ESTATE NEWS top Estates, Waterfall County Estate. I grabbed the opportunity and have never looked back since. Q: How did you settle at Blue Hills Estate?

Get to know your area agent; Mmusi Motsuenyane We sat down with Mmusi recently to discuss his success at Blue Hills Equestrian Estate and get to know him better. Q: Tell us a little more about you? Mmusi: I got involved in residential property sales in 2011 after 10 years in the sales and marketing of major publications (both newspapers and magazines). Century’s lifestyle products really caught my eye and a late friend of mine told me about a sales opportunity to join the Century sales team in the selling of stands at one of Gauteng’s

11 BLUE HILLS JULY '18

Mmusi: The many years spent in the selling and marketing environments coupled with the specialized three years spent in sales at Waterfall Country Estates prepared me for getting Blue Hills up and running. After almost three years, the development is 85% sold in terms of stands and almost half of the homes are under construction. Q: What is your favourite aspect of Blue Hills Estate? Mmusi: Blue Hills Equestrian Estate is all about country living and my favorite aspect of it is the exclusivity (there are only 134 stands ranging from half a hectare to a hectare). As a resident you have a variety of choices regarding where to shop, play or enjoy your hobbies. Blue Hills boasts a private school (catering from early childhood development to Grade 12) and plans for a retail centre and an office development in the future. Q: Give us three words to describe the Estate?

Mmusi: Elegant, country and convenient. Q: Why should somebody invest at Blue Hills? Mmusi: If you believe in possibilities, Blue Hills is the Estate for you. Our stands range from 5000 squares to just over a hectare on a beautifully positioned piece of property with stunning views of the Magaliesburg mountains. Around half of the Estate is made up of green belts and wetlands offering a true country experience. The Estate promotes a healthy and wholesome lifestyle with Equestrian facilities, running and cycling trails, fishing dams and children’s play areas. The entire development sits on 200 hectares, so it is spacious. Q: In closing, give a piece of advice for would be investors. Mmusi: With just over 20 stands left in the final phase of Gauteng’s truly “hidden gem”, this is a golden opportunity for investors to secure their dream property as stands of this size are a rare find in an urban area. Prospective investors can call me for a full consultation and viewing or email me for any other queries.

Contact Musi now on 082 806 1735 or musi@century.co.za for more information or to arrange a viewing of these new stands. This is your opportunity to build your dream family home in this incredible Estate!

How to create a space that is functional and stylish this Our design philosophy is that a successful design is capturing any design style in a functional and tasteful manner. A home is one of the most important investments for anyone, and it must be worth every cent you have spent on it. It should be a comfort haven, and should leave you feeling inspired and should always leave you feeling inspired and rejuvenated. By Lindiwe Mabizela, interior decorator, Signatureroom

12 BLUE HILLS JULY '18

Signatureroom was recently featured on Design for You on the Home Channel where Lindiwe showcased a beautifully styled contemporary home with a vintage flair to it. Take a look at the clip and see how she worked her magic!

I

n order to successfully get all of these things, your home should be decorated in such a way that it tells a beautiful story of you, accentuated by the things you love. Optimizing on your space, whether big or small, is key!

Always begin with the shell (walls, floors & ceiling) of the home. It’s important that 90% of the walls in the home be treated in neutral. Only feature walls or floors should be spared for a bit of “play”. If you have limited space in your home, there are ways of making it look bigger. This can be achieved by bringing in more light into the room by adding a few mirrors, placed adjacent or opposite a window, so as to bounce the light off the window and into the room. Always measure the space where you would like to place furniture. It’s very important that you allow space for movement between pieces. If you cannot find furniture to fit the space, rather have it custom made as it always works out best that way. Bigger spaces, on the other hand, are always exciting to work with and you can easily be tricked into overfilling them with clutter and end up with a lot of confusion. Bigger spaces allow you to use bigger pieces of furniture to separate sections of the space in the home in a clever way. They also allow you to play with darker colours,

13 BLUE HILLS JULY '18

LIFESTYLE & DÉCOR especially darker furniture as it is easily absorbed into the space instilling the feeling of comfort. Be careful of the use of strong colours though, as they can be overpowering in a large space. Allow colours and textures to flow into each other tastefully to create harmony. Remember the quote “less is more”? When it comes to decorating your home this quote is so fitting. Whatever it is that has inspired the style chosen to decorate your space, avoid cluttering every corner of the space with too many elements of that style. This can be very overwhelming and can easily kill the significance of it. It is also important to invest more in the larger furniture pieces of your home and to keep them in a neutral tone. This is your first step to giving your home a timeless feel because when seasons change, so do the trends. Keeping a neutral base will allow you to evolve with the trends by simply changing accents. This is also a cost-effective way to bring the excitement of change into your home each season. Winter has arrived and we need our spaces to feel all warm and cosy. Textures, textures and textures!! That is the key word to bringing in warmth and liveliness into our spaces this winter. Use textures in the form of velvets for scatters and throws for your bedrooms

and living areas. Try using Jacquard as it brings in that chic luxurious feel for your window treatments, while bringing in that desired warmth to your space. Also play a lot with fabulous winter colours like navy, mustard, green, burgundy and cream for all your accents in your home.

Happy Decorating!!!!

Questions & Answers section: Will this be an open access infrastructure? Yes When is the projected start date? The project has started What is the completion date? We are awaiting a project programme from the contractor(clear access) Are in receipt of a complete project plan? See answer above. We will push the company to provide a project programme asap. Is the installation underground or aerial? Underground

19 BLUE HILLS JULY '18

What are the benefits expected by Blue Hills from the selected service provider? For example – are they giving any value adds like CCTV points for future add on? We did not want additional "value added" items because we don’t require any at this time. This practice by network operators is simply a way of financing capital projects such as camera installations etc. What are the projected on-selling costs to residents? The network owner, Clear Access, will be providing services to end users but the end user has the choice to use any affiliated ISP for services. This will ensure that the cost of services remain market related. Are residents going to be expected to sign a long term contract with the provider or is there provision for month to month service? Clear Access will provide month to month options. I’m sure that other affiliated ISPs will do the same as this is normal in the industry. All ISPs offer benefits to long term contract clients, such as free routers and installation etc.

rules

Home Owners have been given 24 months to commence building from date of transfer of stand, therefore all home owners need to adhere to this in order to avoid penalties from being incurred.

28 BLUE HILLS JULY '18

LIFESTYLE & DÉCOR

In Gauteng we are blessed with long summers and mild winters. This is perhaps why most of our homes’ layout and interiors have been planned with this in mind. 29 BLUE HILLS JULY '18

P

leasant as our winters may seem, compared to other parts of the country, three months of chilly mornings and evenings and several cold fronts, will be made worse in cold, draughty living spaces. Here are some tips to make your home look and feel cosier this season:

1} Decorate with warmer tones and textures 2} 3}

Rich, rustic tones like reds, purples, yellows and greys, and metals like brass, bronze and copper can give any room instant warmth. Textures like faux fur, wool and patterns are also important to getting the cosy-factor right. DĂŠcor items such as scatter cushions, woollen throws, wall art, vases or even historic pieces in these tones and textures can help you create the look.

Bring the outdoors in Natural elements like grass, wood and clay contribute tremendously to the atmosphere of any room. Not only do they bring nature into your home but also add warmth.

Add a rug or two, or three A home’s choice of flooring contributes largely to its inside temperatures. With most of our interiors boasting tiles, vinyl, laminated flooring or wood, adding a few furry, soft or warmer-toned rugs will add warmth both literally and figuratively.

30 BLUE HILLS JULY '18

LIFESTYLE & DÉCOR

4}

Hang curtains

5}

Burn scented candles

Curtains will help to keep the cold out and the heat in. They also offer an instant warmer atmosphere when drawn.

Touch and sight aren’t the only senses that can appreciate the spirit of winter. Smell is an important sense to convince. Burn scented candles like sandalwood etc. to give your house the fragrance of the season. They also provide a beautiful warm glow.

6} Switch to softer lighting 7}

Apart from candles bring in other forms of warmer light by switching globes and adding a few floor lamps.

Make the fireplace a focal point At the end of the day, nothing can transform a home’s cool interiors into a cosy winter haven quite as effectively as a fireplace can. It does the job! Closed combustion ovens are the ideal choice as they generate more heat for longer with less wood than traditional open fireplaces. By making your fireplace a focal point, winter will suddenly become everyone’s favourite season.

Natural immune boosting foods to eat more of this winter

With winter here we all know it is only a matter of time before you, your children or partner brings “it” home. No, we are not talking about the clown from the Stephen King horror, but something equally frightening…flu. 33 BLUE HILLS JULY '18

HEALTH LIFESTYLE & WELLNESS & DÉCOR

Although there are many immune boosting tablets and concoctions on the market, you can boost your immune naturally by including more of the following into your diet: 1. Garlic – Vampires aren’t the only evil that fears this pungent bulb. Garlic contains allicin, an

organosulfur compound that helps to fight infections and bacteria. Now you have an excuse to smell like garlic every day.

2. Oats – Don’t skip your morning breakie oats this winter. Not only is oats a great source of fibre but it also contains beta-glucan, a polysaccharides that activates immune cells naturally.

3. Citrus – Yes, we all know that citrus is high in Vitamin C. And yes, we are all aware that it assists

with the production of white blood cells, the body’s natural line of protection. But why are we still taking a daily Vitamin C supplement instead of getting it directly from the source? Aim to eat more citrus this winter. A daily orange, squeeze of lemon in your tea or grated lime zest over a meal can help to defend your body.

4. Ginger – Ginger contains phytochemicals and antioxidants that help your body fight disease. Add some freshly grated ginger to your food or tea. Not only is it nutritious but delicious too.

5. Yoghurt – Good gut health is where a good immune system begins. And probiotics is one of the best ways to improve your gut health. Yoghurt is a great source of probiotics.

34 BLUE HILLS JULY '18

HEALTH & WELLNESS

What should be in your

kids lunch boxes?

Just like you, your children need to perform mentally and physically during the day. And with 30-50% of their daily food intake taking place during “school hours, it means what you pack in their lunch boxes is essential to how they will feel and function during the day.

35 BLUE HILLS JULY '18

M

ake sure your children’s lunch boxes contain the following 5 essentials:

1.Water

H20 is needed to help the brain function optimally, enhance focus, prevent brain fatigue and headaches. Make sure your child stays hydrated during the day by packing a 500ml – 750ml BPA free bottle filled with water.

2. Colourful fruits & veg Red fruits are a good source of antioxidants, fibre and Vitamin C, while blue/purple fruits contain nutrients that help with memory. Colourful crunchy vegetables on the other hand will help your child focus better. Pack a fruit and some vegetables. For e.g. a red apple and carrot or cucumber sticks (with a humus or avo dip if needed).

36 BLUE HILLS JULY '18

3. Meat/protein

Avoid packing the following items:

Proteins assist the body with bone and muscle building. With growing children in mind this is very important. Pack slices of meat (separate or on a sandwich), a hardboiled egg, nut butters or any other item high in protein your child enjoys.

• • • • • •

4. Dairy Dairy is a good source of calcium and vitamins essential to ensuring good bone and teeth health. It is also a natural source of Vitamin B12, which is a great energiser. Include a dairy product like a small yoghurt, cottage cheese etc.

5. Whole grain starch Whole grains are complex carbohydrates. They are a great source of fibre and Omega 3s, and due to the slow release of glucose it offers sustained energy, mental alertness and improved mood. Include things like low GI or rye sandwiches, bran or oat muffins, rye crackers, wholegrain pitas etc.

Fruit juices Muesli bars high in sugar, fat and refined starch. Crackers with high salt content Flavoured milk Dried fruit Processed meats

Tips to make packing lunches easier: • • • •

Plan and prepare meals before the week starts. Make things that can be frozen, like oat muffins, fish cakes or smoothies, in bulk. Use leftovers. Research new recipes to keep things interesting.
