Get to know your area agent; Mmusi Motsuenyane We sat down with Mmusi recently to discuss his success at Blue Hills Equestrian Estate and get to know him better. Q: Tell us a little more about you? Mmusi: I got involved in residential property sales in 2011 after 10 years in the sales and marketing of major publications (both newspapers and magazines). I
n order to successfully get all of these things, your home should be decorated in such a way that it tells a beautiful story of you, accentuated by the things you love. Optimizing on your space, whether big or small, is key!
Always begin with the shell (walls, floors & ceiling) of the home. It’s important that 90% of the walls in the home be treated in neutral. Only feature walls or floors should be spared for a bit of “play”. If you have limited space in your home, there are ways of making it look bigger. This can be achieved by bringing in more light into the room by adding a few mirrors, placed adjacent or opposite a window, so as to bounce the light off the window and into the room. Always measure the space where you would like to place furniture. It’s very important that you allow space for movement between pieces. If you cannot find furniture to fit the space, rather have it custom made as it always works out best that way. Bigger spaces, on the other hand, are always exciting to work with and you can easily be tricked into overfilling them with clutter and end up with a lot of confusion. Bigger spaces allow you to use bigger pieces of furniture to separate sections of the space in the home in a clever way. They also allow you to play with darker colours,

LIFESTYLE & DÉCOR especially darker furniture as it is easily absorbed into the space instilling the feeling of comfort. Be careful of the use of strong colours though, as they can be overpowering in a large space. Allow colours and textures to flow into each other tastefully to create harmony. Remember the quote “less is more”? When it comes to decorating your home this quote is so fitting. Whatever it is that has inspired the style chosen to decorate your space, avoid cluttering every corner of the space with too many elements of that style. This can be very overwhelming and can easily kill the significance of it. It is also important to invest more in the larger furniture pieces of your home and to keep them in a neutral tone. This is your first step to giving your home a timeless feel because when seasons change, so do the trends. Keeping a neutral base will allow you to evolve with the trends by simply changing accents. This is also a cost-effective way to bring the excitement of change into your home each season. Winter has arrived and we need our spaces to feel all warm and cosy. Textures, textures and textures!! That is the key word to bringing in warmth and liveliness into our spaces this winter. Use textures in the form of velvets for scatters and throws for your bedrooms
and living areas. Try using Jacquard as it brings in that chic luxurious feel for your window treatments, while bringing in that desired warmth to your space. Also play a lot with fabulous winter colours like navy, mustard, green, burgundy and cream for all your accents in your home.

We reiterate importantly: Residents of Blue Hills Equestrian Estate who are interested in getting panic buttons, which will be linked to the reaction officer’s vehicle and the control room, may contact Percy or the Security Manager for arrangement of installation at their homes.
Once an owner resides in the Estate, he/she can register on the “Click-On” system in order for their visitors to gain access to Blue Hills Equestrian Estate. 15 BLUE HILLS JULY '18
If ever you are travelling home to Blue Hills and you feel unsafe & suspect that you are being followed, Thompson’s security have offered to meet you at a safe collection point to escort homeowners to the Estate. This option is only available from two spots. The Cnr of R55 & Summit road/Olifantsfontein and from the robots at Crowthorne shopping centre. Thompson’s site security manager can be contacted on 071 230 1627 (Joe Williams) & 076 771 9082 (Reaction officer) to have your own personal Alarm
system & panic buttons installed for rapid response by the on-site armed reaction officer. Owners are welcome to contact Percy to arrange to have their fingerprints loaded to the access system for easier access into the Estate.
The Estate has installed a state of the art thermal CCTV system, which is monitored by Thompson’s 24/7/365. Cameras have been strategically placed around the Estate to monitor and report on any transgressions. Thermal cameras have been placed along the wetland area separating Blue Hills Equestrian Estate from Blue Hills Country Estate and these will assist in alerting any transgressions in this area.

We don’t have stopstreets in the Estate yet but the HOA is looking at installation of road signs/speed signs throughout the Estate, please ensure that you drive as safe as possible.

What are the benefits expected by Blue Hills from the selected service provider? For example – are they giving any value adds like CCTV points for future add on? We did not want additional "value added" items because we don’t require any at this time. This practice by network operators is simply a way of financing capital projects such as camera installations etc. What are the projected on-selling costs to residents? The network owner, Clear Access, will be providing services to end users but the end user has the choice to use any affiliated ISP for services. This will ensure that the cost of services remain market related. Are residents going to be expected to sign a long term contract with the provider or is there provision for month to month service? Clear Access will provide month to month options. I’m sure that other affiliated ISPs will do the same as this is normal in the industry. All ISPs offer benefits to long term contract clients, such as free routers and installation etc.

The Board urges all Home Owners to begin submitting and finalising their building plans to ensure they abide by the rules and regulations and avoid being penalised.
Home Owners have been given 24 months to commence building from date of transfer of stand, therefore all home owners need to adhere to this in order to avoid penalties from being incurred.

The shopping centre will commence when the Estate is fully sold out and there is atleast 40% homeowners living in the Estate, as the shopping complex will be meant for them.

2. Oats – Don’t skip your morning breakie oats this winter. Not only is oats a great source of fibre but it also contains beta-glucan, a polysaccharides that activates immune cells naturally.

2. Colourful fruits & veg Red fruits are a good source of antioxidants, fibre and Vitamin C, while blue/purple fruits contain nutrients that help with memory. Colourful crunchy vegetables on the other hand will help your child focus better. Pack a fruit and some vegetables. For e.g. a red apple and carrot or cucumber sticks (with a humus or avo dip if needed).

3. Meat/protein
Avoid packing the following items:
Proteins assist the body with bone and muscle building. With growing children in mind this is very important. Pack slices of meat (separate or on a sandwich), a hardboiled egg, nut butters or any other item high in protein your child enjoys.

4. Dairy Dairy is a good source of calcium and vitamins essential to ensuring good bone and teeth health. It is also a natural source of Vitamin B12, which is a great energiser. Include a dairy product like a small yoghurt, cottage cheese etc.
5. Whole grain starch Whole grains are complex carbohydrates. They are a great source of fibre and Omega 3s, and due to the slow release of glucose it offers sustained energy, mental alertness and improved mood. Include things like low GI or rye sandwiches, bran or oat muffins, rye crackers, wholegrain pitas etc.

Water at
We would like to inform you that Century are currently undertaking a water reticulation project to supply grey water to the Landscaping done at the front entrance of the Estate. This exercise will take some time as they are planning to extract waste water from the sewage water treatment plant to supply our entrance. The cool seasons grasses might experience some strain and will die but there is a plan to replace the dead grass. We ask that you be patient during this process.
