OPEN FOR
The wait is over and the much anticipated Ferny Grove Aqua Park opened to the public on the 1st December just in time for the school holidays.
As reported in the April edition of The Hills Echo, Brisbane City Council revealed the first designs for this brand new kids’ aqua park located at the Keperra Picnic Grounds, corner of Upper Kedron Road and Samford Road and sitting next to the existing playground. Construction then commenced in early July. This new facility provides an interactive water play environment that is accessible to people of all ages and abilities. In addition, the aqua park will be open year round and free for all to enjoy. Key features of the park include: • A level splash pad area which provides access for all. • Elevated water play elements including discharge bucket, small tipping buckets, spray tunnel, water cannons, and overhead spray feature. • 24 ground elements including arch sprays, stream jets, bubblers, misting ground sprayers and themed sprayers. • An interactive water table that provides wheelchair access as well as toddler play. • Tiered seating walls with new shade trees for viewing of water play area. • Additional picnic facilities with electric BBQ. • Accessible pathways to provide access from carpark to water play, picnic facilities and amenities building.
SUMMER
To accommodate the forecasted popularity of this facility, reconfigured car parking including additional carpark spaces and mini-bus carparks have been included in the design. This park is set to be a hit with locals as Aqua Parks have become increasingly popular over the past few years. During the 2018 peak summer period (September to January), Brisbane City Council’s 22 pools welcomed nearly 1.6 million people which is an increase of 17 percent on the 2017 peak summer period. So why not head down with the family this summer and enjoy this vibrant recreational hub that is right on our doorstep. More information can be found at www.brisbane.qld.gov.au

P&C Power at PRSS!
Just SOME of the amazing volunteers at the PRSS CARNIVAL 2018 It’s always wonderful to reflect on the combined hard work and P&C power that can make such significant contributions to our school. At Patricks Road State School there were so many activities and achievements this year, involving so many members of our community, working as a team in partnership. To the many local businesses who have so generously cared for our school, and to the hundreds of volunteers who have spent thousands of hours in support of our school and our children – in the classroom, in the Tuckshop and Uniform Shop, at working bees, sporting events, school banking, and of course our magnificent CARNIVAL event – THANK YOU! It is this generosity and willingness to participate that makes our wonderful school community a happy and connected place. We wish all our departing Year 6ers and other families a wonderful future. Similarly, we look forward to welcoming our new Preps and other families who will be joining us in 2019. Wishing all a very happy Christmas and a fabulous new year! 2018 Executive Team, Patricks Road State School P&C Association
Remarkable Moments at St Andrew’s St Andrew’s Primary School recently joined with all Brisbane Catholic Education Schools to celebrate Remarkable Moments in learning this year. It was a great day of acknowledging those learners in our school who have gone from “GOOD TO GREAT” in specific areas of their learning journey. Well done for using hard work, grit and persistence in your learning! An important facet of the pedagogical approach to learning that is evident in our approach to excellent learning and teaching at St Andrew’s is the fact that at all times, the children are encouraged to take control of their own learning. When kids take control of their own learning, they are more inclined to become problem solvers who see their mistakes as a chance to depth their learning in order to learn from their mistakes which assists them to develop a strong growth mindset. Because of this fact, their ability to be more creative in their approach to their learning is enhanced and they are then encouraged to think outside the square. In other words, the direction in learning is a self-directed approach. Behind every remarkable learning story is a dedicated, hard-working team of adults; parents, teachers, school officers, co-teachers and the leadership team. Together we work for every child at St Andrew’s to succeed in their learning!

Calendar and so much more. It’s pretty easy on the eye too so why not pop over and have a look at www.hillsecho.com? I would like to extend a huge thank you to our loyal Hills Echo advertising family who have continued to support our local community publication both in print and online. Without our advertisers we simply could not bring this community publication to your letterbox each month. I would also like to thank the numerous community groups, sports clubs and residents for their submissions throughout the year that provide our newspaper with engaging content. I am extremely appreciative of the wonderful team behind me at The Hills Echo; Lyn Fryer who relentlessly proof reads each edition, Roger Fryer for his IT support, Kerri Arnold who hits the streets come rain, hail or shine to deliver The Hills Echo to all businesses. A big thanks goes to Rob Brown from Fairfax Media and the Tamworth print site who do such a great job of looking after our printing. Not forgetting my supportive and loving family for their help! Finally I would like to thank YOU, our loyal readers, who continue to pick up The Hills Echo and follow us each month. Keep reading in 2019 as we have so much in store! LABOR’S HOUSING TAX WILL HIT ALL AUSTRALIANS
Labor’s Housing Tax will hit home values, increase rents and hurt our economy. Labor risks $12bn housing hit
new housing would lead to a fall in 42,000 dwellings construction of up to ,000 fewer over five years and 32 , according to jobs across the country g of Bill Shorten’s independent modellin key property policies.
It’s a lose-lose policy - if you own your own home it will be worth less, and if you rent your home it will cost you more. A growing list of experts warn Labor’s policies will have a negative impact on the economy and property market. It will punish every Australian with equity in their home. It’s Full Steam Ahead for the 400
Restoration is underway on the 400 tram at the Brisbane Tramway Museum. The 400 tram was the first of this model to be made. Built in 1938, the 400 was the first tram to have four motors (instead of only two as on all previous models) and is also known as the FM class. Overall, a total of 155 of this class saw service in Brisbane right through until the last trip in 1969. They featured a rounded end to facilitate passing on tight curves and had a separate cabin for the Motorman. Carrying 110 passengers, they were the workhorse of the fleet together with the Drop Centres for over 30 years. In their day, they were highly regarded worldwide as innovative and leaders in the field. It is expected that the 400 will re-enter service some time next year. The museum is pleased to announce that the Deputy Mayor of Brisbane, Cr Adrian Schrinner, has kindly accepted the office of Patron of the museum. The museum looks forward to his association for many years to come. The museum is open to the public every Sunday afternoon (weather permitting) from 12.30pm and is available for charters by community groups and school. Weddings and birthdays can also be celebrated on the museum’s spacious grounds. For more information, please phone 3351 1776. Meanwhile, the museum wishes all The Hills Echo readers the Compliments of the Season and a happy Christmas and New Year.

The Priority Report #26 Buying a property “Off the Plan”
Something that has become popular amongst our seniors across the Brisbane region is buying off the plan. Below are a few notes to keep in mind when buying off the plan.
2022 Smoke Alarm Countdown
Deadline for QLD Smoke Alarm Compliance. It’s closer than you think!!
Standard forms: Due to the complexity of describing the property and the requirements, the standard REIQ contract is not suitable for “Off the Plan” purchases. Developers therefore create separate contracts with each development. Community living: To enable residents to live in harmony a Community Management statement is developed for the complex. This will contain issues such as whether you are allowed to keep pets etc. Deposits & Finance: The first step is to declare your “expression of interest’. Often you will be asked for an initial or holding deposit, generally $1,000 to $2,000, fully refundable if you are unable to proceed. Upon signing a full contract or finance approval a balance deposit is payable. No bank will grant finance unconditionally 18 months out, it will generally be granted subject to a valuation upon completion and the bank’s “Non Material Changes” clause. If you need help buying off the plan give Lang Hemming and Hall a call on 07 3221 6777.
2018 Wrap
The table below indicates how your suburb has performed this year.
Every rental property in Queensland must meet the new smoke alarm rules by 31st December 2021. For more information about what will make your investment property compliant contact our office on 07 3164 7000.
Leasing A Property Within Days, Not Weeks
The first thing potential tenants look at is a property’s images before deciding to brave the crowds and queues for open inspections. Even though smartphone cameras have improved, they still don’t do justice to the property compared to professional photography. Professional property images are a crucial investment to your marketing campaign for rental properties. Not only do professional photos generate more online views and enquiries, having professional photography for rental listings can make all the difference between leasing property within weeks and leasing it within days.

ENOGGERA & DISTRICTS HISTORY SOCIETY 1994 - 2019 Thank you to the community for the support that has been given to our Society during 2018; the interest shown in our displays when we 'go public' is very encouraging. Our last Thursday opening at Enoggera Memorial Hall will be on the 13th December. We will resume on the 17th January, to begin celebrating our Silver Anniversary year. With the passing of Remembrance Day we completed four years commemoration of the centenary of World War 1. Before the war concluded and into the early twenties, a 'Spanish Flu' pandemic ravaged the world over, causing hundreds of thousands, if not millions of fatalities. The pandemic was perhaps comparable with the Black Death that wiped out up to 25 percent of the known world's population in the 14th century. The flu may have affected families of those who were young children at the time. We would be interested in hearing from you. The Society wishes you the compliments of the festive season. A Year In Review: Arana Netball Club
As the calendar year comes to an end, Arana Netball Club looks back on the passing year, which saw most competitive teams have a successful year in terms of making it to finals, while the young non-competitive teams showed promise and enthusiasm for the years ahead. Arana Netball trials will be during February, after the Club sign-on at the Leslie Patrick Park courts from 4pm to 6pm on Sunday 3rd February, 2019. This club sign-on afternoon is a chance for players for next year to meet Committee, ask questions, and importantly to try and buy uniform items. Registration itself is once again on- line, so from early in the new year, registration and payment can be done at www.arananetballclub.com.au In reviewing the year, Arana Netball Club is once again very appreciative of help and support given to the club from the local community. Especially, the club thanks the following for their ongoing support – The Hills Echo, Arana Leagues Club, Moreton Bay Regional Council, Arana Sports and fellow member clubs. Without the support of these, and of the families and friends of club players, Arana Netball and its volunteers, including Committee, would not be able to operate the club. Arana Netball extends best wishes for a happy and safe Christmas and festive season to all.

TAX MATTERS Got a rental property?
The ATO has announced it will scrutinising excessive interest expense claims for rental properties. Here are a few tips on what they are looking for:4 Incorrect apportionment of rental income and expenses between owners, such as where deductions on a jointly owned property are claimed by the owner with the higher taxable income, rather than jointly. 4 Holiday homes that are not genuinely available for rent. Rental property owners should only claim for the periods the property is rented out or is genuinely available for rent (not when the owners are using it) 4 Incorrect claims for newly purchased rental properties. The costs to repair damage and defects existing at the time of purchase or the costs of renovation cannot be claimed immediately. These costs are deductible instead over a number of years. TaxArana’s key tip is to ensure that property owners keep good records. The golden rule is; if you can’t substantiate it, you can’t claim it. Keep invoices, receipts and bank statements for all property expenditure, as well as proof that your property was available for rent,. Any questions? Get in touch on 3361 5111 Tax Arana is an official drop off point for the Picabeen Community Centre’s Christmas Hamper Drive. COUNSELLOR’S COLUMN with Robin Botic
Dear Robin, It has been five years since I have been in a relationship, so why have I picked, after two long term relationships, a person to fall in love with, who ticks all my boxes but is unobtainable as he is moving 4000kms away? Background to this is three months ago I started this relationship with the knowledge that John was going to go. I just thought I’d have a good time as he seemed such a nice guy. This opinion has been validated by watching him interact with others for some years before this. I was particularly impressed with his care of a now deceased partner. I thought I would just have fun and enjoy his company. I had not planned to end up feeling so close and connected as I do now. Am I fooling myself? Because I felt that way in the beginning of each of the other relationships too. The first relationship was physically abusive and I finally found the courage to leave after 23 years. The second was verbally abusive and I left this after 18 years. I am not as stupid as it sounds — each of these guys was a real con in the beginning and it was only when I started to want things for myself or to do things differently, that this behaviour became apparent. What I have learnt from those past relationships is that in the hope of gaining love and acceptance I gave up too much of myself and my needs in the hope that this would be reciprocated and it never was - hence the leaving. Now I finally feel, I found a guy who not only reciprocates my feelings, but is a good choice as he is compassionate, caring and consistently shows behaviours towards others and myself that I respect and would now ask for in a long term relationship. But he is leaving, so what the hell is this about for me? Did I choose him because I did not want to get hurt again and he is going – so I could not fall in love with him and it would be just about having a good time? Have I self sabotaged because I still fear that I don’t deserve a loving relationship? Lesley. Dear Lesley, The relationship shows you, because you have it, you do deserve it, but to find this truth out about yourself you had to con yourself with the idea of a safety net i.e. I can’t get hurt or fall in love because he is leaving. Well that was a con, because
www.hillsecho.com
you did fall in love. Perhaps however, through that con you have learned a truth about yourself, that you are good enough and do not have to continually give and serve to be loved and accepted. The proof has come in terms of what you have attracted. It is funny how when we think there is an end point that instead of shutting off our feeling we allow ourselves to be more real, to live and love in the moment. Hollywood is full of these “off to war or terminally ill” type love stories. Whatever the trigger, if we are lucky, it shows us the scope of our potential to love. But with John’s physical leaving, is it really the emotional end? We are not in the days of sailing ships, there is modern technology to enable you to explore your relationship. You say that the feelings are reciprocated, that John ticks all your boxes and this will be one way to find out. It is early days in the relationship and you still have lots to explore. You are aware of how your fears have operated on you in the past, pay attention, this early phase when you are buoyant with all these giddy feelings is a time when a generous heart can yet again easily over step its mark. Take it slow and see if there is a balance in initiation and reciprocation of the type (attention, acceptance, support etc.) that you sought and gave in the past. It is also a very good strategy to clarify how each of you like, give and receive love. How this then happens will let you know the difference between your past and present feelings with regard to the validity of the relationship, sense of closeness and connection. Robin.

Aqua Park Open for Summer – Keperra Picnic Grounds
I am pleased to advise that the Ferny Grove Aqua Park is now complete and opened for the public to enjoy on the 1st December 2018 in time for the summer school holidays. This project is a Lord Mayor deliverable and is part of Council’s commitment to creating new lifestyle and leisure opportunities. The Aqua Park, located at Keperra Picnic Grounds, provides an interactive water play environment that is accessible to people of all ages and abilities and includes an interactive water table that provides wheelchair access. It includes a level splash pad area, elevated water play elements including discharge bucket, small tipping buckets, spray tunnel, water cannons and overhead spray feature as well as 24 ground elements including arch sprays, stream jets, bubblers, misting ground sprayers and themed sprayers. The facility now has extra picnic facilities with an electric BBQ and tiered seating walls with new shade trees for viewing the water play area. Onsite parking has been reconfigured with additional car spaces and mini-bus parks as well as accessible pathways from the carpark to the water play area, picnic facilities and amenities building.
The Year That Was 2018
We have some amazing community groups in the ward that are continually contributing to lifestyle and leisure of suburbs. Throughout the year I have enjoyed meeting and working with many of these groups and I would like to congratulate the contribution of the residents who put their hands up to give of their time to the schools, the sporting clubs, community groups, seniors groups, Wahminda bush care group and the Ferny Grove bush care group. Their input is invaluable and I thank each and every one of them that give their time to make our ward one of the best in Brisbane. Over the Christmas break the office will be closed from Friday 21 December 2018 until Monday 14 January 2019. On behalf of The Gap Ward team and myself I wish you all a safe and peaceful Christmas and a very happy 2019.

The Ferny Report Mark Furner M.P.
State Member for Ferny Grove
Grovely carpark upgrade Many people will have noticed work has begun on the overflow carpark and drop-off area at the Grovely State School on Dawson Pde. The upgrade is a long time coming and delivers on an election commitment I gave to our community in 2017. The build is definitely interfering with parents dropping kids off at school during the last weeks of the term but I am sure we can all agree that while disruption is unwelcome at present the end result will be worth the temporary inconvenience. I am assured by Education Queensland the work was begun now to ensure it will be ready to be used for the start of the new school year in 2019. Container Refund Scheme Now the Container Refund Scheme is up and running I would like to encourage everyone in our region who is involved with a local community group to consider registering their group with Containers For Change to start raising funds through the donations of others. Interstate not-for-profit groups such as the Scouts in South Australia have shown for many years that container refund schemes can provide a steady source of income for the good works they do. To assist community groups the Palaszczuk Government has launched the Container Refund Small Scale Infrastructure Grants Program to create projects to help not-for-profit groups access the fundraising opportunities afforded by the scheme. Grants of up to $10,000 are on offer to build infrastructure and buy equipment for the collection and security of containers at donations. Grant funding is to be used for infrastructure and
materials which will directly assist in the initial establishment of a container refund or donation point for the community group. This could include: • Fencing, signage, CCTV; • Infrastructure for the collection, counting, sorting or storage of returned containers; • Equipment required to commence operation of a refund point (PPE, balers etc.); • Equipment required to transport collected containers from container refund points to a processor. For more information visit: https://tinyurl. com/containergrants or contact my office on ferny. grove@parliament.qld. gov.au. Grant applications close 25th January 2019.
