MANAGER Dear The Hills Homeowners,
Welcome to 2019! I hope you all had a wonderful holiday and managed to relax as much as possible. If the incredible momentum with which this year has kicked off is any indication of the months that lie ahead, this year will be one for the record books! As a community, we strive to live together harmoniously and to achieve this there, are a few challenges being experienced that need to be addressed. Speeding within the Estate remains a serious concern. Each driver is responsible for their own actions and the resultant safety of others within the Estate. While trying to enforce this we are often met with harsh, aggressive responses from those found to be driving recklessly. Thank you to those of you who adhere to the speed limit. Residents made a specific plea at the last AGM 2018 for the HOA to take drastic steps into curbing
speeding / errant driver behavior within the Estate. The HOA are exploring several speed calming methods which the Board will conclude on shortly. These are expensive and will unfortunately require capital to be diverted from other planned initiatives. There have been several accidents (and many near misses‌) involving vehicles in the Estate. We can sadly no longer tolerate this continued errant behaviour as lives are at risk. We have previously requested residents to report speeding and thank those who took the time and effort in doing so. We reiterate and call on all residents to continue doing so. A photograph will assist us warning the specific speedsters until speed monitoring equipment is installed. We would like to take this opportunity to remind owners that the 18 month grace period for those who are yet to start construction ends on 31 March 2019 (clause 2.5.13 of the Memorandum of Incorporation). Those stand owners who have not started building are encouraged to finalise their plans and communicate with the Estate manager’s office by the end of March 2019. Penalties will apply from April 2019 for all non-compliant stands. During the Festive season we had several incidents where children and teenagers were wandering the Estate unsupervised/ unaccompanied by an adult. Many times, those riding bicycles, skate boards, roller blades, etc. inadvertently moved into oncoming traffic causing dangerous traffic THE HI LLS E STATE | 2 0 1 9 | I S S U E 1 | 5

situations. Others were seen sitting on traffic circles in groups or gathering unsupervised at swimming pools. We remind parents that it is their responsibility to ensure youngsters are supervised at all times within the Estate and the HOA will not be held responsible for any injuries sustained as a result. We are pleased to inform residents that the security spike system at the Garsfontein entrance is now fully engaged and operational. This further enhances the security around our entrances.

Also note that no children, pedestrians or bikers are allowed on the roads or pathways of The Hillstead. May each and everyone of you make the most of what this year has to offer. Residents would also notice that the construction of pathways is well underway with an emphasis around the school and The Oval. We are in the final stages of completing the 2019 budget and should shortly advise everyone of the proposed date and time of the general meeting for adoption thereof. SECURITY I’m pleased to report that over the festive season we generally experienced good behavior and neighbourliness towards fellow residents. We did not experience any fireworks, incidents, stray animals, illegally parked or abandoned vehicles. We would like to thank everyone for their cooperation and friendliness, which has made Security over this period a memorable experience. Having said this, we unfortunately had an incident towards the end of December where unknown individuals entered a premises through an open window and stole some moveable goods. We also received notice of an attempted burglary in the first week of January. These incidents appear to be separate and bear no similarity in modus operandi. Both are currently under investigation in conjunction with the South African Police Service. In the first instance a potential perpetrator was questioned by the police but could not be linked to the crime. With both these incidents potential perimeter breaches were thoroughly investigated and could not found to have any relevance. Various other scenarios where weighed up and looked into also without any success. What was revealed through the investigation is that security is a choice and should start at home.

In light of the above we advise residents to bear the following in mind: • Do not leave your home unlocked or unsecured. • Please insure that doors and windows are closed at all times. However, if doors or windows are left open ensure that these entrances are secured with burglar bars/doors. • Make sure your insurance policies are updated and correctly recorded. • Do not unnecessarily leave valuables on display as most thieves are opportunists. Further valuable points to keep in mind: • Insure all domestic personnel, long-term visitors and or house sitters/occupiers are registered and that any changes are communicated with the security team. • All service providers, contractors, deliveries are confirmed as correct prior to allowing access.

• Insure that access is only granted to known guests.
We ask all residents to please be observant, responsible and vigilant in their daily activity in roaming the Estate or at home. Another concerning aspect identified that requires urgent attention is that several domestic workers, gardeners and even service providers are found to be registered on one stand although they are working on multiple stands. We strongly advise all residents to ensure that any individual that is in their service or any service they are making use of are correctly registered under their stands at all times.

Studious Aesthetics and the Board of Directors see this as an opportunity to ensure that the investment of every homeowner is protected and advanced as we enter the next phases of development.
However, the Aesthetics Committee and HOA cannot do this on our own. We require the cooperation of every Homeowner to read and understand the architectural guidelines of the Estate: Please see the answers from the guidelines to some frequently asked questions below: 1. One of the many sayings about the most romantic of all flowers is ‘A rose is a rose is a rose’. The reality is not as simple as that: the versatility of roses lies not only in their huge variety of colours and tints, but also in the extensive range of flower shapes and sizes and multiple growth forms. Roses have graced our planet for at least 30 million years. The origins of the rose are widespread – from the humid climate of China to the hot, dry, desert conditions of the middle East, and from the moderate environment of

Europe and north America to freezing Alaska. Roses are inextricably linked to romance, as many of their names suggest: ‘Ivory Beauty’, ‘Bride’s Dream’, ‘L’Aimant’ and ‘String of Pearls’, ‘The Lady’, ‘Tanned Beauty’. A garden graced with beautiful roses is comparable to an artistically decorated home. It can be the envy of neighbours and receive the appreciation of passers-by. Other compelling and enduring reasons for planting roses: AS A SOURCE OF CUT FLOWERS The image of a huge bowl of roses inspires many people to plant roses in their garden. Hybrid Tea roses, which usually produce a profusion of flowering stems, with one bud per stem, are by far the most popular.
FOR THEIR SCENT The fragrance of roses is legendary. Roses in antiquity were grown as much for their scent as for their beauty. The scent comes from tiny cells on the undersides of the petals. As a rule, dark-coloured roses are more strongly scented than those of lighter hue. Cross-pollination, however, is changing the rules, resulting in varieties of strongly scented white roses – and deep-red blooms with hardly any fragrance at all, but most of all for thick petaled, commercially grown florist roses, to exude scent.

TO PROVIDE COLOUR Modern roses are able to flower virtually continuously for six to twelve months of the year, colouring our gardens and our lives with an abundance and variety that is virtually unparalleled in the flower kingdom. The great variation in growth patterns allows for selecting varieties that give colour at different heights, and particularly at eye level.
GARDENING FOR COMPETITIVE EXHIBITING Growing roses almost solely for the purpose for entering blooms at various competitive rose with the aim of winning Champion Rose has led to the formation of Rose Societies in all Provinces. Conditions that suit roses TEMPERATURE Roses can withstand a wide range of temperatures. In general, hot, dry conditions are preferable to humid conditions. Roses adopt to winter dormancy when temperatures fall below zero at night and less than 10°C in the day. LIGHT Roses require considerable light to be able to flower. Their flowering ability is reduced in direct proportion to reduced light. Roses flourish in full sun, but will still flower freely when planted in positions with direct sun light for about five hours in the morning when planted east of a building, or in the afternoon when planted west of a building. In situations with less than four hours of direct light, fewer or no flowers will be produced and the foliage becomes soft and susceptible to diseases. SOIL TYPES The condition of the soil can always be adjusted to suit roses. Sandy clay is ideal, as it offers good aeration as

well as water retention. To improve plain clay, add sand, gravel or coarse organic material; and to upgrade sandy soil, add water-retaining materials such as peat moss, coir or other organic matter. Lime can be added to acidic soil and flower of sulphur to alkaline soil to achieve the desired, neutral pH. WATERING Although roses are ‘water wise’ and able to adjust to the quantity of water available, they cannot generate new stems and flowers during the growing season without regular watering. The broad, basic requirement is 10 litres per plant per week. This varies according to the size of the plant and the condition of the soil. CONTAINERS Roses grow and flower well in most types and sizes of pots or containers, particularly the free-flowering Colourscape varieties.
There is a rose for any and all tastes. You are sure to find varieties that tickle your fancy. The Estate rules state that homeowners may not plant roses directly in the garden but in pots or containers.

Chocolate Cheesecake with Mixed Berries, Raspberries, strawberries, and blueberries colourfully adorn the top of this no-bake chocolate cheesecake. Ingredients • 4 ounces chocolate wafers (such as Nabisco Famous Chocolate Wafers) • 1 tablespoon honey • 2 teaspoons unsalted butter, melted • 3 tablespoons milk • 1 ½ teaspoons unflavoured gelatin • 280g low fat cream cheese, softened • 1 ¼ cups icing sugar • 1 cup plain Greek yogurt • ½ cup cocoa powder • ½ teaspoon vanilla extract • 30g bittersweet chocolate, melted and cooled • ¼ cup whipping cream • 1 ½ cups raspberries • 1 ½ cups strawberries, quartered • 1 cup blueberries

Step 2 Combine milk and gelatin in a microwave-safe bowl; let stand 3 minutes. Microwave at HIGH 15 seconds; stir until gelatin dissolves. Cool slightly.
Step 3 Combine cream cheese and next 4 ingredients (through vanilla) in food processor; process until smooth. Add milk mixture and cooled melted chocolate; process until smooth. Place whipping cream in a clean bowl; beat with a mixer at high speed until stiff peaks form. Gently fold one-fourth of chocolate mixture into whipped cream. Fold whipped cream mixture into remaining chocolate mixture. Spoon chocolate mixture into prepared crust. Chill 6 hours or until set.

What’s new: Pantone Colour of the Year.
This year’s Pantone Colour of the Year is: Living Coral (16-1546). Living Coral’s orange and pink hues are an interesting twist on last year’s Ultra Violet but it is most definitely a colour that will work well in any room and complement multiple colour palettes. Although vibrant, the colour is natural and “mellow” and aims to bring “warmth, nourishment and comfort”.

There are several steps you can take to keep your pets safe and reduce the likelihood that they’ll become lost or stolen. Your pet should wear a collar and ID tags at all times. Include an up-to-date phone number where you can be reached. ID tags are available at Pet shops & veterinary clinics.

Have your pet microchipped. Microchips are an implanted form of identification equipped to access your contact information when scanned at a veterinary clinic or shelter. Spay/neuter your pet. Studies have shown that sterilized animals are less likely to roam.
Keep them safe when you’re out and about. Animals love the outdoors but it is our responsibility to protect them. Always leash your animals when outside. Keep them close to home and away from traffic, unfamiliar animals and those who may not concern themselves with your pet’s best interests. Leave them comfortable at home. Step 1:
Your visitor must furnish the guard with your STAND number for effective access to the Estate, should your visitor provide alternate information the access process will take longer and cause delays at the gate
Step 2:
A call will be placed by the guard to your phone announcing your visitor
Step 3:
Press 9 on your phone to grant access for your visitor, an “access granted” voice will be heard and your visitor is granted access If you do not want to grant access to the visitor press ### on your phone and an “access denied” voice will be heard
When your visitor exits the Estate Once you have granted access to your visitor by pressing 9 on your phone your visitor will receive a printed slip containing a one-time PIN for use at the entrance and the exit The PIN number must be presented by the visitor (on the keypad) to enter and exit the Estate. The expiry date and time of the PIN is indicated on the slip. Should your visitor arrive at the exit gate with an expired PIN number, the guard will contact your unit as per the entry process described above to activate a new exit slip.

Ensure that your cellular number is loaded on the Estate database, if it is not listed the sms features of the system will not be available to you

Decide on how many visitors you would like to pre-clear for the day

Should you require 3 visitors to have pre-clearance access codes, sms c 3 to the visitor panel at the number listed above
Step 4:
You will receive an SMS reply from the visitor panel containing the Access code
Forward the sms to your visitor/s who in turn communicate the code to the Guard at the visitors entrance lane to access the Estate Access codes will only work for the number of times they were requested and will automatically expire at the time indicated on the sms
Extended Pre Clearance Codes An extended pre clearance access code can be requested in instances where the resident requires an access code to work multiple times for an extended period. As per step 3 of pre-clearance codes, simply add the start and end date to the sms code request The format is as follows: c xx yymmdd yymmdd (start date)
