women that are working in luxury market sectors to network and refer business on an ongoing basis. I also saw the platform as a valuable opportunity for women relocating and new to South Florida or for start-up businesses as they build their infrastructure socially and for commercial purposes. Or simply for women who are just passionate about the business world and wish to share in a positive environment or give back to the community.

More than half a century ago, a determined group of women called themselves the Royal Dames and joined forces to fight one of mankind’s most formidable foes— cancer. Believing that a cure could only be found through research, they began to support the ground-breaking work being done at the Rumbaugh-Goodwin Institute (RGI), now located at Nova Southeastern University. RGI’s new, patented therapeutics are showing great promise in treating many types of cancer, and most recently, Glioblastoma, one of the deadliest forms of brain cancer.
