Quacking Visit Worth Every Pen-ny
Local markets have always been a brewing pot for great experience out of it. The smiles on their face just makes my day and more often than not they would do anything to inspiration, blooming friendship, and smiles.
And this was exactly what we discovered during a visit to the Ferny Grove Markets this month, when we bumped into 14 year old Jack Grey, owner of the market’s notorious poultry stall. Most Sundays, Jack and his dad can be found at these local markets, selling ducks, geese, and chickens, along with allowing children to come into the pen and pat/hold the fowl for $2 each. After chatting to this knowledgable young lad, we were moved by his drive, his passion for his animals, and the care he takes Jack and one of his feathered friends of the fowl by himself. As he told us, he just loves sharing his knowledge and passion of fowl with other local kids. ‘I love offering pats to the ducklings, as the little kids get a
take home and little duckling or chick to care for,’ said Jack. Living on acreage at Bunya, Jack incubates the eggs himself and uses all correct equipment to ensure the fowl live a healthy life under his wing. This remarkable young man also holds extensive knowledge about fowl—their lifecycles and biologics—which has been learnt through endless hours of research and observations of poultry and fowl. Clearly, dedication and hard work is no stranger to this little fella! When he’s all grown up, Jack says he hopes to own a highend chicken supplying business. So, when we broke the news that he’d be making an appearance in the next edition he was over the moon! Words by Georgia Wright

Did you know that walking for an average of 30 minutes or more a day can lower the risk of heart disease, stroke by 35% and Type 2 diabetes by 40%? If you are searching for a way to improve your health, and finding the gyms a bit too intimidating, just walking can be a great place to start. If you are looking for a friendly group to join, the Heart Foundations Westfield Chermside Walking Group is a great option. This friendly group has been meeting for over two years now and is open to anyone, however, it is particularly popular with the 60yrs - 80yrs age groups. Month Rising From The Flood By Jamie Simmonds
When severe flooding hit the Lockyer Valley on 10 January 2011, Jamie Simmonds watched the devastation unfold on his television at his Samford home.
T he epic ent r e of t he disaster was the small town of Grantham, where 12 people lost their lives after a powerful wall of water swept through, obliterating all in its path. At that point, Jamie didn’t know how instrumental he would become in helping the town recover. In the days following the flood, former Lockyer Valley mayor Steve Jones, requested Jamie’s assistance and appointed him director of the Strengthening Grantham Project. Together they took on the ambitious task of moving residents away from the floodplain and up onto a hill. ‘Steve’s idea to move the town came about the morning after the flood,’ Jamie recalls. ‘The idea was that we couldn’t build back where all this devastation occurred. How can someone put their child to bed at night in the same place where someone lost their life?’ The first house was ready just 11 months after the flood event, and the project proved to be a huge success. An Australian first land swap initiative was implemented where residents’ land on the floodplain was traded for a similar sized lot up on the hill, utilising a ballot system without the need to exchange funds. Jamie continued to work alongside Steve Jones up until the former mayor’s death in 2016. He wouldn’t return to the town for three years until an American professor requested someone show him the relocation. It was this professor who would convince Jamie to write down his experience and share his successes with other communities. ‘He said I needed to write a research paper about Grantham because there’s no manual for relocating towns. Relocations are becoming a bigger thing now with more natural disasters occurring,’ Jamie explains. That research paper quickly turned into a memoir, ‘Rising from the flood: Moving the Town of Grantham’, and the story of Grantham is now being shared globally. For more information or to purchase a book, visit www. jamiesimmonds.com If you have a book you would like to share for our ‘Book of the Month’ column, please get in touch. Wedding Bells Still Ringing After 60 Years
Love filled the air this September as two Warner locals, Don and Dot Ritchings, celebrated their 60th wedding anniversary. Six decades of devotion—that sure is a milestone worth talking about! This adorable couple originally sealed the deal on September 1st, 1961, at a little church at Witta (near Maleny). On September 4th, 2021, their daughter, Melissa Hanwright, and her older brothers, David and Wayne, held a picnic / gathering to celebrate with them, alongside the rest of the family. Don recalls the day he married ‘the love of his life’, revealing that simply getting along with each other was the secret to his happy, longstanding marriage. ‘Young couples now need to try and work out their problems instead of giving up,’ he urged. ‘Fifty years ago, we signed on the line and committed to each other for better or for worse.’ Dot said, agreeing that the key was patience. ‘A marriage will last if you enjoy the company of your partner,’ she explained. The only thing they cannot agree on, however, is who is the luckiest; both Mr and Mrs Ritchings claim that they have got the better end of the deal. ‘I must be the luckiest man alive,’ Don insists, despite suffering every day from Parkinsons Disease. Regardless of any misfortunes and physical limitations, Don and Dot manage to stay very active and outgoing, travelling in their motorhome together, with Dot always behind the wheel. The pair also love soaking up the at-mosphere of country music festivals whenever they can. Sounds like a real life, happily-ever-after story to me!

A message from Councillor Cath Tonks: Thank you to the many residents of the Clear Mountain community who took part in a Community Planting Project at the old hard stand area, on the corner of Eaton Crossing Road and Clear Mountain Road, on 10 September 2021. Together with Council we were able to plant approximately 650 plants and it was wonderful to see this project come to fruition. I am so pleased we were able to work together to rehabilitate the area. It provides a welcoming entrance to Clear Mountain and I look forward to seeing the new plantings flourish in the future!

A Sweet Club for Cake Decorators
An update from the Brisbane North Cake decorators club At the October meeting of the Brisbane North Cake decorators club, members were divided into two groups. One group had a lot of fun learning how to ganache a small cake, which they all then took home to their families. It was great to see the new members learning some new skills. The other group worked on completing a replica two tier 1980’s wedding cake, complete with all the fine detail on the sides. This is for the clubs display at their 40th Anniversary lunch at Parliament House on 24th October. It brought back many memories for those in the group who have been decorating since then. The upcoming November meeting has been changed to Monday night on the 22nd November at the Aspley Hotel at 6.30pm for our annual Christmas get together. For members, it seems like no time since they celebrated last year. Don’t forget your Secret Santa gift. The Brisbane North Cake Members Calista, Fay and Virginia decorators are a branch of enjoying the Ganache Class the Qld Cake Decorators Association and meet on the 1pm. The club tries to keep the business side of the meeting as third Saturday of each month short as possible so they can concentrate on learning new skills The tremendous cake at the Arana Hills Community and refining old ones with workshops and demonstrations. destined for the clubs centre, 291 Dawson Parade Check out their Facebook page by searching Brisbane North display at their 40th Arana Hills, commencing at Cake Decorators Association QCDA for more information. PROPERTY GUIDE Needless to say the property market is red hot at the moment. With this in mind, Echo News is delighted to bring our all new monthly North West Brisbane Property Guide to our newspapers. Read on to discover tips and tricks to help sell your home, maximise return and get ready for market.
Summer Selling Checklist
If you want to sell your house this year, there are plenty of jobs you can cross off your list to help you get ready for market and maximise your sale price. This checklist will help you take the first critical steps towards being prepared to sell your home. 1. Research the market The property market can be a fickle beast, so it’s important to have a good understanding of what’s happening in your area before you list your house for sale. One of the easiest ways to get a handle on your local market is to observe the market for a minimum of six to eight weeks. Once you’ve seen properties come on the market and hopefully selling in that period, it will give you an idea of what those properties are selling for and what you can afford to buy. 2. Inspect properties in your neighbourhood While browsing online will give you some good insight, you’ll also want to get out to physically inspect properties so you can see how your home compares with the stock available to buyers.
3. Get a pest and building inspection A pest and building inspection report will highlight any major issues with your property and give you the option to deal with these before you start your sales campaign. 4. Clean and declutter Decluttering comes hand-in-hand with moving house, so if you’re thinking seriously about selling there’s no better prompt to get rid of unwanted belongings. 5. Create a fabulous first impression Great street appeal is key to selling your home. Those first impressions are lasting impressions. You might like to use the holiday break to wrangle an unruly garden into submission, repair fences or front gates or paint the front door. 6. Get a head start on paperwork You can also use the holidays to read through agent contracts, check in with your local council for any requirements like pool compliance or certificates, and to contact solicitors or conveyancers for quotes on preparing a sales contract.

PROPERTY GUIDE
Renovating for a Return
Want to fix up the home before selling but don’t want to break the bank? Or maybe you are looking to get into the ‘House Flipping’ game and maximise your return on investment. Generally, there is a lot of money that can be made from buying undervalued properties, renovating them and then selling them on at a profit. However, overspending is just one of the things that can eat into your profit. Here are a few tips from renovating expert, Cherie Barber, founder of ‘Renovating for Profit’ on how to budget for a renovation project and maximise your return on investment. SPEND WISELY Don’t spend any more than 10% of the current property value on an entire cosmetic renovation. This includes all labour, fixtures, materials and fittings – everything. BREAK IT DOWN First, break down your budget room-by-room and then job-byjob. This makes it more manageable and you’ll be less likely to overspend this way. FIRST IMPRESSIONS COUNT When it comes to selling your house, first impressions are everything. Buyers are notoriously harsh judges and are often spoilt for choice. That’s why street appeal is so critical, and a quick exterior renovation can add considerable value to your home. AFFORDABLE UPDATES Rather than ripping out kitchens and bathrooms and starting fresh, working with what you’ve got. Affordable updates like a fresh coat of paint, new tapware, bench tops or vanities
can make a big difference in these spaces and can save you a fortune. BUDGET FLOORING IDEAS Fresh flooring will work wonders for a home and with so many affordable options on the market it really is a no-brainer when renovating. If you’re not lucky enough to find floorboards under the carpet you rip up, opt for a timber laminate flooring to save money and still get the desired finish. REMEMBER THE 20% RULE Assuming you’re doing a full renovation of your bathroom and kitchen, a good rule of thumb is to allow around 20% of the total renovation budget for each. So, for a $500,000 home you should spend no more than $10,000 on each. When creating these plans and strategies don’t forget, cheap doesn’t necessarily mean poor quality. It just shows you’re clever about finding the very best deal at every single step of the renovations. HAVE A CONTINGENCY PLAN Always factor in a budget contingency of 5∞ to 10% for any unforeseen costs. Planning is essential with profit in mind. A clear and realistic outlook on the project you are committing to, pre-renovation, will help you cope better during the process of the renovation.

Agent Appraisal vs Bank Valuation
Why you need to know the difference in the current market The housing market in the Hills District continues to shine brightly with demand outstripping supply as families move to Queensland from interstate, return from overseas due to the pandemic and make the switch from renting to homeownership. The table below highlights the meteoric rise of housing prices in some of our local suburbs with these types of results being reflected in most suburbs across the north-west of Brisbane.

With such a large shift in the market in recent years, many property owners are seeking updated appraisals on the value of their properties so they know where they stand and can make informed decisions about their future. Valuation is an essential element in the process of buying and selling property but there can be confusion among property owners about the difference between a bank valuation and an agent price appraisal. These are two different types of valuation used for two different purposes.
What is a bank valuation, and when do I need one? A formal valuation can only be conducted by a qualified valuer who has completed the necessary education and training to be certified in this field. A valuation takes into account areas such as: Location of property; Building structure and condition; Structural faults; Features of property; Legal considerations (such as caveats and encumbrances); and Council zoning;
These formal valuations are most commonly conducted by banks during the lending process and are therefore known as bank valuations. Bank valuations are necessary when a definitive value of a property is required. Such instances include obtaining finance from a lending institution, property settlement, or establishing value for a deceased estate. In the case of obtaining finance, a lending institution needs to confirm, before they lend any amount, that the funds could be quickly recouped upon sale of the property if the loan were to default. The only way to confirm this is for a valuation of the property to be conducted.
What is an agent appraisal? An agent appraisal is a market valuation, generally conducted by a real estate agent. It gives an idea of how much a property would sell for in the current market. An agent will use their intimate knowledge of: current market trends, demand for similar properties, and recent valuations and sales data for comparable properties in the area, to make an informed estimate of what the property could sell for. While there is no guarantee that a property will sell for the price given in the appraisal, a good agent will have extensive experience of the local market and work with the seller’s desired sales timeframe and price goals while providing advice on how to maximise the sales price.
How does an appraisal differ from a valuation? A bank valuation will always be more conservative. When a bank is selling a property, it is generally because the loan has defaulted (through non-payment by the client). The bank’s aim in the sale of the property is to recoup the outstanding debt, as quickly as it can. Conversely, an agent appraisal will usually be higher than a bank valuation of the same property as agents take into consideration the market conditions and sellers have more time to follow the sales process in order to maximise their sale price. As your local property experts, Professional Priority realtors have detailed first-hand knowledge of the local property market and can provide a no-obligation appraisal of your property in about 15 minutes. Not only can they give you an estimate of what your property is currently worth, but they can also make suggestions on simple, value for money improvements to maximise your sale price. Professionals Principal Agent, Bradley Butten has been awarded Agent of the Year for 2018, 2019, and 2020 by independent rating group, Rate My Agent, and the Professionals Group has been recognised with the 2020 Canstar Award for Most Satisfied Customers. With Professionals Priority, you will be in safe hands.
Call the office today for a no-obligation chat about your property - (07) 3164 7000.

The Pulse Pet Column
Welcome to a monthly column brought to you by the experienced veterinary team at Pulse Vets Warner. This month the team talk about Worms.
Opening a Can of Worms
Worming is a very important schedule on the puppy calendar. There are four major types of worms in dogs to be aware of: Roundworms: Adult roundworms are long, white and spaghetti-like, and live in the intestinal tract. Hookworms: Much shorter than roundworms, hookworms have sharp, biting mouthparts which they use to attach to the intestinal wall to feed on blood. In severe infestations, the level of blood loss can be fatal. Whipworms: Whipworms are an important cause of disease, even in older dogs. Adult whipworms live in the large intestine where their thin head burrows into the intestinal wall. Tapeworms: Tapeworms do not generally cause significant signs of illness in dogs. The flea tapeworm, the most common tapeworm infesting dogs in Australia, is transmitted by fleas. If your dog is infested you may notice them scratching or licking their bottom, and you may see worm segments in their faeces. How do Dogs Get Worms? If your dog was diagnosed with a worm infestation you may wonder, how did my dog get worms? Dogs can get worms in many different ways, even if they are very well cared for. Here’s a few different ways that your furry friend can pick up an infestation: Ingesting them: Worm eggs and larvae can be found in any environment where another dog has toileted. Your dog may simply be snuffling around some grass or dirt when they swallow the eggs. Eggs from the environment can also get stuck in fur, so a dog may become infested when grooming themselves. Through their skin: Dogs can become infested with hookworm when larvae in a contaminated environment penetrate the skin and migrate to the intestine. Hunting: If your dog hunts or scavenges dead animals, they are at risk of becoming infested with worms. Fleas: You may be surprised to hear that fleas cause worms in dogs. Fleas can be infected with flea tapeworm. If your dog swallows an infected flea while grooming it could result in a flea tapeworm infestation. Page 22 - November 2021, The Eatons Echo
From their mother: While they can catch worms in the same way as adult dogs, puppies can also get worms from their mother. This can happen when they are in the womb, or from her milk when they are feeding. Symptoms of worms in dogs can vary, depending on the type of worm and the age of your dog. So, what are the signs your dog has worms? Here’s a handy list to help you spot worm symptoms: • With hookworm, the diarrhoea is often bloody, while one of the symptoms of whipworms in dogs may be diarrhoea with mucus. So, if your puppy has diarrhoea, worms may be present and you should speak with your vet. • Bloated Stomach: A pot belly is one of the most common symptoms of worms in puppies. • Itchy Bottom: One potential sign of worms in dogs is rubbing their bottom on the ground. Some types of worms make that area itchy and this is the only way a dog can scratch that itch. An itchy bottom can also be caused by other problems too, so either way, it’s a sign that it’s time to see your vet. • No symptoms: It is important to note that sometimes there are no symptoms at all. For example, typically there are no tapeworm symptoms in dogs. So how do you know if your dog has tapeworms, or any other worm? In some instances, the only way to know is an examination by your vet. For this reason, a regular checkup is essential. Worming schedule should follow:• Puppies – every 2 weeks from 2 weeks of age until 3 months of age • 3 months of age – monthly until 6 months old • 6 months of age – every 3 months The good news is that worm treatment for dogs is easy and highly effective, and dog worming tablets and dewormers can be easily bought over the counter.

Adopt! Don't Shop! Pooch of the Month
Pets
Welcome to our monthly dog adoption column brought to you by I Want A Greyhound (IWaG). Each month we will be showcasing one of their gorgeous pooches available for rehoming. This month, meet beautiful boy Beckham! This guy is actually more handsome than his namesake, can you believe it! If you are searching for a pal who enjoys couch cuddles, weekend adventures and hanging out with mates then Beckham is the boy for you. Beckham is a quick learner and has settled into pet life without a hitch. He adores a good walk and will show his glee with bouncy goat hops all over the place. He is an excitable fella at times, so we feel a home with older children would be best. Beckham has enjoyed supervised play with other mediumsized pooches after gentle introduction. He responds to some commands and is very food motivated so additional training would be a breeze. If Beckham is the hound you’ve been waiting for, please call IWaG on 0421 298 979 or complete the adoption enquiry form on IWaG’s websiteat https://www.iwag. com.au/adoption-form I Want A Greyhound (IWaG) Inc. is a greyhound registered rehoming, education and support charity. IWaG’s mission is to find forever pet homes for all greyhounds placed in our care. For more information visit iwag.com.au or https://www.facebook.com/iwantagreyhound

Teaching Our Seniors Christmas Cakes & To Be Tech-Savvy Puddings Sorted! Brisbane Seniors Online (BSOL) has been assisting seniors and over 50s with computers and internet training in the Greater Brisbane area for over 20 years. Tuition is undertaken in the learners’ own homes on their own computer or device and at a pace that suits them. They are taught what they would like to know as well as what they need to know to minimise risk from scams and fraud. Mentors teach learners how to make their devices safe and avoid the risk of viruses and malware. Tuition is carried out using empathetic, volunteer, unpaid mentors who ideally need to be around the same age as the learners they are teaching. The current average age of BSOL learners is 74. Female mentors are encouraged to volunteer, as often new female learners would prefer to have a lady tutoring them in their home. There has been an influx of new learners in the local area and Brisbane Seniors Online is now desperate to recruit more volunteer mentors to continue this service to the over 50s. BSOL teaches Windows, Apple, Android and smart phones. A recent concern is the introduction of the Qld Health QR code requirement. BSOL mentors can assist learners with installing and using this application and explain the alternative options where they do not have a smart phone running the application. Computer and internet users with some or all of skills and experience on these devices are welcome to become volunteer mentors. Mentors join Brisbane Seniors Online at no cost. There are no paid staff in BSOL, but mentors receive great satisfaction in helping seniors and over 50s safely and confidently use their computer and the internet. Mentors can receive support through the Mentor Support Group that is currently meeting through Zoom, but pre-coronavirus they used to meet face to face. Learners receive - as a guide - 12 hours of lessons. When that is complete, they receive ongoing support for the balance of their membership year. There is also a Digital Photography Group, as well as a Linux Group. The Linux group meet currently by Zoom, but the photography group do have regular photographic excursions to interesting locations, as well as face to face meetings. Brisbane Seniors Online would like to thank the Moreton Bay Regional Council for their support, including a generous financial contribution towards promoting Brisbane Seniors Online in the Moreton Bay Regional Council area. For more information about Brisbane Seniors Online, contact 3393 2225 or see www.bsol.asn.au. Facebook.com/ BrisbaneSeniorsOnline

Community Upgrades The Morrison Government’s Local Road and Infrastructure Program has seen a number of projects brought forward for completion by local councils across the country, creating thousands of jobs and providing important upgrades. In our community over twenty local projects have been brought forward by council thanks to funding from this program. Locally, the access way at Lemke Park in Albany Creek has been renewed, the Albany Creek skatepark upgraded, significant facilities upgrades at the Bray Park PCYC are taking place, and the Pine Rivers Park in Strathpine has received new shade, seating and barbeque facilities. I am proud to be working with Moreton Bay Regional Council and the local community to deliver these important projects for our community. What’s important to you? I want to know what’s important to you. We can work together to get the road, facilities and transport upgrades our community needs to get even better.
