These types of dwellings usually provide all basic furniture for the tenant, including sofas, televisions, beds, microwaves, dining tables, ironing boards and lamps. The extent of the furnishings will depend on how much you want to charge for rent, and the type of tenant you'll be targeting. Furnished apartments are often called corporate housing because business professionals who travel quite a bit are a main source of tenancy. If you're going to travel to Phoenix for three months, for example, you might not want to uproot the whole family and bring your own furniture. If you're going to be renting out a furnished apartment, follow these helpful tips: Take Inventory. Even if you're renting your furnished apartment to a corporate executive, you can't trust anyone blindly. Take inventory of everything in the apartment before your tenant moves in, and make sure to note the condition of each item. This way, if the tenant removes or damages your property, you can take the value from the security deposit or sue for the money you need to replace them. Use Middle-Grade Furnishings. When renting out a furnished apartment, you have to consider that things will get damaged. Normal wear and tear alone will require you to replace things every few years, and you don't want the majority of your income spent on repairs and replacements. If you buy low-grade furnishings, they will wear out much more quickly and require even more in replacement costs; if you go high-grade, however, you'll be spending too much as an initial investment. Provide Instruction Manuals and Warnings. Things like appliances and electronics will come with instruction manuals that your tenants will need in their furnished apartments. Don't just leave that television sitting in the entertainment center and hope the tenant figures out how to work it. More often than not, you'll wind up with a broken television set and perhaps an electrocuted tenant. Always leave manuals and warnings to avoid any lawsuits or damaged property. Charge Separately. In many cases, it is more cost-effective for landlords to rent out furnished apartments and charge for the furnishings separately. In other words, the tenant pays monthly rent for the dwelling alone, then another monthly fee for the furnishings he uses. This allows the tenant to bring some of his own things, and pay only for the things he absolutely needs. Plus, he won't be able to withhold rent when the couch suddenly breaks in half. It is always advisable to practice due diligence when it comes to renting and selling property.
