The Aesthetics Committee Since May 2016, Studious Architects have actively been fulfilling our role as the newly appointed Aesthetic Committee for numerous Century Property Estates. Waterfall Country Estate, Waterfall Country Village, Helderfontein, Blue Hills, and The Hills. We are also involved in the aesthetic evaluation of other estates, such as Midstream and Irene Woods. With change, comes certain challenges, but we are happy to announce that up to date we have evaluated and approved more than 148 proposed new dwellings in The Hills alone, 33 amendments and a total of 67 final completion certificates have been issued.

The role of the aesthetics committee. There is a general misconception that the singular role of an aesthetics committee is to evaluate the exterior facades of a new house. Although this is true, the larger task that we as aesthetics committee are mandated with is to protect the value of each and every homeowner‘s investment and also the value of the estate. By means of a two phase evaluation process, we carefully evaluate architectural matters such as the orientation of the building, cut and fill limits, exposure of balconies, materiality and other requirements clearly described in the architectural guidelines of the estate. Frequently asked questions: 1. I‘ve purchased a stand in The Hills, what now? The first thing to do after purchasing a stand is

to appoint a reliable professional architect (Pr Arch) to design your dream home. The estate requires a homeowner to use a registered professional architect to design the building and not a Technologist or Draftsman. The homeowner is welcome to contact our office for a comprehensive list of approved and preferred architects that are familiar with the approval process and the aesthetic language of the estate. 2. I want to make changes to my existing house, what now? Any external change to the facade of the house, an addition of a pool, new boma or addition of a new room must be submitted and approved by our office before construction may commence. 3. How long does the plan approval process take and how does it work?

Your architect may submit one set concept drawings (Phase 1) in A3 format as a hard copy to our office any day of the week but no later than Friday at 14:00. All drawings received within that week will be processed and evaluated. Feedback will be provided by the Friday. Upon approval of the Concept, the architect may submit one set of working drawings (Phase 2) in A1 format for evaluation following the same approval process. Once phase two is approved, the architect may bring additional sets for final approval stamps.

VISITOR ACCESS SYSTEM QUICK GUIDE The Hills Visitor Panel Numbers: 079 079 4711 Main Gate

Communication with the system is only possible if your phone number is listed on the Estate database.

WHEN YOUR VISITOR ARRIVES AT THE GATE: Step 1: Your visitor must furnish the guard with your stand number for effective access to the Estate, should your visitor provide alternate information the access process will take longer and cause delays at the gate. Step 2: A call will be placed by the guard to your phone announcing your visitor. Step 3: Press 9 on your phone to grant access for your visitor, an “access granted” voice will be heard and your visitor is granted access. If you do not want to grant access to the visitor press ### on your phone and an “access denied” voice will be heard. 12


Visitors to the Estate will only be granted access on condition that the driver of the vehicle is in possession of a valid driver’s license. PRE-CLEARANCE OF VISITORS VIA SMS This feature is only available via a cellphone Step 1: Ensure that your cellular number is loaded on the Estate database, if it is not listed the SMS features of the system will not be available to you. Step 2: Decide on how many visitors you would like to pre-clear for the day. Step 3: Should you require 3 visitors to have pre-clearance access codes, SMS C 3 to the visitor panel at the number listed above. Step 4: You will receive an SMS reply from the visitor panel containing the Access code.

Forward the SMS to your visitor/s who in turn communicates the code to the Guard at the visitors entrance lane to access the Estate. Access codes will only work for the number of times they were requested and will automatically expire at the time indicated on the sms EXTENDED PRE CLEARANCE CODES An extended pre clearance access code can be requested in instances where the resident requires an access code to work multiple times for an extended period. As per step 3 of pre-clearance codes, simply add the start and end date to the code request The format is as follows: c xx yymmdd yymmdd (note the spaces between the various fields) c Code Command xx - Number times the code must work yy - Year i.e 13 (2013) mm - Month i.e 01 to 12 dd - Day Example: You require an access code to be valid from the 25th December 2013 to the 28th December 2013 and you require the code to work 3 times only for the period, send the following sms: c 3 131225 131228 Please note that start and end dates may not exceed 30 days

WHEN YOUR VISITOR EXITS THE ESTATE Once you have granted access to your visitor by pressing 9 on your phone your visitor will receive a printed slip containing a one-time PIN for use at the entrance and the exit. The PIN number must be presented by the visitor (on the keypad) to enter and exit the Estate. The expiry date and time of the PIN is indicated on the slip. Should your visitor arrive at the exit gate with an expired PIN number, the guard will contact your stand as per the entry process described above to activate a new exit slip.

estate news The purpose of these rules is to promote and protect the homeowner’s

rights to fully enjoy the benefits of the recreational amenities of the estate. A clear understanding and observance of these rules is essential to the well being of the residents and smooth operation of the facilities and recreation areas of the estate. The setting off of fireworks is prohibited in the estate. No garments, household linen or washing of any nature may be hung out or placed anywhere to dry except in a drying yard or such other area designated for such purpose. Washing lines, twirly drys and the like, must be below the level of the yard walls. A maximum speed limit within the estate is 30 km per hour. Motorised vehicles, including golf carts, shall be driven on the estate’s roads only by persons who hold a valid current driver’s license which permits them to drive the vehicle in question.

DStv streaming with Telkom Fibre

The DStv streaming was in the original proposal. Telkom informed the board not to take this option now as there are disputes between Telkom and Multichoice regarding the streaming of the DStv signal. Telkom advised that the services can be added at a later stage when the dispute has been settled. With this information the board made a decision to leave out the DStv signal distribution. As per the resolution posted in the SGM of February 2106, the HOA board of directors acted well within their authority when they made this change. It is also still the board’s view that the DSTV signal distribution gets added by way of an addendum to the contract as soon as it is practically possible With the fibre going active within the next few weeks , it is time to sign up

ATTERBURY ROAD UPDATE

Contractual completion date is 10 July 2017. At this stage it seems as if the road will be finished a week or so after that date. We might delay the opening of the road for traffic to first complete a new water main along the route. We also need to finish the gatehouse and bottom fence before we can open the road.

PROCEDURE TO BE FOLLOWED

The Estate Manager will furnish the owner with the Contractor’s Agreement which must be read, completed, initialed at the bottom of each page and signed by both the contractor and the owner. This Agreement is attached hereto. Please note a R 10 0000 (Ten Thousand Rand) builder’s deposit must be paid to The Hills Homeowners Association. Please refer to the attachment called banking details for payment to be made. Please ensure that proof of payment is sent to Talisha Oosthuizen TalishaO@trafalgar.co.za and Wynand De Sousa wynandd@trafalgar.co.za in order to ensure that your payment deposit is correctly allocated Once this has been done the owner arranges a meeting with the Estate Manager (Wynand de Sousa Cell No. 071 674 3095 wynandd@ trafalgar.co.za ) together with the building contractor and the site is handed over to the contractor.

Once the site has been handed over, the contractor may register with security at The Hills Gatehouse. The contractor may then proceed with the items referred to in the Builder’s Certificate of Compliance (see attached document)

Once the items referred to in the Builder’s Certificate of Compliance have been attended to the contactor must contact the Estate Manager to arrange an inspection of the site. If the items have been satisfactorily attended to, the Estate Manager will authorize the contractor to commence with construction of the house.

Kindly note that construction of the house may not commence until the items referred to in the Builders Certificate of Compliance have been attended to and the Estate Manager has authorized the contractor to proceed with construction of the house. The Tshwane Municipality requires a Land Surveyor’s Certificate confirming that the Land Surveyor has set out the building in accordance with the approved building plan.

There are many misconceptions when it comes to landscaping your garden during winter. Although there are a couple of things that one should keep in mind during the colder season, this does not mean that it should stop you from having a beautiful garden during winter and being able to install it during this time. 23


estate news A couple of things to keep in mind during winter: 1

One can reduce your watering on the lawn areas to once a week during the winter.

A mulch layer in your flower beds will help you to retain heat and avoid cold damage to your plants.

Avoid watering during night time, to avoid frost damage to your plants and rather water in the morning, so plants can use the water during the warmer daytime climate.

Due to very low evaporation rates during our winter season, your watering schedule can go down by up to 90% during the winter season. Most gardens that are installed during winter will not look as impressive immediately after installation due to some plants and especially lawn being dormant. Plants tend to put more energy into their root systems during winter

and even go dormant in many cases. Due to this, it has proven more successful on many species of plants to install your garden during the winter. Contrary to popular belief that one should implement during spring, since this seems to be the season where most plants look at their best. Plants that were planted during the winter will have already established their roots by the time spring comes along, so they will flourish at a greater rate than plants that has been planted and disturbed in Spring. Brightening up your garden during winter can also be done by using the water-wise approach with various indigenous aloes. We have a wide variety of indigenous aloes and succulents in South Africa which reveals their astonishing flowers and colours during the winter months. Maintenance on aloes are virtually non-existent. There is also a misconception when creating a succulent garden that it should be mixed with rocks,


which in turn can make the conditions of your garden seem dull and harsh, especially during summer. Aloes and succulents can be mixed with various colourful species and grasses, which will most likely compliment the aloes and your garden to a much larger extent. Indigenous trees, shrubs and groundcovers tend to be more frost resistant, especially if plants that occur naturally in your biome is used. These plants have evolved and adapted to your natural climate and many plants that tend to go dormant during winter will look surprisingly better when irrigated in a garden setting than they would in the wild. In conclusion, your landscaper should attempt to resolve and answer the technical considerations and constraints that winter will have in store for you, while utilizing and responding to the opportunity that it holds, through specie selection as well as installation methods.

Our Easter Sunday... ...started with an Easter Hunt for all the kids in the Estate. The kids had an absolute blast. They ran around the playground area looking for Easter eggs. We then had a surprise appearance from the Easter bunny, who distributed a special package with lots of chocolate eggs to all the kids. The kids adored the Easter Bunny and had lots of fun with him. We also had an Egg and Spoon Race. Easter was a very special day for The Hills Residents and I would like to thank all the Residents who participated in this surprise for the kids and for making Easter so special at Carlita‘s Restaurant. So how do you keep warm during the cold weather without breaking the bank? Here are some tips on how to ensure you stay warm and cosy, while being kind to Mother Nature and your electricity bill:

MOVE IT We all now it’s much easier to get up early during the summer when the sun is out and the birds are chirping, but exercising during the winter is a great way to get your body warmed up. Whether you exercise indoors or outdoors, make sure you’re dressed appropriately and don’t forget to warm up so that you don’t hurt yourself. Not only is exercising a great way to get warm, but just think how grateful you’ll be when the summer is here and you’re in great shape.

BOTTLE IT UP Making use of a hot water bottle is a great way to stay warm because the water tends to stay warm for a long time. Hot water bottles have become fashionable again so make the best of staying warm during the cold months and add a bit of style to your winter.

COVER UP Covering up in winter can mean a range of things – layers of clothing, hats, socks, scarves, blankets, and even rugs. By covering a bare floor with a rug will not only prevent heat from escaping through the floor, but will also give you that cosy feeling.

Whether you cook it, fry it or juice it – do whatever you can to add beetroot to your diet this winter. Not only is this humble vegetable full of anti-oxidants to keep you healthy, but they also assist in reducing chronic inflammation and lowering blood pressure. Beetroot are very adaptable and can be sowed throughout the year. Make sure your soil is rich and loose, and add bone meal or aged compost to the soil before sowing. It requires full sun to partial shade and harvesting should happen eight to 10 weeks after sowing. Once you have harvested your beetroot, the options of what to do with them are endless.

Here are some ideas to add a bit of colour to your recipes during the cold months: Juice Make your own beetroot juice by running one large beet through a juicer followed by two apples and one one-inch piece of ginger. You can add two ice blocks to the juice if you want to. It’s a refreshing and tasty way to add vegetables to your daily food intake. 500g mutton (bite size pieces) 100ml oil 1 bay leaf 3 small cinnamon sticks 1tsp fennel seeds 1 large onion chopped 1 sprig curry leave 2 tsp ginger & garlic paste 2tsp salt Âź tsp turmeric 4 tbl masala 6 even sized potatoes 3 sprig fresh coriander 1 medium tomato Use water if desired

Method

Heat oil and then add onion, turmeric and spices to fry for a few seconds (allow onion to soften). Add masala, ginger & garlic allow to cook for a few seconds (do not burn masala). Add tomato (when almost cooked stir in meat and allow to sautĂŠ). Turn down heat and cover saucepan. Cook until meat begins to fry up. Add the curry leaves and salt. Add the water (if necessary) and potatoes. Bring to a boil, then turn down to moderate heat. Cook until meat is tender and potatoes are soft. Simmer until ready to serve
