ESTATE NEWS

From The

Estate Manager Dear Heritage Hill Residents

As you are aware, wintertime is the best time for renovations. With this in mind, we request that all residents wishing to repaint or renovating their homes, please contact the HOA prior to commencement to ensure that all the necessary approvals have been obtained. With the winter upon us, it is not only us humans that want to feel safe, warm, and comfortable in our homes. Thus we have seen an increase in snake activity in the Estate.

Instead, snakes enter a similar state called brumation which does not require the same amount of sleep as hibernation. Yes, reptiles sleep during brumation. However, they wake and need to forage for food and water during this time. When necessary, they will go and find food and water then return to a state of brumation for longer periods.

In areas where the habitat is not wild – our cities and suburbs – snakes are still present and require brumation. Without a natural asylum available, they will seek areas to keep warm like crawl spaces, basements, It is commonly thought that garages, woodpiles, open pipes, snakes also hibernate because sheds, storage spaces, or even we don’t see them as much car engines to keep warm. This in the colder months, but this creates a potential encounter assumption is mistaken and (and sometimes, hazard) for could lead to unexpected – and you. Should you encounter a likely unwanted – snake run- snake in the Estate, please ins. Unlike mammals, snakes note that although there can be don’t go into full hibernation.

multiple types of snakes in any environment, they should all be considered poisonous until captured by a professional and identified. Please refer to our list of important contact numbers on page 5 for the relevant snake removal professional’s contact details. During the past couple of months, we have seen a marked increase in the areas surrounding our Estate. We request that all residents please be vigilant and always be aware of their surroundings and look out for anything suspicious. Below are some important crime prevention tips whilst driving: • Remain vigilant while filling up with fuel, especially at night. • If you’re unsure if the vehicle trying to pull you over is 2021 | I ssue 3 7

GARDENING

How To Keep Grass Green In Winter Source: grassfactory.co.za

It might seem your lawn is dormant in winter, but it’s how the grass is cared for during this period which will make the difference to the overall health and beauty of it during the summer.

A

ll leaves and other debris on the grass must conscientiously be raked up and put in the compost bin during autumn. The lawn will not receive proper moisture, nutrients, sunlight and air if the leaves are left on the grass. While most lawns do not grow at all during winter, they can still die if buried under any kind of debris. Also keep in mind that weed growth does take 1 0 Iss ue 3 | 2021

place in summer only, the opposite is true. Weeds grow much faster in the winter than the grass, as the lawns are lying dormant during this time. If weeds aren’t controlled and permitted to grow wild over the winter, there may be very little grass left when summer comes along. It’s a good idea to scarify the lawn in late winter, just before spring. Planning ahead is very important. You need short dry grass for raking or scarifying

GARDENING so bring the grass height down gradually over a fully cover the lawn. week or two beforehand. This doesn’t shock the grass and allows the lawn to breathe and receive 4. Keep seeds moist for two weeks to maximum light. Plan to rake or scarify on a dry promote germination day, afternoons are often best. Once the seed is done, turn on the water. The Cover the lawn with a fine layer of lawn idea is to keep the seeds moist over the 14 days. dressing once the grass has been cut. This may require watering three times per day You can buy your lawn dressing at – early morning, late afternoon and middle of the night – if restrictions permit. Be careful not Grass Factory & Eco Organics outlets to overwater. Standing puddles can drown the in Johannesburg and Pretoria. The lawn grass seed.

dressing will protect the lawn from any frost, and it will nourish the grass. Be sure 5. Fertilize lawn to stimulate root growth to water the lawn twice a week until the After the seeds germinate, apply a starter fertilizer grass has grown through the dressing.

STEPS TO A HEALTHY LAWN. 1. Mark irrigation heads to avoid damage during mowing For areas that are irrigated, flag all sprinkler heads, especially if rotors are used. Rotors tend to stick up a half-inch or more and could get damaged by lawn mower blades during the scalping process.

to stimulate root growth. Choose a fertilizer that is high in potassium and phosphorus, but not necessarily nitrogen. Nitrogen is more for stimulating growth of foliage and mature grass.

6. After lawn fills in, mow for the first time About 10 days after fertilizing, the lawn should be filled in with the winter grass. At that time, mow for the first time. Mowing prior to that could actually pull the grass from its roots rather than clip it.

7. Reseed any spots where first seeding did not take hold

2. Closely mow, or scalp, the lawn close to the ground After the first mow, it may be necessary to reseed Two passes on the mower will be necessary to adequately remove all the grass and any thatch from the lawn. It’s best to bag the clippings for a debris-free lawn that enables the best penetration of seed. Ideally, the first mowing should remove all of the top growth by cutting about half the height of the grass. The second pass should cut the remaining growth as close to the dirt as possible while leaving some grass as a cover for the seed.

3. Apply ryegrass seed generously across the lawn Overseed the lawn using a rotary spreader that typically is used for applying fertilizers and bug control granules. It’s best to put down 10 lbs. of seed per 1,000 square feet of law. Typically, an average residential yard is 5,000 square feet, so 50 lbs. Use the highest setting on the spreader to

spots where the grass did not take for whatever reason. It’s best to do this by hand, applying an evenly spread and generous amount of seed into the area. If seeding a bare spot, the seeds only need to touch the soil.

8. Fertilize during winter season to keep grass green Fertilize two or three times during the winter season to give the winter grass strength. Using a greater amount of nitrogen will help top growth and keep the lawn looking green throughout the winter, even as summer grass goes dormant. As winter turns to spring, it’s best to do another scalping to remove winter grass going dormant as summer grass comes to life. Fertilizing again will ensure that your lawn has a healthy start to the spring. 2021 | I ssue 3 11

THE RENAISSANCE OF FUN:

HOW TO REVIVE YOUR

OUTDOOR SPACES

From the elaborate follies scattered through the world’s more lavish gardens to secret garden nooks and playful mazes, the idea of outdoor spaces encouraging enjoyment - being places to experience happiness and share joy among friends - is not a new one. Yet in modern life, the power of playful energy and the lightness it brings to our wellbeing is often underestimated.

Kim Williams, Cape Town-based Creative Behaviour Strategist focused on designing interior spaces, knows that the mindful design of outdoor spaces profoundly impacts our physical and mental wellness, and she believes that few things can awaken the soul like laughter outdoors.

Here Are Kim’s Top Tips When Creating Playful And Inviting Outdoor Spaces: Add a little fun Playful living in outdoor spaces has endless unconventional options especially for those who are designing outdoor spaces with children in mind. If you are fortunate to have a pool, adding funky lilos and wacky water features is a simple option. 1 4 Iss ue 3 | 2021

Colour is also a great way to spruce up an outdoor space and can be as simple as changing up your cushions, or putting your beach towels up on hooks, or as grand as commissioning a mural from a talented local artist. Personally, Kim loves using locally made sculptures in gardens to make them feel elegant yet playful.

Technology can be magical The technology that exists for our outdoor spaces is absolutely incredible. Decks that can slide to cover pools with the flip of a switch, irrigation systems that can water your garden from anywhere in the world through a simple app, and pergolas that incorporate protector screens and create private outdoor theatres, can add a sense of magic to your play space.

There is also recycled technology, such as beautiful new composite decking, that is more resistant to the elements and doesn’t need to be maintained – meaning you have more time enjoying your outdoor space instead of maintaining it.

DECOR

Consider and respect the elements As much as we all love nature, being battered by the wind as the braai smoke blows into your eyes and the sun beats down on your skin is not pleasant. Make sure you know which direction your home and garden are orientated so that you get a good reading on how protected your space is and if you need to create additional protection from the wind. Analyse how the sun moves through your space and create areas dedicated to introducing a little fun and playfulness. Beach umbrellas and picnic blankets add a touch of colour for events or special occasions, and lilo’s and beach balls can add a playful spirit. Place importance to how the sunlight catches materials, colours and patterned fabrics you use. Naturally, you want finishes that are going to withstand the weather and the ageing effect that the sun has on fabrics. The kind of furniture you choose should be selected both for its beauty and resilience, particularly if the property is close to the ocean.

Be mindful in minimal spaces The most important thing with an outdoor space, particularly small spaces, is to make it feel like an extension of the house by creating a connection to the greater design scheme. Flooring is a great way to do this, and decking, stone, tiles, and even artificial grass are wonderful options. The technology and quality of artificial lawns have long surpassed something reminiscent of a school cricket pitch and artificial lawns interwoven with pavers or patterned tiles make an area more interesting. The trick when selecting an artificial lawn is to make sure it has some brown in it so it looks natural. For small spaces, Kim prefers creating wrap-around elevated planting areas with a lovely wooded or tiled wall to create the feeling that nature is enveloping you as you enter the area. 2021 | I ssue 3 15

DECOR

Using soft furnishings like a cushion around the area also helps. Lastly, if you can build or renovate your home, when you are designing make sure that you can see the outside area from anywhere indoors, so you can have one eye on your kids.

Make use of colour

1 6 Iss ue 3 | 2021

Kim muses that the wealth and quality of South African designers are phenomenal, with the furniture range by Douglas and Douglas being one of her favourites. Martin Haldene’s outdoor furniture brings a modern retro look to the outside space and makes it feel fun as his use of colour is masterful. There is a plethora of new fabrics that can be used outside that have vibrant patterns and incredible lightfastness; making them a reliable and creative way to repurpose design elements you already have in your space. There are also gorgeous new planters available that can be used as features or as places for plants to stand as architectural objects.

JAGUAR LAND ROVER EXPERIENCE: A LI F E S T YL E D E S TIN AT I O N LI KE NO O T HER

C

onveniently positioned in the well-known Main Road dip between Witkoppen and Kyalami, Jaguar Land Rover Experience is just that – a lifestyle hub where, besides experiencing the luxury car brands’ latest models, visitors can enjoy a wide variety of motoring-focussed activities right in the heart of Johannesburg’s northern suburbs. This is a lifestyle centre like no other in South Africa where friends of the brands, Jaguar Land Rover customers and anyone from the public is invited to spend a day, or at least part thereof, delving into the worlds of two of the most loved carmakers. Opened in 2019, Jaguar Land Rover Experience is the second of its kind in the world, the first in the southern hemisphere and the largest by some margin. The facility, which takes on a similar appearance to one of Jaguar Land Rover’s world-class dealerships but offers so much more, is located on the outskirts of Lonehill on 14 hectares of forest shrubland where a number of off-road trails and tarmac tracks are available to put the entire lineup of Jaguars and Land Rovers to the test. But the vehicle testing grounds form only part of the entire offering, so read on for an overview of the exciting opportunities anyone is invited to explore seven days a week. 3 0 Iss ue 1 3 | 2021

FOR THE KIDDIES

FOR THE GROWN UPS

Jaguar Land Rover caters to its youngest fans with a selection of fun-filled activities including the Little Growlers track where kids up to 3 can drive (or be driven by remote control) in miniature electric F-TYPE sportscars. There’s also a pair of scalesized electric Defenders which children up to 10 can practice early adventuring skills by negotiating a dedicated off-road track.

There’s no better way to experience the exhilaration of a Jaguar or Land Rover than getting behind the wheel yourself. The full range of vehicle models is available for an array of driving courses all hosted by a team of skilled instructors from Tuesday to Sunday.

An indoor-outdoor play area offers the perfect distraction while parents enjoy grown-up activities, and features a jungle-gym, plush playground toys, games tables and soft AstroTurf ground surfaces. Child minders are on-site to look after kids from 9am to 4pm Wednesday to Thursday, and 8am to 5pm Friday to Sunday. For the young at heart, a pair of state-of-the-art driving simulators afford would-be racing drivers access to high-performance Jaguars on a selection of global race tracks where it’s possible to explore the absolute limit safely in digital format.

Jaguar experiences cover a range of driving disciplines from defensive driving, handling, skid control, slaloms and cornering. An irrigated 70-metre diameter Dynamic Steering Circle (skidpan) is on site for low-traction handling exercises, while a 185-metre long and 30-metre wide Dynamic Handling Platform will allow drivers to stretch the legs of various vehicles at higher speeds. If you’re pressed for time, a 90-minute taster experience is ideal to whet your appetite. If you’re looking to make a day of it, a choice of half- and full-day experiences will have your pulse racing at every chicane, cone and turn. Adventurous types can sample what Land Rovers are truly capable of on a variety of dedicated tracks and trails. These include the Kingsley Holgate Expedition Trail (3km of trail named as an homage to the longtime Land Rover friend and global ambassador Kingsley Holgate) or the Adventure park which features a number of man-made obstacles adjacent to the facility itself and in full view of visitors gasping in awe of Land Rovers and Range Rovers in extreme situations. Depending on the package, drivers will be exposed to different disciplines including dynamic handling, vehicle recovery and off-road driving to name a few.

MOTORING F O R T H E H U N G RY The Experience facility is home to a delicious café style restaurant located on the upper deck looking over the Jukskei Valley with a view that also includes action on the Dynamic Handling Platform and Adventure Park. TLC on the Track, as it’s called, caters to all tastes with a full menu from breakfast to early dinner, with meals ranging from healthy and light to hearty and wholesome. A dedicated childrens’ play area is in-view of restaurant-goers, and the restaurant is open to the public every day from 8am to 5pm. A stop at TLC’s specialty coffee bar is a must for all visitors, and its spacious seating offers the perfect setting for casual luncheon meetings any day of the week. FOR YOUR BUSINESS Three boardrooms cater for groups of between six and 70 guests. With a range of seating options, any conference room can be configured to suit many meeting styles and sizes. A state-of-the-art 52-seat cinema makes an ideal venue for more audio-visualheavy presentations or launches. To accompany conferencing, Experience offers off-the-shelf or tailor-made events packages for team building and corporate days. An in-house team of experts is always on hand to assist with arrangements. To ensure visitors are protected, Jaguar Land Rover Experience abides by strict Covid-19 protocols.

IMMUNE SUPPORT: A FOURFACTOR APPROACH By Nikki Temkin

Functional Health and Wellness Coach Nikki Temkin shares tips and advice for how you can support your immune system by focusing on four key aspects: supplementation, nutrition, stress management and sleep. Protecting and boosting immune health has been more important than ever over the past few months, and will no doubt continue to be a priority for us all for some time to come. While it’s true that you can’t control the trajectory of a virus, you can take steps to control your internal environment through what you choose to put into your body, what you expose yourself to, and the lifestyle you lead. Strengthening immunity requires a multifaceted approach that will improve its response and reduce your susceptibility to illness. 3 8 Iss ue 3 | 2021

VITAMINS & SUPPLEMENTS Even with a healthy, well-balanced diet, supplements are still recommended for maximum support. The following are suggested for immune support: Vitamin C Contributes to immune defence by supporting various cellular functions of the immune system Vitamin D Reduces viral growth and helps to prevent upper respiratory infections For maximum absorption, take with a large meal, and increase the dosage in winter when there is less sunlight. Vitamin A Acts as an anti-inflammatory, helps to enhance immune function, and supports the lining of the respiratory tract Vitamin A also protects the integrity of the body’s mucus membranes (such as those in the gut and lungs), making it harder for infections to take hold.

ESTATE NEWS

Zinc Possesses strong antiviral properties For maximum efficacy, take after a large meal N-Acetylcysteine (NAC) Promotes the production of glutathione, a potent antioxidant that supports immune function Probiotics & Prebiotics Create a healthy gut microbiome that supports and stimulates the immune system. Elderberry Extract Packed with vitamin C, dietary fibre and antioxidants Elderberry is most effective when used preventatively. Try to find an extract that has been produced through ultra-filtration. Curcumin A set of flavonoids found in turmeric that can help to reduce inflammation and decrease viral activity Melatonin Made by the pineal gland at the base of the brain, this hormone supports antiviral immunity, promotes restful sleep and reduces inflammation. You will need a prescription for this! Medicinal Mushrooms Medicinal mushrooms support the immune system thanks to their antioxidant, antiinflammatory and antiviral properties. Try turkey tail and reishi for protection against infection.

You can also try: *Omega 3 *Glutathione *Alpha-lipoic acid *Echinacea *Astralagus Note: It is important to consult your doctor or healthcare provider before taking any kind of vitamin, mineral, mushroom or supplement. The appropriate dosage will be different for everyone, and is affected by factors such as gender, weight, pre-existing conditions, pregnancy and any medication that you may be taking (such as birth control, antidepressants, antibiotics, etc.). Be sure to contact your healthcare provider to find out exactly what dosage you should be taking.

Epigallocatechin Gallate (EGCG) This compound is present in high quantities in green tea, and helps to reduce inflammation and enhance immune functionality. Liquorice Root This is one of the fundamental herbs in Traditional Chinese Medicine (TCM), and works to reduce viral growth. Resveratrol A polyphenol found in red grapes that can help to decrease inflammation Beta-Glucans Beta-glucans are anti-inflammatory, and help to enhance immune function. They are especially beneficial for those with viral upper respiratory tract infections

Embrace the latest trends in tiles, taps and bathroom from Tile Africa and love the home you’re in, all over again!

Fabulous flooring

With fewer grout Tiles are an excellent choice for flooring, as they lines interrupting the flow through the room, you are low maintenance and easy to clean, making it can create a more spacious look and feel. From an ideal choice for the busy family home. Whether classic marble through to wood and stone-look you like a matt or glossy finish, ceramic, hardbody patterns in a variety of tile sizes, finishes and or porcelain tile, the latest trend is to go big with décor, you’re sure to find the one that’s perfect for your tiles. In fact, with the newest designs you your home. We love the Signature Tile Collection, can go big and take them home. a 600x1200mm hardbody tile in grey.

Love your patio from inside to out Take the modern seamless look further by using the same tile in different sizes, or finishes from indoor to outdoor, to bring the space together as a cohesive whole. Play with matching décor to add your own individual style to the design. Outdoor tiled areas can be slippery if they are wet from early morning dew, frost or rain, as well when the kids are in and out of the home with wet feet from playing in a pool or running through a sprinkler on a summer’s day. Selecting an outdoor tile with a slip-resistant finish is a must-have, as this helps make your home safer for family and friends, whatever the season. For those that love the fact that nature’s palette isn’t uniform, and that there are no straight lines in nature, will adore the latest extruded tiles which are created with colour and size variations as a theme, to best mimic nature. Embrace biophilic design and include nature’s beautiful variations in your home this winter. Our top choice is the Satara Slate Hardbody Hardbody tile Collection. Available in a 350x350mm floor tile, in a matt or slip-resistant finish and a matching ceramic mosaic. 2021 | I ssue 3 45

The black finish is the perfect choice for monochrome or industrial spaces, and complements wood-look patterns very well.
