BLUE HILLS EQUESTRIAN ESTATE MANAGEMENT BODY The Blue Hills Equestrian Estate management body has been developed to ensure that should you have a query or wish to address anything on the Estate, we have a team of individuals you can refer your concerns to. This committee goes beyond our monthly Directors’ Meetings, but rather is aimed at ensuring that the running of this Estate is handled with all due care. There is no doubt that the winter season is upon us and all the Festive holidays drawing to a close. Time has come for all of us to focus on work and what we can do to make Blue Hills Equestrian Estate a premium Estate. We therefore wish to share this new and improved Blue Hills Newsletter, to add to your autumn reading, which we believe is certainly an information filled edition.

It’s important for us to work as a team to ensure that your home provides you the security and surroundings fit to call Blue Hills your home of choice. We trust that the information provided in this newsletter is of interest and value to you. I am available to meet all owners during the week between the hours of 08:30 and 16:00 to discuss any issues that needs to be addressed, I am willing to assist and discuss issues relating to what

ESTATE NEWS Owners are welcome to contact Percy to arrange to have their fingerprints loaded to the access system for easier access into the Estate.

SECURITY UPDATE The fingerprint access control system has been installed and is fully operational. All owners of a property in the Estate can be registered onto the fingerprint access system to enter and exit the Estate. Once an owner resides in the Estate, he/she can register on the “Click-On� system in order for their visitors to gain access into Blue Hills Equestrian Estate.

The man power of APCAN will increase progressively as the Estate increases with residents to ensure your safety, security and sense of wellbeing within the Estate. APCAN management can be 0726152133( Clint Van

Wyk) to have your own personal Alarm system & panic buttons installed for rapid response by the on-site armed reaction officer. The Estate has installed a state of the art thermal CCTV system which is monitored by APCAN 24/7/365. Cameras have been strategically placed around the Estate to monitor and report on any transgressions. Thermal cameras have been placed along the wetland area separating Blue Hills Equestrian Estate from Blue Hills Country Estate and these will assist in alerting any transgressions in this area.

DEVELOPMENT UPDATE

T

he rate of sales has increased over the last 6 months with 86 of the 128 stands now transferred - this equates to 67%. A further 11 stands are in the process of being transferred. This leaves only 31stands available for sale. Century is hopeful that the balance of the stands will find new owners by the end of 2017. The commencement of building in the Estate is creating good momentum and we hope to see a significant increase in development in the second half of 2017.

The Board urges all Home owners to begin submitting and finalising their building plans to ensure they abide by the rules and regulations and avoid being penalised. Home owners have been given 24 months to commence building from date of transfer of stand, therefore all home owners need to adhere to this in order to avoid penalties from being incurred.

Reddford House has officially opened its doors to all learners from grade “000” to grade “10”. Interested parties can view the website to obtain more information or contact Reddford House either through their website (www. reddfordhouse.org.za) or contact info@bluehills.reddford.co.za The school is open to the public and not only Blue Hills Equestrian Estate owners.

Owners are required to maintain their vacant stands to an acceptable standard. We urge all owners who have not yet cut their stands to do so as quickly as possible as the dry season is on its way. The grass becomes very dry and brittle which often reverts to fires starting easily. We wish to urge all the homeowners to have their stands cut by the 30th of June 2017, failure to do so will result in the HOA cutting the stand on your behalf and costs will be levied on to your account. Stand size: 5000 sqm = R2,500.00 Stand size: 10 000 sqm = R3,500.00 Alternatively, Johan Du Plessis is willing to assist homeowners in grass cutting for a lesser amount (R1000 for 5000sqm and R1650 for 10 000sqm. Butternut Soup Easy, creamy butternut squash soup to keep you warm on a chilly winter day.

Ingredients

Instructions

1/2 kg Butternut squash 1 Carrot, large 2 Celery, ribs 1 tbsp Garlic 1/4 tsp Ginger, ground 1 Granny smith apple, small 1/2 Yellow onion, large 5 cups Vegetable stock 1/4 tsp Cinnamon 1 pinch Nutmeg 1 Salt 2 tbsp Apple cider vinegar 2 tbsp Olive oil 1/2 cup Heavy cream

In a large pot, heat the olive oil over medium heat. Add the onion, celery, and carrot, stirring occasionally. Cook until somewhat softened and onion is starting to become translucent, about 15 minutes. Add garlic, stirring frequently, and cook for 2 more minutes. Add the apple cider vinegar and scrape up any browned bits on the bottom of the pot. Add the butternut squash, apple, cinnamon, ginger and nutmeg. Cook for 2 minutes. Add 4 cups of the chicken stock and heavy cream. Bring to a boil, then reduce down to a simmer. Cover the pot and simmer for 1 hour, until squash and carrots easily fall apart when cut with the side of a spoon. Use an immersion blender or transfer to a stand blender and blend until completely smooth. Add the last cup of stock if necessary to reach desired consistency and salt to taste.

LIFESTYLE & DÉCOR If you are in the mood to give your home a fresh look this year, you’ll love 2017’s globally trending colours, prints and finishes. It appears as if this year is all about bold colours, dramatic prints and 3D textures, as well as bringing the outdoors inside. Many of these trends have spilled over from international runways, but you can use it any which way to give it your personal spin. Go all out by painting a room in one of the “it” colours of the year, or be more subtle by incorporating these trends through décor pieces such as artisan vases, scatter cushions, indoor plants etc. Going nowhere this year is marble, subway tiles and the use of faux finishings to name but a few. In fact in some countries these three will only grow in popularity. In South Africa, and Gauteng in particular, as we head into a sunny, yet still surprising cold winter, the following trends will create a warm atmosphere indoors, and by the time summer comes back around again it will

work equally well, if not better.

Colour

Bright Green – “Greenery”, a vibrant bright green, has been indicated as the 2017 Pantone Colour of the Year. The ideal colour to turn an average living area on its head. Navy – Navy is this year’s black. Instead of turning to black to give a room a little edge, bring in navy and enjoy the difference it will make. Jewels – Jewel colours like amethyst, ruby, sapphire etc. has been everywhere on the 2017 runways. No wonder that a deep amethyst colour, “Shadow”, has been indicated as the Colour of the Year. A complete 360 on white, which was 2016’s “it” colour.

Prints / Patterns

Butterflies – It almost feels like a return to the late 90s as butterflies purple and lime green returns to the spotlight, but they are back. Together with the underlying “indoor meets outdoor” theme, it makes sense. Mixed Patterns – Whether it is a throw, duvet, couch, curtains or pillow – mixed patterns in all the various trending colours of the year are no longer clashing but very on trend.

Tropical – As inspired by the creations of Marc Jacobs and Prada, tropical prints and patterns have spilled over from the high fashion scene to the home.

Finishes

Brass – Add some brass to your kitchen and bathroom. Used in conjunction with the year’s jewel colours you’ll be able to create a memorable look.
