Estate Manager’s Desk Hello and welcome to our new homeowners. We trust that the New Year has treated you well thus far. We hope that 2020 will prove to be a year of great strides for you. With the holidays behind us, it’s business as usual and the contractors have returned in full force at the Estate. We’d like to request that homeowners currently building ensure that contractors familiarise themselves with the rules. Please be aware that the Contractors Agreement as well as the Guidelines will be enforced stringently henceforth. You are welcome to contact the Estate Manager should you require a copy. The new visitor management system (Residentry) has been fully implemented. The ClickOn system has been removed and the guards have very limited calling functionality. We urge residents to download the application onto cellphones and to provide codes to visitors prior to them arriving at the Estate. The Estate will soon be moving toward a “no code no entry” system. Residents are urged to contact the Estate Manager should you experience any difficulty or concerns with the Residentry application so that we can assist you timeously. 2020 • I SSUE 1 4

Servest is busy maintaining the landscaping of the common area. While the constant rains have caused a challenge, some progress has been made. Stand Owners are reminded that the verges of your property are your responsibility to maintain once you have completed developing your property. We also request that the roads in front of your stands are swept regularly as there are a lot of debris visible on the roads, especially if it rained the day before. There are an increasing number of pets that have been found either roaming the Estate or escaping their stands unaccompanied by owners. Owners must ensure that fencing is adequate to secure pets stay within properties and to take the necessary precautions when entering and exiting your property. Please also remember that pets need to have identification tags on their collars. Let your pet not be a bone of contention between you, your neighbours and other owners, residents or visitors. The board of directors shall have the right to prohibit, restrict and control the keeping or removal of any pet which they regard as dangerous or a nuisance to other residents of

LAWN CARE:

How to get rid of yellow spots

During summer yellow dry spots are very common on lawns across the country. In Gauteng, we are particularly stumped by the phenomenon because of the good rain showers we’ve had. The truth is these yellow patches can be caused by a number of things, not just drought, and in order to offer the right treatment the cause has to be identified first. Nutrient imbalances Too much or too little nutrients can lead to nutrient imbalances in lawns, the most common being nitrogen and iron. Imbalances of both these nutrients can lead to yellow spots on lawns, which makes it difficult to identify the problem. Test your soil with a soil tester to find the culprit and rectify the imbalance. Dog urine Dog urine is nitrogen-rich and could cause yellow spots on your lawn. Yellow spots that are lush green on the outer edges are often due to dog urine as the outer edges contain a more balanced nitrogen level and are therefore “happy”. 2020 • I SSUE 1 8


GARDENING

Spraying water on the areas your pets frequent could be a good idea. Chemical burn The use of insecticides or fertilisers can cause a chemical burn on your lawn if not applied in the correct dosages or in the correct conditions. Practice caution and always choose natural and organic insecticides and fertilisers. Pests Sometimes finding the problem requires closer examination of the grass roots. Spot any insects there? Various types of insects and/or their larvae feast on grass roots causing damage in patches. Treat with a natural organic insecticide.

Maintenance

Once you’ve successfully treated the cause of these spots, some maintenance care and a whole lot of patience is required to get your lawn looking lush again.

Install a bird bath A bird bath is the final piece to the puzzle. Install one in quiet area in your garden. Seedeating birds need access to clean, fresh water and most birds enjoy a daily or weekly bath. To prevent a bird bath from becoming a breeding ground for mosquitoes, you have to replace water every few days and wash the bird bath every week.

Birds are nature’s own little “landscapers”. They pollinate plants, control bugs and reduce weeds by eating the seeds before they sprout. They are a must for every garden. Make yours more inviting to them with the above tips and enjoy the show!

Mower: Make sure you lawnmower blades are sharp. This will cut grass cleanly helping them to recover better. Aerate: Aerate your lawn to ensure that enough water, air and nutrients can get to the roots of your lawn. This will encourage strong and deep root formation. Rake: Dead leaves and grass are a breeding ground for pests and diseases. Rake frequently.

Simple, small changes to decorating your way towards a greener living room

If turning your home into a greener, more sustainable building is one of your New Year’s Resolutions, we are here to help. We’ll be sharing some great tips and ideas this year to help you reach this goal one room at a time. 1. Buy less; buy better Minimalism is becoming quite the trend across the world. People are buying less “things” and instead investing in quality pieces, made from materials that have been sustainably-sourced and built to last. Choose durability and expert workmanship when shopping for anything from the tiles you walk on to the family’s favourite couch. Give favour to furniture made locally or items made from recycled or reclaimed materials. Buying secondhand is also ideal. 2. Use eco-friendly paint Most paints contain Volatile Organic Compounds (VOCs) that are chemicals that impact the air we breathe. Choose eco-friendly, zero VOC paints to paint your living room walls or leave a wall natural/exposed. This is another trend that isn’t going anywhere anytime soon. 2020 • I SSUE 1 1 2

3. Help clean the air Humanity’s connection to nature is not only about survival (air, water etc.) it is also about mental wellness. Bring nature into your living room with beautiful potted plants. Plants also help to filter the air of toxins, helping you reduce your carbon footprint and boost your health in one go. Choose plants like the spider plant, peace lily, English ivy and spekboom. 4. Choose natural, organic fabrics A jute rug, clay pots, woolen throw etc. require fewer chemical processes and are often simply woven into shape. Read the labels and opt for products that were made locally using local natural and organic fabrics. 5. Say “no” to wood where possible The less reliant we can become of new timber, the better news this is for our forests and air quality. Decorate your living room using alternatives to wood such as glass, steel or stone. 6. Switch to LED This has become common knowledge but worth a mention nonetheless. These days LED lighting options can be just as modern and romantic as incandescent lighting. Also choose lighting fixtures made from natural fabrics or recycled materials.The world is your oyster when it comes to this. 7. Decorate for cosy or cool Be less reliant on cooling and heating in your living room (even if you are using solar) by adding decor that help cool down (glass, steel, mirrors, plants) or warm (insulating curtains, throws, rugs) to the space.

 1 cup raw cacao butter

Melt the cocoa butter and salt in a double boiler over low heat.

 1 cup raw cacao powder

Remove from heat and let stand for 10 minutes.

 1 scoop of protein powder of choice

 3 tbs of honey

Whisk in the cacao and protein powder. Stir in the honey and nuts and make sure everything is completely combined.

 Handful of crushed roasted nuts

Pour chocolate into a 9x5 loaf pan and sprinkle with more roasted nuts.

 1/4 tsp of himalayan salt

Pop in the freezer for 30 minutes to set and enjoy.
