Dear Residents, 2020 is here, a new year and a new decade - Wow! We trust that you are well rested after the year end break and that you are excited and energised for the year ahead. We are excited to see more and more people choosing The Hills Estate as their home. Approximately 96 homes were completed in 2019 and to this end we again extend a warm welcome to all new residents. We wish you a long and happy stay at The Hills. Property owners and residents have invested in the Hills Estate because it offers a particular lifestyle, amongst many, safety and security. There is a great concern that many residents show no regard for the Estate’s rules as far as speeding and general traffic rules are concerned. We therefore would like to remind you that the speed limit within the Estate is 30km per hour and that we have active speed cameras at certain areas monitoring this. Please also be reminded that you should enter a traffic circle in a clockwise direction and not the opposite - the circle where transgression of this rule often happens is at the entrance to Reddford House within the Estate. Avoid being fined by simply adhering to the

speed limit as well as general traffic rules. Please let’s all work together to make The Hills a safe place for all. We kindly remind pedestrians to make use of pathways and not to walk in the roads. Cyclists must kindly be considerate towards pedestrians. We would also like to request that residents consider their neighbours and avoid making use of lawnmowers on Sundays, Should you find it absolutely necessary to use this stype of equipment on a Sunday, please rather do so after 8am. Water outages and water scarcity - just a reminder to kindly consider investing in water storage tanks. When doing so, please consult and adhere to the Estate’s aesthetic guidelines in this regard. Watering of gardens and washing of cars will only be allowed between 18h00 – 06h00. We really still have a water crisis and Tshwane is warning against wastage. The Estate is a hive of activity again with +/- 179 building projects in progress. We request those who are busy building to instruct contractors to abide by the Estate’s Rules. In doing so we can ensure the safety of all those residing in the Estate, and protect our infrastructure and assets. In The Hills Estate we are a community, a very fast growing one, and, as it should be in a thriving community, we should get to know each other and be supportive to each other. To this end the HOA together with Gerhard and his friendly staff at Carlita’s, will be hosting regular “Get to know your fellow residents” events at Carlita’s restaurant. We want to urge all property owners/residents to attend and support these events. More details regarding these events will be emailed through to you. Have a great February, all the very best. Usually this time of the year, we do a comparison of the past and previous years security incidents. What I can report is that we were fortunate and no serious incidents were reported in 2019.
As mentioned before, stricter access control will ensure the safety of our residents. We therefore have to enforce more rules. Kindly help us make this the best and safest estate. To all the residents in the Estate we wish you a prosperous New Year. With the schools back on, the security community are focused on the prevention of school children kidnapping.

All forms and guidelines are downloadable at the click of a button. Please find important information regarding architectural submissions for 2020 for The Hills below:
1. 2020 Registration Every architect must register annually with Studious Aesthetics. There is no fee for registration. If you have not registered for 2020, please do so by completing and submitting forms A, C, D and E with your first submission to the Studious Aesthetics offices. The submission fees for 2020 will increase from 1 February 2020 as follows: • New House: Concept 1 submission: R6600 ( From R6000) • Amendment/addition plan submission: R1870 ( From 1700) • Concept 3 Re-Evaluation fee: R1870 ( From 1700)

5. Contractor Penalties and Interim Site Inspections Please take note that under the new architectural rules, contractors will be liable for a penalty if they deviate from the approved plans. The contractor will also be required to request two interim site inspections from the Estate during construction. Nl: 1. Plinth height inspection. 2. Wall plate height inspection.
These inspections must be requested from the Estate Office. Please use Form H (available on our website). Plans must be submitted in hard copy to our office any Form H is also required when the contractor registers for day of the week from Tuesday to Monday. ( Please note: preconstruction. During the festive season some changes in the recycling industry took place. The reason for the changes are due to the fact that at the moment supply outweighs demand. We would like to bring these changes to your attention and also remind you on which items are recyclable and which aren’t. Simple, small changes to decorating your way towards a greener living room
If turning your home into a greener, more sustainable building is one of your New Year’s Resolutions, we are here to help. We’ll be sharing some great tips and ideas this year to help you reach this goal one room at a time. 1. Buy less; buy better Minimalism is becoming quite the trend across the world. People are buying less “things” and instead investing in quality pieces, made from materials that have been sustainably-sourced and built to last. Choose durability and expert workmanship when shopping for anything from the tiles you walk on to the family’s favourite couch. Give favour to furniture made locally or items made from recycled or reclaimed materials. Buying secondhand is also ideal. 2. Use eco-friendly paint Most paints contain Volatile Organic Compounds (VOCs) that are chemicals that impact the air we breathe. Choose eco-friendly, zero VOC paints to paint your living room walls or leave a wall natural/exposed. 3. Help clean the air Humanity’s connection to nature is not only about survival (air, water etc.) it is also about mental wellness. Bring nature into your living room with beautiful potted plants. Plants also help to filter the air of toxins, helping you reduce your carbon footprint and boost your health in one go. Choose plants like the spider plant, peace lily, English ivy and spekboom. 4. Choose natural, organic fabrics A jute rug, clay pots, woolen throw etc. require fewer chemical processes and are often simply woven into shape. Read the labels and opt for products that were made locally using local natural and organic fabrics. 5. Say “no” to wood where possible The less reliant we can become of new timber, the better news this is for our forests and air quality. Decorate your living room using alternatives to wood such as glass, steel or stone. 6. Switch to LED This has become common knowledge but worth a mention nonetheless. These days LED lighting options can be just as modern and romantic as incandescent lighting. Also choose lighting fixtures made from natural fabrics or recycled materials.The world is your oyster when it comes to this. 7. Decorate for cosy or cool Be less reliant on cooling and heating in your living room (even if you are using solar) by adding decor that help cool down (glass, steel, mirrors, plants) or warm (insulating curtains, throws, rugs) to the space.

Melt the cocoa butter and salt in a double boiler over low heat.
1 cup raw cacao powder
Remove from heat and let stand for 10 minutes.
1 scoop of protein powder of choice
3 tbs of honey
Whisk in the cacao and protein powder. Stir in the honey and nuts and make sure everything is completely combined.
Handful of crushed roasted nuts
Pour chocolate into a 9x5 loaf pan and sprinkle with more roasted nuts.
1/4 tsp of himalayan salt
Pop in the freezer for 30 minutes to set and enjoy.

Start now, reach your goals faster! The “I’ll start working out on Monday” plan doesn’t have a very high success rate. With this plan, you are already procrastinating. If you can wait until Monday or the New Year to start, you can easily push that out to the next Monday or the next month and before you know it, you’re doing the same thing month in and month out. The “Today I’m making a change” plan will get you where you want to be. Write down your goals and what steps you need to make to achieve them. Make a realistic timeline, what you might need help with, and the support system you will use to get you there. If you need assistance on where to start or help with goal setting, find a coach! A coach will do everything in their power to make sure you stay on track and achieve everything you set your mind to. Wishing you all a year that is promising, inspiring, exciting and full of fun. How to get rid of yellow spots
During summer yellow dry spots are very common on lawns across the country. In Gauteng, we are particularly stumped by the phenomenon because of the good rain showers we’ve had. The truth is these yellow patches can be caused by a number of things, not just drought, and in order to offer the right treatment the cause has to be identified first. Nutrient imbalances Too much or too little nutrients can lead to nutrient imbalances in lawns, the most common being nitrogen and iron. Imbalances of both these nutrients can lead to yellow spots on lawns, which makes it difficult to identify the problem. Test your soil with a soil tester to find the culprit and rectify the imbalance. Dog urine Dog urine is nitrogen-rich and could cause yellow spots on your lawn. Yellow spots that are lush green on the outer edges are often due to dog urine as the outer edges contain a more balanced nitrogen level and are therefore “happy”. 30 | ISSUE 1 | 2 0 2 0 | T H E H I L L S E STAT E

Spraying water on the areas your pets frequent could be a good idea. Chemical burn The use of insecticides or fertilisers can cause a chemical burn on your lawn if not applied in the correct dosages or in the correct conditions. Practice caution and always choose natural and organic insecticides and fertilisers. Pests Sometimes finding the problem requires closer examination of the grass roots. Spot any insects there? Various types of insects and/or their larvae feast on grass roots causing damage in patches. Treat with a natural organic insecticide.
Maintenance
Once you’ve successfully treated the cause of these spots, some maintenance care and a whole lot of patience is required to get your lawn looking lush again.
Install a bird bath A bird bath is the final piece to the puzzle. Install one in quiet area in your garden. Seedeating birds need access to clean, fresh water and most birds enjoy a daily or weekly bath. To prevent a bird bath from becoming a breeding ground for mosquitoes, you have to replace water every few days and wash the bird bath every week.
Birds are nature’s own little “landscapers”. They pollinate plants, control bugs and reduce weeds by eating the seeds before they sprout. They are a must for every garden. Make yours more inviting to them with the above tips and enjoy the show!
Mower: Make sure you lawnmower blades are sharp. This will cut grass cleanly helping them to recover better. Aerate: Aerate your lawn to ensure that enough water, air and nutrients can get to the roots of your lawn. This will encourage strong and deep root formation. Rake: Dead leaves and grass are a breeding ground for pests and diseases. Rake frequently.

LOST Pets
There are several steps you can take to keep your pets safe and reduce the likelihood that they’ll become lost or stolen. Your pet should wear a collar and ID tag at all times. Include an up-to-date phone number where you can be reached. ID tags are available at Pet shops & veterinary clinics. Have your pet microchipped. Microchips are an implanted form of identification equipped to access your contact information when scanned at a veterinary clinic or shelter. Spay/neuter your pet. Studies have shown that sterilized animals are less likely to roam.

Keep them safe when you’re out and about. Animals love the outdoors but it is our responsibility to protect them. Always leash your animals when outside. Keep them close to home and away from traffic, unfamiliar animals and those who may not concern themselves with your pet’s best interests. Leave them comfortable at home. Never leave your dog leashed outside a store or unattended in the car, even if it’s locked or the windows are rolled down.
