Please ensure that you understand the HOA rules • Homeowners are reminded that it is their responsibility to ensure that all of their invitees, guests, family members and employees comply with all the rules. • A maximum speed limit within the estate is 30 km per hour. • No garments, household linen or washing of any nature may be hung out or placed anywhere to dry except in a drying yard or such other area designated for such purpose. Washing lines, twirldrys and the like, must be below the level of the yard walls. • Each homeowner will maintain their erven or units in a clean and tidy condition to the satisfaction of The Hills HOA. • Every homeowner has a responsibility to the Estate community as a whole to maintain the area between the road curb and the boundary of his property, commonly referred to as the sidewalk. • On occupation, the new homeowner has 2 months to clear, level and establish a permanent sidewalk with indigenous landscaping and paving as per the approved plan or as may be determined by the developer. • The use of petrol lawnmowers is prohibited on: Saturdays before 7:00 and after 16:00, Sundays and public holidays.

Traffic Control The first phase of the traffic control project has started and will be completed within the next 6 weeks. In total there will be 13 speedbumps and 2 circles installed. Telkom The much awaited Telkom fibre infrastructure project is now fully underway. After some delays in contract signature and contractor resourcing, the project finally began in early December 2016.

estate news Fibre Network Reticulation A number of physical challenges have been encountered with the laying down of the fibre cable in certain areas of the estate. • • •

Sleeves are not as per the original drawings and cannot be located Sleeves are in the wrong place (sometimes even in a resident’s property) Sleeves are broken, damaged or blocked Telkom have advised that in order to try and achieve deadlines, in certain areas it would be better to install new sleeves rather than struggle with old infrastructure.

Telkom have therefore agreed that, at their cost and only where necessary, they will install new sleeves and where residents’ gardens or driveways are affected these will be re-instated by Telkom. We have been given the assurance that re-instatement means “as good as new”. So if your premises are affected and have not been re-instated to

its original condition, please communicate directly with the estate manager, Wynand de Sousa WynandD@trafalgar.co.za You may be well advised to take some before and then after pictures of your garden and paving to assist with the reinstatement. As a result of these inconveniences, Telkom is also offering, free of charge and based on orders being placed by a certain date, to do the reticulation from the street to your home. More detail will be provided at the info evening. Additional Contractors on site Due to the initial delays with commencement as well as the physical problems encountered with existing reticulation, Telkom has agreed to place no fewer than 400 contractors on site in order to partially mitigate a delay in the completion deadline. Telkom are doing everything that they can to implement this project as soon as possible and we are very fortunate to have been given so many resources to achieve this objective. It therefore makes sense for us to make the most use of these


estate news resources while they have been made available to us. As this project is of benefit to the entire estate, the Home Owners Association have approved a once-off deviation of contractor working hours rules in the Estate to enable the Fibre contractors to work form Mon-Sat 06:00 – 18:00. No work will take place on Sundays or public holidays. Residents must be aware that the number of contractors in the estate will be increasing dramatically over the next few weeks. These contractors are all readily identifiable by their safety vests with their company logos displayed. Anybody found walking around without one of these logos must immediately be reported to security.

We have also been given the assurance that sufficient oversight and management of these resources has been factored in and a permanent war-room / site-office has been set up in the office administration building where you can raise any concerns / issues. Information Evening Once a venue and date has been secured, you will be given due notice of Telkom’s information evening where Telkom will launch their service offerings and get the ball rolling on taking orders for service. With the current progress and mitigation plan in place,, we envisage that the first Home connections will to go live from the end of May 2017. This date will vary depending on problems encountered in different Extensions of the Estate

If you are in the mood to give your home a fresh look this year, you’ll love 2017’s globally trending colours, prints and finishes. It appears as if this year is all about bold colours, dramatic prints and 3D textures, as well as bringing the outdoors inside. Many of these trends have spilled over from international runways, but you can use it any which way to give it your personal spin. Go all out by painting a room in one of the “it” colours of the year, or be more subtle by incorporating these trends through décor pieces such as artisan vases, scatter cushions, indoor plants etc. Going nowhere this year is marble, subway tiles and the use of faux finishings to name but a few. In fact in some countries these three will only grow in popularity. In South Africa, and Gauteng in particular, as we head into a sunny, yet still surprising cold winter, the following trends will create a warm atmosphere indoors, and by the time summer comes back around again it will

work equally well, if not better.

Colour

Bright Green – “Greenery”, a vibrant bright green, has been indicated as the 2017 Pantone Colour of the Year. The ideal colour to turn an average living area on its head. Navy – Navy is this year’s black. Instead of turning to black to give a room a little edge, bring in navy and enjoy the difference it will make. Jewels – Jewel colours like amethyst, ruby, sapphire etc. has been everywhere on the 2017 runways. No wonder that a deep amethyst colour, “Shadow”, has been indicated as the Colour of the Year. A complete 360 on white, which was 2016’s “it” colour.

Prints / Patterns

Butterflies – It almost feels like a return to the late 90s as butterflies purple and lime green returns to the spotlight, but they are back. Together with the underlying “indoor meets outdoor” theme, it makes sense. Mixed Patterns – Whether it is a throw, duvet, couch, curtains or pillow – mixed patterns in all the various trending colours of the year are no longer clashing but very on trend.

Tropical – As inspired by the creations of Marc Jacobs and Prada, tropical prints and patterns have spilled over from the high fashion scene to the home.
