In the next 15 years, about 200 million people will move from rural areas in India to the country’s urban areas. The rapid growth of urban population is due to both natural and forced migration. While urbanization increases productivity and improves nations GDP per capita it also causes significant pressure on public utilities like housing, sanitation, transport, water, electricity, health, education etc of those urban areas.
2
How do we plan these cities to accommodate the growing population for living space, jobs, and transport? This discrepancy has caused several problems: only 30 percent of sewage is treated, 24 percent of the urban population lives in slums, public transit usage is declining, and almost half of all city drivers spend more than 12 hours a week stuck in their car.

Green Buildings That Defeat The Point of Being Green
“What’s the point of making something resemble a wind turbine if it doesn’t generate any power”
“No matter how many solar panels, green roofs and rainwater catchment systems are outfitted onto a 15,000-square ft home, the fact remains: IT IS A 15,000 SQ. FT HOME!.”
“A 27 story building for a single family, financed by a petrochemical corporation whose earnings come from exploring, producing, refining and marketing oil and gas.”
“As beautiful as the Alaska’s frosty resort appears, the idea that a year-round iceberg floating off the coast of one of the most sweltering places is sustainable seems full of hot air.”
11
Are you wondering where to begin?
‘Green building is about reducing energy waste and water use. It’s about creating jobs and sparking economic growth. It's also about protecting the health of our children for the future. These social and environmental benefits can be realized while dramatically improving operational profits.”

GREEN RATING SYSTEMS If the building is not operated as designed, it will never perform as intended. A daylit building is usually designed to save energy during daytime by switching off lights. However, if the user of building decides to add curtains, and switch on the lights, the desired savings shall not be achieved. Hence green building performance matters and it is important to measure. Green Rating systems provides guidelines. The criteria list in the guidebook gives you a to-do list.

GREEN RATING SYSTEMS IN INDIA GRIHA GRIHA in Hindi means “adobe” is short form for Green Rating for Integrated Habitat Assessment, is mandated to promote development of buildings and habitats in India. GRIHA Council is an independent platform for the interaction on scientific and administrative issues related to sustainable habitats in the Indian subcontinent. It was founded by TERI (The Energy and Resources Institute, New Delhi) with support from MNRE (Ministry of New and Renewable Energy, Government of India) along with a handful of experts in the sustainability.

LEED India LEED stands for Leadership in Energy and Environmental Design, whose standards are backed by the Confederation of Indian Industry and has been in use in India since 2001. LEED INDIA rating system provides a road map for measuring and documenting success for every building type and phase of a building life cycle. LEED-INDIA promotes a holistic methodology to sustainability by way of the fact that it recognizes the functioning of a green building in five of crucial matters listed in its criterias.

PARTNERSHIPS USGBC - Tata Housing “The residential sector in India has a major role to play in enhancing resource efficiency in the coming years,” “WELL builds upon LEED certification and focuses attention on the health and wellness of building occupants.”
“With the profound changes in the lifestyle and income levels of people, the wellness industry in India has become a sunrise sector, and is set to grow by 20-30 per cent year on year”
Mahesh Ramanujan CEO, USGBC
“We are excited to introduce the WELL Building Standard to Indian real estate, a landmark concept and an imperative in the present scenario. In a survey conducted by Tata Housing across metros in 2014, the company indicated that consumers, especially millennials, prefer wellness featured homes which assure only the highest standards of quality, pure air & water, and a healthy atmosphere in which they can thrive.”

Are you wondering which Green Rating Systems fits your Project? Can GRIHA be the home-grown challenger to LEED? Or should the Government take the best of two and come out with a new rating system suitable for Indian conditions?
Check out the Worksheet Sample on the next page.
16
Sample Worksheet 1 (This is a worksheet sample, the detail worksheet can be found in BOOKLET # 3)
What does this worksheet do? • This worksheet will help you quantify which green rating system will be most appropriate for your project. • The worksheet will help you compare the selected green rating system through various lens and rate them.
What do you need? • • •
A set of colored pens GRIHA green rating guidebook (Download www.grihaindia.org)
LEED India green rating guidebook (Download www.igbc.in)
NOTE - This worksheet can be used individually and as a group for your next board meeting.

GRIHA
LEED INDIA
PROCESS
• Think about the ease of getting the certification. • Think about at what stage of construction of the building will you get this certificate (post occupany/pre occupany). • Keep in mind the total time of construction.
PROJECT MANAGEMENT
Example - GRIHA process is simpler and undergoes less number of reviews compared to LEED. However the certification is given post occupany. So if getting a plaque earliest is your priority you may rate LEED higher than GRIHA.
POPULARTIY
• Think about how well known the certification is as a Brand this will help analyis how much efforts will you need to put in marketing your project. • Think about how popular is it with the local Government to seek incentives.
tear here
INSTRUCTIONS - Please read the hints before giving your rating for every category. They are targetted towards specific aspects. Choose among the green rating systems available in India. Select one color for each. Fill the legend box and write down the chosen Green rating system next to it.
• •
Think about the benefits of an interdiscplinary team. Does the certification process help you with that.
Example - LEED certification process requires a compulsory charette before beginning the process.
COST
Example - Currently LEED has much bigger market in India, multinational companies who built regional offices in India trust LEED and market it in their Corporate Sustainability Reports. However your client doesn’t care about CSR, then rate LEED lesser than GRIHA.
• Think about the initial investment. • Think about payback and return on investment. (Refer what you rated for Popularity) • Keep in mind the companies current investment strength and viability.
Example - GRIHA certification is cheaper as the process is much simpler compapred to LEED. If this your first project you would not want to spend a lot now.
EVALUATE Which green rating system did you rate more, this should give you a fair idea which one are you more inclined for this project
Sample Worksheet 2 (This is a worksheet sample, the detail worksheet can be found in BOOKLET # 3)
YOU MAY HAVE SELECTED YOUR GREEN RATING SYSTEM OR NOT?
What does this worksheet do? • • •
Incase you’re still not sure which Green Rating system to go for. Getting a plaque is your long term Goal. The green rating system is not fully feaseable.
What do you need? • A set of colored pens • GRIHA green rating guidebook (Download www.grihaindia.org)
• LEED India green rating guidebook (Download www.igbc.in)
• A copy of Mumbai City Building codes for reference (Download www.bmc.gov) NOTE - The results from this worksheet will give a list of construction ideas you need to use for your specific project. Look at the list of criterias each rating system provides and write them down.
Compare the criterias you wrote down in Step 1 by a simple mathematical method of how many points does that criteria weigh out of Total points. You will need different colored pens to do this and the Guidebooks for reference.
While Analysing the previous step , go back to your specific project and list down which aspects are important for your project. Example - The project site has stormwater drainage. From the previous step pick the green rating system which has more points for your issues, now just read about them in detail to learn from it.

Lean thinking is a business methodology that aims to provide a new way to think about how to organize human activities to deliver more benefits to society and value to individuals. The basic insight of lean thinking is that if you train every person to identify wasted time and effort in their own job and to better work together to improve processes by eliminating such waste, the resulting enterprise will deliver more value at less expense while developing every employee’s confidence, competence and ability to work with others. -Wikipedia
