Dear Residents As the days are getting longer and in general a bit warmer, we realise that we are past the middle of 2018 already. With the midyear school holidays a thing of the past and everyone back to their normal routines, I felt it’s a good time to provide a short overview of where we are as an Estate. Our number one concern as an HOA remains speeding! We have embarked on an awareness campaign using the SMS communication system and will be sending constant reminders to all
residents and contractors of this critical aspect. The speed limit throughout the Estate is 30 km/h. We receive daily complaints from residents who experience and/or observe excessive speeding by residents, guests, security personnel and contractors. Thank you to each and everyone who informs us and sends through pictures – we can unfortunately at this stage not link vehicles to resident addresses but hope to do so during the soon to be launched re-registration and enrolment process. As an HOA we make a specific plea to those with sportscars and superbikes to please be cautious we know your
machines are impressive but trying to set land-speed records in the Estate is extremely dangerous - please keep to 30 km/h within the gates of the Estate. Parents, please communicate the importance of safe road usage to your children, nannies, au pairs and caretakers. We have experienced several incidents recently where youngsters sit in the middle of the roads (on traffic circles) or stroll in groups in the roads with their backs to oncoming traffic, generally not paying any attention to the traffic around them. We acknowledge the lack of
walkways along Royal Albatross – the prices obtained by the developer some time back are being updated so that the construction of these walkways can commence without delay. This will see a walkway extending from Reddford House to the clubhouse along the game reserve side of Royal Albatross. Over time the planted trees will grow to provide a shaded canopy for pedestrians using the walkway. If every one of us play our part in informing family members, friends and service providers to adhere to the speed limit and general road safety,

we can collectively make the Estate safe and speed friendly for all.

Pets are another aspect that needs to be mentioned. Please ensure that all dogs are on a leash when they leave your premises and that they are under someone’s direct control at all times, especially entering the Eco area. We often end up with pets roaming the Estate freely and often, they are brought to the security office at the gates for safe keeping. The security personnel and HOA staff do not have the facilities to keep and care for these animals while their owners are located. It is a requirement per the Estate rules that pets are tagged with some form of identification or contact details so that we know who to contact when your four legged friend is found.

Our animal guardian angel, Barbara Galanos at the HOA office, offered her assistance and requested that all pet owners send her a picture of their pet/s with their contact details to help her compile a Pet Owners database. Please contact Barbara on Barbara@century. co.za in this regard and thank you, Barbara for this great initiative. Pets do however remain the owner’s responsibility.
The final matter we would like to bring to all owners’ attention is the process to be followed when construction of houses have been completed, prior to owners occupying a new house. Please provide the HOA with the following documentation: • Valid Certificate of Occupancy (CoO) issued by The City of Tshwane • Valid Certificate of Compliance Electrical installation (CoC) (fully completed by registered electrician) including embedded generation compliance certificate where solar or other renewable energy is installed • Gas installation certificate (if applicable) • Completion certificate from Aesthetics Committee (issued by Studious Architects) • HOA landscaping inspection signoff Owners are advised that it is their responsibility to contact the Aesthetics Committee and request a final completion inspection in obtaining your certification (inspection requests to thehills@studious.co.za). Many owners are so overwhelmed and caught up in getting ready for their new experience that they completely forget about these final aspects.
You are welcome to contact the Aesthetics Committee at the above email address for assistance and guidance with the process. The financial year of the Estate concluded on 28 February 2018 and the financial statements have been finalised an approved by the Directors. That means that we need to have our Annual General Meeting, currently scheduled for 29 August 2018 and hosted at Reddford House Auditorium. Please be on the lookout for communication in this regard as all owners will be receiving the AGM pack shortly.

I WANT TO BUILD A HOUSE. WHERE DO I START? 1. CAN I AFFORD TO BUILD ? Most people can’t build a new home without a home loan, and yet people start the process of buying a stand and drawing up plans without any idea what they can afford and whether they will be granted a loan or not. A great deal of unnecessary expenses and anxiety can be avoided if prospective homeowners get a loan prequalification from their banks or through bond originators such as BetterBond. This will confirm you budget and your financial credibility to builders and realtors. 2. WHERE/ HOW DO I GET A BUILDING CONTRACTOR? Word of mouth is of course always the best
referral. Once you have met with two or three builders, it is wise to view some of their previous work and even some of the current projects. It is very important to only use a builder who is registered with professional, well-known organisations. In South Africa, there are two primary building associations, The Master Builder’s Association of South Africa (MBSA) and National Home Builders Registration Council (NHBRC). By law, all home builders have to be registered with the NHBRC and have to comply with their building quality standards. In order to protect your investment and the overall aesthetics of The Hills, the HOA maintains a list of contractors who previously did not comply with the building guidelines - this can be made available to avoid building

compliance issues occurring in future.

3. DO I NEED PLANS BEFORE I CAN MEET WITH BUILDERS?

The long-standing theory of “design first and then get quotes from contractors” is giving way to a much more efficient and effective idea of “it’s a team effort”. In the long run, it takes the collaboration of three key participants to realise the client’s dream home in the most economical and time-efficient manner. The future homeowner provides a well-defined direction based on needs, wants, priorities and fancies for their dream home along with the framework of time and budget. The architect will then be able to draw up an “informed design” based on the stand, function, aesthetics and the client’s primary desires. Architects are there to interpret a client’s “dream home” into a design that is both functional and aesthetically pleasing, but don’t necessarily monitor expected construction costs. An experienced contractor will then bring to the party the know-how of the construction process (alternatives, budget and schedule) and will be able to provide an ongoing
cost analysis, suggest changes and will therefore be able to help keep the evolving plans within investment considerations. 4.
WHAT’S THE VIBE
“Good communication is the bridge between confusion & clarity” - Nat Turner Clear communication is the golden rule of any good relationship. In the case of building your new home, communication doesn’t only start after the contract is signed. Rather, it begins the very first time you meet with the builder. Fairly hard and costly decisions need to be made and details finalised during the construction process and usually within a strict timeline. Building your new home is a very personal and often ‘emotional’ process, it is therefore essential that there is open communication between the contractor and the client from start to finish. If you have uncertainties or concerns, make sure to choose a contractor who will be willing to help you through this process. A helpful contractor is open to ideas but will also contribute with his own recommendations.

The advantages of planting indigenous plants in the gardens are the following: The region’s wildlife is adapted to the indigenous flora.

Nests are built in thorn trees, butterfly larvae utilise specific indigenous host plants, predators and pests on indigenous plants have established a balance over thousands of years, and pollinators are specially adapted to serve the indigenous flora.

Indigenous plants are adapted to the region’s climatic conditions and many are, for example, stimulated to flower and fruit in our hot summers and become dormant during the winter. The climatic adaptation has led to the growth of our large floral diversity. Indigenous plants generally require far less maintenance than imported varieties, which may constantly require treatment with pesticides and fungicides. Many exotic plants like roses, require constant care, demanding spray programmes and annual pruning.
Exotic plants are often spectacular in appearance, but remain generally sterile for wildlife. Beautiful exotic trees, such as the silver birch, may provide form and texture to the garden, but birds seldom nest in them. The attached list of plants, trees and shrubs is a list of trees and shrubs that occur in the wildlife area in The Hills. All the trees are indigenous and some of the trees are endemic to the Bronberg area. If these plants are planted in the gardens, the wildlife will naturally move from the eco area to the gardens to nest and feed.
Residents are reminded of the list of trees and plants that are allowed to be planted in gardens within The Hills. The HOA retain the right to request the removal of any plants planted in private gardens that do not meet these guidelines. This includes roses planted in the ground and not in planting containers.

Our vision is to create a cohesive environment between all the role players to promote good, relevant architecture that is in the best interest of yourself and the Estate. To successfully achieve this, we rely largely on the homeowner, the architect and the building contractor to work together.
Therefore, please make sure you understand the following processes and guidelines:
1. Deviations from approved plans. Every plan submitted to the aesthetics committee is meticulously evaluated by the Aesthetics Committee. A checklist (Form B) is used by our team of professional architects to check that the house complies with the latest architectural guidelines of the Estate. Once the plan is approved, no changes may be made on site without the prior approval of the Aesthetics Committee. It is of utmost importance that you as a homeowner instruct the building contractor that no deviation from the approved plan is allowed. Illegal changes made to the structure without approval will lead to penalty levies and a delay in obtaining the final completion certificate. Plans would now have to be updated and resubmitted to our office for evaluation. There is no guarantee that retrospective amendments will be approved so the risk remains with the owner for any unapproved amendments. “What is the correct process to follow if I would like
to change or amend my house during construction?” Firstly, you need to instruct your architect to launch an Amendment/Alteration Application on your behalf to our office. This is a one week process (Friday to Friday), and the architect will have to provide the following: • One set working drawings showing the proposed alteration, including updated 3D renderings where the proposed changes/amendments affect any façade of the structure. • A completed Form F (available on our website) listing the changes for which you seek approval. • Proof of payment of the evaluation fee (R1500) If the proposed change alters the total area of the house, plans would have to go to the local Municipality for approval as well. If the changes are merely aesthetic, then the approval of the Aesthetics Committee is the only requirement. The decision of the Aesthetics Committee is final.

Where non-compliant service shafts have been incorrectly/inadvertently approved, the HOA retains the right to require these to be remediated in line with the building guidelines. Penalties may be levied as appropriate for continued non-compliance.

To me, nothing says ‘cosy winter’ more than a bit of soft fluffy blanket goodness and rich, warm tones.

But can we do the comfy cosy thing and still keep to a minimalist style? The misconception many have is that minimalist space design is cold and hard. But that is not true at all. Minimalism by definition is a style that uses a small amount of simple items to create a specific effect. Having said that, it is easy to create a warm, comforting environment with a few key items and not clutter up your space unnecessarily, in the quest of making it cosy.
My go-to favourites this winter have been rich, warm teal and my staple favourite ... grey. The light grey accents ensure that you are not creating a dark moody space, which you could do if you combined it with dark wooden furniture (if this is your preference). However, to keep the space light and airy (which is a minimalist lovers’ dream), I recommend using lighter tones and shades of grey. Combining different textures in your fabrics and keeping to simple tones ensure that you won’t overpower your senses, yet still keep it interesting to the eye. Use a striking headboard in a rich velvety fabric as your focal point of your space. Pair
this with plain linen and textured scatter cushions to create a little drama. Keep your decor items simple with neutral tones, and if you need a little more “oomph”, add an interesting rug to tie it all together.

hile there is a time and place for limited edition and fine art prints, it is always a good idea to look at buying original first, and here’s why:
1. It doesn’t have to cost a small fortune – It is a misconception that only very expensive artworks by wellknow artist are worth investing in. As the popular saying goes, “Beauty is in the eye of the beholder”, and so also is art. Browse the internet, flea markets, art fairs etc. for paintings by up and coming artists that you adore. 2. You’ll be supporting an artist’s livelihood – Imagine how boring the world would have been if everyone worked in the same industry?! The creative industry is extremely undervalued and artists need support from the community to continue doing what they do.
4. Inspire conversation and thought – Original fine artworks convey a unique story. Not only the story the artist aimed to tell (and how others interpret it), but also the story of how you came to acquire the painting. 5. It is an investment – Original fine artworks become more valuable as time goes by. While this shouldn’t be your main outlook when looking to decorate a wall with art, it is definitely nice to know.

3. It’s unique – With the vast amount of things that are massproduced, it is nice to know you own something unique and oneof-a-kind. It makes it even more valuable.

The effects are many, environmentalists say, it’s harmful to our storm water systems, oceans, rivers and streams along with our wildlife. Wildlife will die in their attempt to eat plastic grocery bags left to blow away in the wind. Littering the environment can cause fires and unfortunately, sends a message that the people who litter really don’t care about our beautiful Estate.
