Todayʼs modular buildings have evolved at warp speed dynamically from the days of Sears and Roebucks Prefab homes in the early 1900ʼs. Modular construction is not only for standard residential construction or standard options. By knowing the material required for any component, only what is needed is used thus eliminating waste. It takes less time to assemble a modular home at the construction site so this saves on labor costs. The manufacturer can also produce modules at a lower cost because it typically builds many throughout the year and can take advantage of purchasing materials in volume. Manufacturers have long term relationships with suppliers, buy in bulk, and pass the saving along to the builder. Production is more efficient inside a factory and workers are more productive in a year round climate controlled environment. There is very little chance of theft even after the home is delivered because it is set in a day or so allowing the home to be locked tight during construction. In metropolitan areas where construction costs a high, modular building costs are much less. In rural areas, there is a shortage of contractors so it makes sense in these areas as well. Modulars can be assembled on site in less than a month. Depending on the design, it could take up to 3 months to assemble but usually no longer than that. Once the modules arrive at the home site, it is only a matter of assembling them. As mentioned before, building the modules in the factory is based on a pre-existing design which means that they can be manufactured in 1-2 weeks. In other words, because of the modular home manufacturerʼs experience with building each component, factory time is optimized. Furthermore, in the factory setting, unlike traditional home construction, there is no threat of delays due to inclement weather. The components are built tougher so that they can be transported. Transporting modules to the construction site can place them under a significant amount of stress. The factories that build these modules utilize the same jigs to make sure that there are no design variations and all angles are square. The module frame is more durable because most manufacturers build walls using 2×6 framing instead of 2×4. To withstand further transport stress, components that make up modules are assembled with screws and strong glue which hold tighter than standard nails. Modulars are more energy efficient. Since Modulars are built with 2 x 6 walls, and 30% more steel and lumber than standard conventional buildings. The use of 2×6 framing for walls allows the manufacturer to put in more insulation. Because of efficient production methods, caulking and sealing can be done during building of the module and in areas that would be inaccessible during construction of a traditional home. In the factory, assemblers can pay greater attention to such details as sealing around electrical outlets. The end result is that the modular units will not lose as much heat in the winter and keep the cool inside during the summer. Energy savings is another way that the overall price of owning a modular home is lower.
