Dear Homeowners

Landscaping

I am happy to advise you that the Estate has completed the Landscaping Tender process. Life Green Group has been awarded the Landscaping maintenance contract to maintain the Estate’s common area effective 01 June 2023.

Don’t be alarmed when you see our ornamental grasses up Mopani Road and in the Estate common areas being cut back at the end of August. Due to its Cape origins (wet winters) and as we approach spring, we need to start the annual seasonal cutting of the Aristida species. This is done to remove old and dead growth. In nature, wild veld grass areas would be grazed by animals or burnt down by natural fires, but obviously in an urban or landscaped environment this doesn’t happen. These grasses rely and depend on these disturbances and respond well. The new green growth will shoot in a matter of weeks in time for spring.

Tennis Courts

Work on the tennis courts has been completed and homeowners are welcome to utilise the facilities. One of the tennis courts was converted into a multi court where you can play soccer, netball, basketball, or tennis.

The second tennis court has been resurfaced, and nets have been replaced.

Residents are kindly reminded to use the facilities responsibly.

Speeding In The Estate

Vehicles travelling at high speeds in the Estate remains a concern. The speed limit within the Estate is strictly 40km per hour. Offenders will be fined in accordance with the Estate penalty schedule.

Construction Rules

Homeowners and their contractors are to ensure that any mess in the Estate as a result of their construction, for example litter, or debris that has fallen off trucks, is cleaned up immediately. The managers of all construction sites are to

ensure that grasses are cut and maintained, the site boundary shade netting is in good condition and properly secured and that rubble is removed regularly from their sites.

As a reminder, there are several owners who have completed their construction we request that you please Studios Architects to arrange for a final inspection of your new home prior to being provided with an Completion Certificate. You can email Studios Architects at inspections@studious.co.za

Please be advised that owners of stands not in possession of a Completion Certificate issued by Studios Architects, are considered construction sites, regardless whether you are living in your home. Construction sites will attract late building penalties after the building period completion date has been reached.

Please remember that the Estate’s rules regarding construction apply to all residents undertaking new construction on their stands, regardless of them being in possession of their Occupational Certificate from the council and their Completion Certificate from Studios Architects.

Please contact the Estate Office Manager prior to commencing work on your stand to ensure that all requirements are in place. The Estate rules in respect of construction can be obtained from the Estate office.

We urge all homeowners and their contractors to familiarise themselves with the Estate Rules and Guidelines. The Estate rules will be applied where necessary.

Health And Safety Rules

The adherence to Health and Safety is critical. Should you require any assistance with the Health and Safety of your construction site you are welcome to visit the Estate office where you will find a Health and Safety representative who will assist you as required.

Manager’s of all stands under construction are required to submit compliant safety files to the Health and Safety representative at the Estate office.

Pets

As homeowners, please ensure that your pets are secure within your property boundary. Pets are not allowed to roam free in the Estate and owners are to ensure that they clean up after their pets when they are taken for walks.

Pet owners are reminded that their pets need to have identification tags on their collars.

HOA Board of Directors have the right to prohibit, restrict and control the keeping and removal of pets that are regarded as dangerous or a nuisance to other residents.

Estate Security

Security in the Estate is paramount. Unfortunately, there have been instances when the security guards have been verbally abused for performing their duties. This cannot be tolerated. Your safety if key and demands that security functions within strict parameters. If you have any security concerns, please report them to the Estate office to ensure that they are addressed swifty with the necessary people involved.

Homeowners are reminded that the biometric system is fully operational. Homeowners are not permitted to use their biometrics to enable entry or exit at the Estate for anyone other than themselves. Kindly contact the Estate office for an appointment to enrol on the system.

Homeowners are invited to contact the Estate Security Control Room directly should they require urgent assistance. Please be vigilant and report any suspicious activity to the Estate office or ecurity immediately.

Good Neighbours

It is important that all homeowners have consideration for each other at all times. Speak to each other if there is a problem, be gentle and this will create a happy environment for all. There is no problem that cannot be solved.

Before There’s Nothing Left to Give

Spot the early signs of burnout to prevent its destructive effects

Burnout can result in even the most dedicated and passionate individuals feeling overwhelmed, helpless, and disengaged in their working and private lives, with potentially severe consequences for their mental and physical health, relationships, and productivity.

Much greater awareness of this often-overlooked syndrome is needed to help prevent its destructive progression, warns Dr Dumakazi Mapatwana, a psychiatrist practising at Netcare Akeso in Alberton.

According to Dr Mapatwana:

“Burnout is a complex reaction to sustained extreme stress. It is not an

overnight phenomenon, but rather a gradual process defined by emotional, physical, and mental exhaustion that follows chronic and severe stress, which is most often workrelated but may include other kinds of stress, like caring for a sick family member.”

The concept of burnout was developed to describe a multi-faceted syndrome characterised by depersonalisation, emotional exhaustion, and a sense of low personal accomplishment that eventually leads to decreased effectiveness at work.

“Sadly, it is often only when burnout has progressed

to the point where it is seriously impacting their lives, that people seek the help they need. Persons experiencing burnout may develop depression or anxiety, and they often misuse alcohol or substances in an attempt to cope with their situation, which they often perceive as hopeless,” continues Dr Mapatwana.

Burnout could contribute to heart disease, high blood pressure, type 2 diabetes, obesity, metabolic syndrome, chronic insomnia, high cholesterol, and chronic pain, and could make one more vulnerable to illness. “It can also impair job satisfaction and performance, increase absenteeism, and may ultimately lead to dismissal in extreme cases,” she adds.

Diaan Bisogno, a clinical psychologist practising at Netcare Akeso Stepping Stones, says that emotional detachment, hopelessness, and helplessness are characteristic of burnout. “People with burnout struggle to find meaning in anything they do, often feeling powerless and as if nothing they do will make a difference,” she notes. “We are living in an extremely stressful time, and when there are not enough resources, people get burnt out. The reserves are empty, there is simply nothing left to give.”

Many can likely relate to Bisogno’s assertion that:

“When you start detaching emotionally, it often numbs relationships with those closest to you. There is no energy left for nurturing other aspects of your life, which further diminishes social support.”

“It is not uncommon for people facing burnout to turn to drugs or alcohol, or misuse medication, as they struggle to cope. For instance, a person may take cocaine or tik so they can get through 18 hours of work without sleeping, or abuse sleeping pills to counteract insomnia, leading to dependence and addiction that is often linked to depression, anxiety, or other mental health conditions,” she adds.

SYMPTOMS OF BURNOUT

Physical

• Feeling tired and drained most of the time

• Changes in sleeping and eating habits

• Frequent physical complaints: unexplained headaches, stomach problems, or muscle aches

• Muscle tension

• Frequent illness from lowered immunity

Emotional

• Sense of failure and self-doubt

• Feeling helpless, trapped, and defeated

• Emotional detachment from others

• Feeling alone in the world

• Lack of drive or motivation

• Increasingly cynical, critical, and generally negative outlook

• Feeling irritable and impatient with co-workers, customers, or clients

• Decreased satisfaction and sense of accomplishment

Behavioural

• Poor concentration, making mistakes at work

• Withdrawing from responsibilities

• Isolating yourself from others

• Procrastinating, taking longer to get things done

• Using food, drugs, or alcohol to cope

• Taking out your frustrations on others

• Skipping work, or coming in late and leaving early

According to Dr Lerato Motshudi, Head of Clinical Research and Programme Development at Netcare Akeso, it is possible for individuals to develop skills and techniques to help address these kinds of pressures effectively before they become overwhelming.

A unique combination of skills development and talk therapy can be immensely helpful in strengthening individual awareness and prevention of burnout.

Evidence-based psycho-emotional tools developed for building resilience and grit allow individuals to understand their own level of burnout risk, enabling them to focus on the areas of greatest personal relevance.

Cognitive behavioural therapy (CBT) has shown to be an effective treatment for those struggling with burnout, and can be provided in individual or group therapy, or as part of a workplace wellbeing programme. CBT is different to other forms of talk therapy in that it follows a (relatively) clear structure, with practitioners helping their clients to set goals for uncovering the challenge at hand.

Embarking on a CBT journey can help you:

• Note the burnout symptoms being experienced

• Identify the factors leading to burnout

• Address lifestyle factors that may be both caused by or exacerbating burnout (like alcohol consumption, excessive sugar or caffeine intake, lack of exercise, sleep challenges, etc.)

• Work through the negative thoughts and beliefs that both contribute to and are a sign of burnout

• Develop practical day-to-day prevention and management skills (like communication, time management, workload management, and even conflict management skills)

• Identify and pursue restorative activities that can both prevent and help to alleviate the symptoms of burnout (like enjoyable exercise, meditative or contemplative practices, leisure activities, etc.)

• Create a plan for maintaining progress and avoiding future setbacks

CONSERVATION INITIATIVES

Safari Plains is located within the Mabula Private Game Reserve. Mabula Private Game Reserve is a 12,000ha (120 square-kilometre) wilderness area dedicated to conservation. As part of our ongoing species conservation projects this reserve has three separate areas including two areas that do not have lion. Some of these projects include the EWT cheetah metapopulation growth initiative, a world-renowned ground hornbill project and several other important initiatives.

Mabula Private Game Reserve has been the home of the award-winning Mabula Ground Hornbill Project since 1999. This non-profit conservation project is working to save these iconic but endangered species by harvesting and assisting the hand-rearing of secondhatched chicks that would otherwise die of starvation in wild nests. Re-wilding of the handreared chicks by established groups in bush training schools. Provision of artificial nests for wild groups with no or inadequate nests.

Mabula Private Game Reserve is part of a project coordinated by the Endangered Wildlife Trust that seeks to reintroduce cheetah to areas where they have been driven out by conflict from farmers as well as one of the biggest wildlife challenges today, habitat loss. The project is called the cheetah metapopulation management project and is based on the principle that the cheetah occurring in different areas of southern Africa is seen as one big population, with nine game reserves working together in this initiative and offspring are moved around to prevent inbreeding.

Working closely with the Waterberg Wild Dog Initiative (WWDI), Mabula Private Game Reserve is proud to have a successful introduction of African wild dog call the reserve home. Welcoming the first litter of pups in 2022. The WWDI is a community-based, non-profit initiative seeking to conserve the wild dogs that occur naturally in the Waterberg biosphere.

RECIPE

A dish will warm you up during the winter months

Ingredients:

1.5 kg lamb stew meat, cut into chunks

2 tablespoons vegetable oil

2 large onions, chopped

3 garlic cloves, minced

2 large carrots, peeled and sliced

2 large potatoes, peeled and cubed

2-3 tomatoes, chopped

2 tablespoons tomato paste

4 cups beef or lamb broth

1 cup red wine (optional)

2 bay leaves

1 teaspoon dried thyme

1 teaspoon ground coriander

1 teaspoon ground cumin

Salt and pepper to taste

Chopped fresh parsley for garnishh

Preperation Time:

In total, the preparation time is likely to be around 35 to 45 minutes. Keep in mind that this doesn’t include the cooking time, which takes about 2 to 2.5 hours of simmering until the lamb becomes tender and the flavors meld together.

Serving Suggestion:

How to make this dish

Heat the vegetable oil in a large pot or Dutch oven over medium heat. Brown the lamb stew meat in batches until all sides are seared. Remove the meat from the pot and set it aside.

In the same pot, add the chopped onions and sauté until they become translucent. Add the minced garlic and cook for another minute.

Stir in the tomato paste and cook for a couple of minutes, allowing it to caramelize and develop more flavor.

Return the seared lamb to the pot, along with any juices that may have accumulated. Add the chopped tomatoes, carrots, and potatoes.

Pour in the beef or lamb broth, and if using, add the red wine for extra richness. Stir in the bay leaves, dried thyme, ground coriander, ground cumin, salt, and pepper.

Bring the stew to a boil, then reduce the heat to low. Cover the pot and let it simmer for about 2 to 2.5 hours, or until the lamb is tender and the flavors have melded together.

Taste the stew and adjust the seasoning if needed. You can also add more liquid if you prefer a thinner consistency.

Once the stew is ready, remove the bay leaves and discard them.

COMPOST worms

Worms known as red wrigglers digest kitchen scraps into fertile castings for use as fertiliser. They are capable of eating their own body weight in scraps every day.Specifically raised in containers for vermicomposting, the worms cannot survive in our soils. Our own indigenous earthworms prefer open soil and do not do well in captivity.

Containers, very fancy and quite expensive are offered for sale to accommodate the worms and create the special environment they require. These are useful for flat owners that only need worm tea/compost for pot plants. Various tutorials are available with directions to make your own in-expensive worm containers. Worms can be bought but often a neighbour or friend will be happy to share their red wrigglers as a population can be expected to double every three months.

Why would a homeowner consider composting with worm:

• In nature the recycling process breaks down and converts any once living material into the nutrient’s plants use. Leaves and grass clippings can take up to two years to decompose. A worm composter speeds up the process and within three months the compost is available.

• Less waste is generated to go to landfills and your household carbon footprint will decrease dramatically.

• Very little time, effort and money is needed to be successful.

• The worms do not smell and the containers take up little space. They want darkness, and function optimally at temperatures between 16°C and 28°C. During winter, the worms will digest less food and during heat wave conditions cooling the food scraps before adding to the bin will be beneficial.

Suitable scraps would be a variety of the following:

• Fruit scraps such as banana peels and apple cores.

• Vegetable peels such as pumpkin, carrot and sweet potato.

• Wilted leavy greens, crushed egg shells and even tomato can be added.

Unsuitable scraps:

• Cooked and baked food such as bread, meat and dairy products.

• The skins of citrus are treated with chemicals that will kill red wrigglers.

• Pineapple and Papaw contain meat tenderising enzymes and this will digest the worms.

Where to start:

• Website tutorials offer all the information needed.

• Have the containers assembled, bedding and food added before getting the worms.

Trouble shooting:

• Midges visible when you open the container could be due to excessive moisture and food. A fine dusting with Diatomaceous earth will not kill the worms, but will get rid of midges.

• Bad smell: Too much scraps were added or the scraps were very wet.

• Going on vacation: The worms can function up to a month without care. Moisture is essential and adding moist shredded cardboard to the bin before leaving, will solve the problem.

• Finding seeds, like pumpkin or tomatoes germinating in the container. Remove the small plants, use in the garden or add to compost heap.

• Composting process seem very slow:

Run the scraps and egg shells through your food processor to provide small pieces for the worms to digest.

Start your worm bin this spring and you could find it to be a very successful project for parents and kids alike.
